“AWFUL Attention to Guest Satisfaction”

If you'd like to park your vehicle anywhere near the property... good luck! They DO NOT provide sufficient parking spots for paying tenants. They allow boats, RVs, and immobilized cars with flat tires to unfairly hoard the very FEW available parking spots.

Also, they poorly regulate the noise coming from weekday college parties.

End of story: they pay poor attention to the overall satisfaction of clients and tenants.

OK, so you want the lowdown on the Oakwood at "Toluca Hills". Here it is.

PROS:
- Set on a hill adjacent to Griffith Park. Wildlife sightings and plenty of trees give it a refreshing atmosphere away from the hustle & bustle.
- Convenient location between the San Fernando Valley and Hollywood, close to freeways (but not too close), CBS Radford, Warner Bros, ABC/Disney, and NBC Universal studios, attractions, restaurants, shopping etc.
- Huge gated community with nice public amenities: 2 pools/spas, tennis courts, volleyball courts, playground/jungle gym. 2 huge clubhouses with fireplace lounges, TV theater rooms, business centers, barbecue grills and the South one has a convenience store. There is also an on-site Tennis Pro shop, Dry Cleaners, and Beauty Salon.
- Every unit (I think) has a balcony, and corner units have wraparound balconies. Depending on your location, you could have a nice view of the San Fernando Valley.
- Furnished apartments have good furniture, full kitchen amenities, nice carpeting, ample linens, and comfortable beds.
- Most buildings have a laundry facility (kept clean) and mail boxes (be sure to ask).
- Maintenance requests are fulfilled promptly.
- Security seems pretty tight. Lots of roaming employees and guests practically need a background check to get on the premises.
- Pets allowed (1 dog max per unit) for an additional pet deposit.
- You can sometimes get a ride in a golf cart to your unit from the South Clubhouse.
- Occasional fledgling celebrity residents.

CONS
- Depending on the time of year you are staying here, this place can be a bargain or a total rip-off. "Pilot season" (when the TV studios are casting and filming their new shows) is January through March, so it's very crowded with writers, actors and kids trying to get a break in the entertainment business. The summer is also crowded. Rates/rents are high and parking (unless you have paid for premium reserved space) is a battle.
- Many units have windows that face parking lots or other units. If they give you a few units to choose from, location is key. Take the time to tour.
- 2 bedroom units have two floor plans: Dual Master (900+ sq ft) vs. Master w/ 2nd bedroom (1000+ sq ft, with 1 bath off the hallway and 1 bath in the Master). I would say the Dual Master floor plan is best for roommates (those who want their own private baths) or parent(s) with an older child. These units are located in the middle of buildings and basically consist of only 3 rooms with a balcony off the living room. Whereas the Master w/ 2nd bedroom floor plan is best for families with young children, or people who intend to entertain while they are living there (longer term stays). This floor plan has a hallway that divides up the rooms, more windows/light and has a wraparound balcony since they are corner units.
- Some units don't have laundry facilities so you must walk to an adjacent building to wash your clothes.
- The leasing agents are no more than glorified car salesmen. They are slick and probably work on commission, based on how high they can get your rate/monthly rent. Don't be afraid to ask for discounts, and be sure to ask lots of questions and explore all your options. The leasing costs are on a tier system based on how good they consider the unit's location and amenities. There are plenty of options including furnished (all furniture & amenities), partially furnished (they supply the furniture, you BYO pots & pans and linens), unfurnished, as well as daily rates, 30-day rates, and 6 or 12 month leases. They will also allow you to leave your lease early with sufficient notice, for example on a 6 month lease, leave at 4 months with 30 days notice at 3 months, but this is something you must pre-negotiate.
- This road among the buildings has annoying speed bumps and depending on where your unit is located you may have to do a lot of driving over them during your stay. There is also no designated pedestrian path around the entire complex so if you plan on jogging or walking, you must follow the road.
- Oakwood's WiFi is pretty spotty and slow. Best to hook up your own. Also each device you use to access their WiFi requires a separate connection fee.
- Kitchens and bathrooms are small and desperately need updating (think 1990 and you get the picture). Electric stoves, small cabinets, noisy dishwashers and refrigerators.
- Walls seem pretty thin. You can hear the water go on in the unit next door and you can hear people's conversations through closed doors in the community hallways.
- No credit check for short term residents means there are a lot of floaters mixed in with the long term lease residents. May not feel as secure to some.

In summary, this place can either be an oasis or your worst nightmare, or somewhere in between. There aren't a lot of options in the area like Oakwood, so investigate carefully and be sure it fits your needs. Good for short terms stays, or if you are in transition between housing arrangements, but may not be the best for longer terms beyond a month or two.

