Location is the only thing Oakwood at Toluca Hills has going for it. Although branded as a "hotel", these small apartments do not provide the ease and convenience of a hotel, nor basic customer service. You have to sign a lease, just like you are renting an apartment, and you are notified that prior to leaving you must remove all garbage, or you will be charged $25 per bag of garbage left in the room. The maid does not come every day. We had one roll of toilet paper in the apartment, which wasn't suffcient or replenished easily during our week-long stay. The elevator was broken two days out of four (we were on the third floor). The bathtub faucet dripped non-stop. The apartment furniture, fridge, cupboards, and bathroom showed excessive wear and tear. There is a lot of construction going on in the buildings, as they are trying to replace carpet throughout. In the meantime, it is so dusty that you feel like gagging while walking into and out of the buildings. Finally, access to the property is cumbersome because of its privacy gates. You are given a credit-card type key for getting into and out of the property, and then you have to navigate numerous very high speed bumps at regular intervals. My husband and I were not impressed by anything about this property. We do not recommend it.

I moved here about 6 months ago. Great customer service experience with Brandon. I'm renting a studio, it's perfect for transition but some people have lived here for a long time. I really like it and will probably extend my lease and move to a larger newly remodeled apartment in a few months while I'm staying in LA.

What I like best about Toluca Hills by Avalon is the customer service, security check in for guests, the small on-site convenient store, on-site hiking trails to Griffith Park Hollywood sign and the location is perfect. The complex is nearby the 101 and 134 Fwys, close to Burbank, Universal city and Hollywood, literally within walking distance. Also, you have North Hollywood, Downtown LA and the Santa Monica beaches not far in driving distance.

What I least like about Toluca Hills by Avalon is the parking. If you arrive by 6 you're guaranteed a spot possibly close to your building but after 8pm it's challenging finding a spot. Otherwise, you can pay extra for a reserved space. On the weekends it gets a little noisy in the corridors between midnight and 2am. Other than that, I love it.

Oakwood at Toluca Hills is a massive apartment complex. The ONLY redeeming aspect is the location which is decent.

You are greeted with a booklet containing asbestos and mold dislaimers. Nothing like getting a little bit of cancer during your holidays right?

The buildings themselves are run down and our hallway was being renovated. The carpets in our apartment were outright disgusting and even the barhroom had carpeting (no wonder theres a mold problem). The overall feel was like something I would expect finding in the Bronx costing 20$ a night. This is just waaay below standards that would even be legal to rent out in other industrialized countries.

Naturally I left right away. Do yourself a favor. Stay away from this hell hole and pay similar price for something nice that is a bit farther from the city. You still need a car in this town anyway.
