It was just OK...the staff was nice enough, but we had 2 desk people that could hardy answer questions due to language issues...food was just ok too....toilet had issues in the room, was wicked hot and fan barely produced a breeze. Will say that they happily moved us due to booming beach music...for $3 more you can get a quite room with AC (that you need, trust me) with good beds and great food...and a pool and staff that understands you.

On arrival to The New Sea View Villa we were told by the Sara the English owner our pre-booked room had not been confirmed so they had given it away! She said sorry but was not genuine about it and didn't really care. We were told there would be a room available the next night but until then go next door to GBT guesthouse to stay (which was a disaster!)

We went back to stay the next day and were taken to our room (A/c double room). We were told it was originally $25 high season but she would give it to us for $15 as it was low season. I would not have paid $5 for that room! It was terrible! Nothing like the photos provided on the website.

We were on the bottom floor our view was of rubbish, old chairs and tables and general junk. The generator was right next to our room and although it was turned off at night during our rest time in the afternoon it was very loud and smelt like diesel.

The bathroom was terrible, so tiny, the shower basically in the toilet (like a lot of places here in Cambodia) but this was really small. The bathroom mirror hung down the whole time and all the fixtures were falling off. There was a big black leech next to the toilet.

The curtains were almost see-through and the light from the kitchen next door came through all night. The lights that were turned off in the room, but still flickered all night.

The owner - Sara sat in the hotel café next to us with her laptop, smoking, organising staff rosters and moaning to another colleague about her own staff members while we tried to relax and eat our over-priced breakfast. There should be an office to do that in!

I would expect this level of bad service from an Asian run business but not from English owners! (We have had better service for the Cambodian people)

Room Tip: Upstairs is your only option!

Fantastic family run guest house, air con rooms, close to the beach, very clean, staff will go out of their way for you. All very friendly and helpfull.

Some of the best food we ate whilst in cambodia in their restaurant.

Would strongly recommend the place to stay and to eat also.

Will definately be going back again :-)

thank you for a great stay, my family really enjoyed your villa and service, food very good and close to the beach, thats the reason we booked with you, its all about location location
but good food and clean room makes it better

I have just stayed at this hotel and had good expectations due to the high trip advisor reviews. I stayed in room 201 and it was terrible. The shower did not work properly, the room in general was dirty and the wifi they promise is non existent. I can live without wifi but don't promise what out cannot deliver. The restaurant is OK but overpriced to suit western clientele. I recommend the coolabah and the cov bungalowsover this hole.

Location - Great location, just 50 meters to Serendipity Beach, but a little bit noisy, due to the proximity to bars on the beach.

Room - We had a triple room (for 2 persons) in the first floor for 30 USD/day, breakfast not included): very large but not so modern, hot water shower, little fridge, TV, air conditioning and a little balcony over the restaurant..).

Staff - Friendly and polite.

Services - breakfast available as extra (reasonable price). The restaurant offers good food to cheap price (Happy our for food until 6PM).

Overall Remark - we reached Sihanoukville without a reservation and the most hotels and bungalows in front of the beach were full booked.
So, make a check about availability if you're looking for a different location (bungalows in front of the sea/beach).
Comparing to other cities, Sihanoukville is a little more expensive. Anyway you can found cheap accomodation, even if not so closed to the beach.
Our overall impression about Sea View Villa is good, nothing to remember, but nice.

The Sea View Villa was a great relief after the Clearwater Guesthouse. nicely decorated rooms and close to the beaches. Prices for AC room were USD 20/night.
