Perfect LOCATION. Was able to see ALL SIGHTS in an easy 1 hour quick walking photo tour of Hill Street Area. New Market Eateries a couple blocks away. Angel flight-the cable car, Pershing Square & Building, with a Hot Restaurant Rooftop Club, “The Perch”. Biltmore hotel, beautiful, but $$$, so nice to see, but rather stay at Kawada’s clean and newly renovated room. LA county Library, super steps with waterfall...or stream, Video Wall, in the building next door. Street fair on Sunday. 1 hour late check out, they gave me a new key card form5e hour.
Disney Hall just UP the street. Literally. So I went around, one block. Much easier walk, and entrance was on 2nd anyway.

Just finished a three night stay and would like to warn folks that this hotel has some serious flaws. It's location near many interesting downtown spots is really the only positive. The rooms are barely large enough to fit the bed. The traffic noise at all hours of the night will garantee a sleepless visit. The bathrooms and tiny RV showers are in bad shape. The windows do not open and they have set the AC units so they only run intermitently if at all. These little prison cells get very stuffy. $40 to Valet your car but you can never find a valet when you want to get your car in/out. Every time I had to walk to the front desk where they would radio the valet to get out to the curb. The staff was indifferent but would try to help you if you had a concern. No doubt this property has relatively low prices compared to other downton hotels, but it is still no value at $200+ per night. Also, what is the value in choosing a hotel that has the potential to ruin your visit? AVOID.

Room tip: Go around the corner to the Omni Hotel...

We stayed in a twin room with 2 twin beds and an extra roll-away twin bed. Room was clean, beds were comfortable, had a small frig and microwave. Nicely decorated, but nothing fancy. It reminded me of some of the hotels I've stayed in in Europe.

The hotel offers valet parking, but there's a public parking lot really close by. It's also a short walk to the nearby Grand Central Market, great place to find something to eat with a wide range of food drink choices.

We were catching a concert over at the Pasadena Rose Bowl and found that it was totally worth the 20 minute drive. The staff was very helpful and friendly.

The Kawada Hotel is in a great location. I stayed here after my other hotel was sold out and could not extend my stay. The rate I paid was not too bad for the location at the last minute, but paying for parking took part of the value away. Nonetheless, it was clean and rooms were remodeled. Customer service could’ve been a little friendlier, but it was a busy time of day when I checked in, so that’s understandable. I would stay here again, but preferably when I don’t have my car with me.

The staff were great, the clean small room had a bed, a shower and a TV which is all you need. It was in a decent location for my purposes. I enjoyed the restaurant right next door. The breakfast joint next door was good too.

Nice and simple stay. Please do not stay more than three nights in LA, as pretty as it sounds, LA has that "WOW" factor but it lasts no more than three days. However, for your stay, I really recommend this hotel for its location, price, and quality. I will break it down from location and then price and quality of the hotel.

The location is great because you are next to the Disney concert hall, the Broad museum, the grand central market, Perch square, and you are minutes from Olvera street, LA live, and the Art district. I am a local and I know that parking in LA is horrid and definitely not cheap. If you are renting or have your own car I recommend you the parking lot at 230 S Hill St. which is almost next to the hotel. They take card and after 4 pm is $8 flat rate. From there, you can either walk, take an Uber, a Metro bike which is $1.75 for 30 minute - download the app.

The hotel, well, I can absolutely say that it is a smart save beyond the location. My visit was a couple trip, and our stay was pleasant and surprisingly was very quiet. Our check in was very fast and although the hotel is a bit out dated.. the room was spacious, we had a microwave, the bed was really comfy as well as the bedsheets. The shower is a bit small, but it is very LA. Cleaning service was very fast and spot on. Check out was a simple "I am checking out," they knew my room number and I was thanked for my stay.

Overall, I recommend your stay here. Don't over pay your stay in a Marriott hotel or the other hotels unless you want to impress someone, or it is your first time in Los Angeles. I am not cheap, I am a smart buyer, believe me, with my save I took my girlfriend to dine at Perch, we ordered a nice bottle of champagne, the next night we went to Bazaar in Beverly Hills, and we had lunch other rooftops.

Room tip: Room 4209 view of the concert hall.