We stayed here for a month over Christmas and New Year as cheaper than staying in a hotel for 2 weeks. Secure site with remote controlled gates and security staff if you do not have a pass to get in. Safe area to walk around outside the site. Well positioned and located for Hollywood. Warner Brothers Studio next door. Universal Studios, Griffith Park and Observatory, and the metro 10 - 15 mins drive away. The apartments are old and could do with remodelling in the kitchens and bathrooms but was clean. The furnishings were good quality and comfortable. The housekeeping service was very good.

Two pools and gyms onsite and a small convenience store. Complimentary brunch on a Sunday (though we did not try). Staff extremely helpful. If you play tennis it is ideal with several courts and a tennis pro shop.

Will be going again this year.

It was really a bad experince. Its not what you would expect from an Oakwood property. The place was really old, and was not clean ar all. I would never recoomend it to anyone.

We just returned from a trip out to the Burbank area of Los Angeles and stayed at the Oakwood. The community of furnished appartments geared for a week to a years stay were very nice. We had a one bedroom unit which included a full sized complete kitchen. The location of the facility was perfect. It is next door to the Warner Bros. Studios, perfect for our business. Also near by are the studios for Universal and NBC. It is about 15 minutes from downtown Hollywood, about 20 minutes from Griffith Observatory, and 30 minutes from the Getty Center. All in all, very nice location to be. It felt like a home while there, not just another hotel room.

We just stayed at Oakwood Toluca Hills for a month and 3 weeks and it was wonderful!
My husband and I relocated to Los Angeles for my husband’s work and decided that we did not want move into an apartment right away.
So we decided to take the offer from my husband’s company and live at Oakwood Toluca Hills in a furnished one bedroom apartment for one month on their dime.
It was perfect! We liked it so much we stayed an extra 3 weeks paying for it ourselves.
They provided everything from all the furniture, bed linens, towels, a fully stocked kitchen, cable TV, wireless internet etc…
We did not have to deal with any other utility bills because it was all included.
The apartment was very quiet and clean and we had a nice view of the hills.

There are two clubhouses. We were closest to the main clubhouse where you check – in to your apartment like a hotel. We never went into the other clubhouse, but we were told that both of them have the same sort of set up except the main clubhouse has the convenience store.
They both have a nice sized pool, a gym, a business center and a sitting area. There are tennis courts and volley ball court (which was a new one for me).
I used the gym a lot and it was great. The gym was never really crowded and it had all the machines we use including free weights.
It was so nice to have a temporary home instead of staying at a hotel or moving into an apartment right away. It gave us time to settle in and get acquainted with our surroundings.


It was awesome because before we moved out here, we were looking to move into a part of the city that actually was much further from my husband’s work than it seemed on a map because of the traffic patterns. Thank goodness we did not get an apartment there, because it would have been a long commute. Instead we were able to drive around and get a feel for traffic patterns and areas in LA while we stayed in Toluca Hills. We have come to find out that the Los Angeles is really big and it contains little areas within it. If you are relocating out here, I would suggest knowing where you are going to work and what area you feel the most comfortable in before buying or renting a place to live. Also, maps can be deceiving. LA has traffic patterns that you will want to get used to and the distance between one place and another could be 5 miles apart on a map but can be a half hour drive if you are in the wrong traffic pattern. Thankfully, being in the city you can usually find alternate routes with less traffic.

The staff at Oakwood is very professional and is very knowledgeable about the area so it was really nice to have them there to ask questions. All the people that work at Toluca live in the area so they can also give you tips. They helped us a lot when it came to finding places and knowing how long it might take us to go place to place.

Another cool thing was for the first two weeks we were out here we had to rent a car because we had shipped both of our cars from the east coast. This was no problem since there is an Enterprise rental car on the premises. And they had discounted rates because the reservation was through Oakwood.
It was all so convenient.

Toluca Hills is really close to a bunch of different sections of LA. Burbank is right down the street with all the studios like Warner Brothers and Universal. You go down the street the other way and you are in Hollywood. You are really close to a major highway without being on top of it. Hop onto it and you are just a few minutes away from downtown Los Angeles.

We will definitely recommend anyone to stay at Oakwood Toluca Hills, especially if they are relocating to the area. The people that work there are so friendly, the apartments are clean and spacious and it’s in a great location to be in because it’s so close to everything.

Thank you Oakwood for making this time of transition go so smoothly. I don’t know if we could have done it any other way!!
