Location of the property is great, just a couple blocks down from the pier, Main Street, and right on PCH. I didn't go in with high expectations - it was a bed for a couple nights at a time as we went in and out of the area. Overall, we stayed a total of 7 nights over the course of 3 weeks.
Rooms are clean. Cable is static-y in all 3 rooms we stayed in. Breakfast is fine - basic continental breakfast plus they have a kind of cool, but annoyingly loud self-serve waffle maker. Free parking underneath for guests. I found the front desk staff to be a bit strange at all shifts, but they checked us in and checked us out without incident so no complaints.

The location is great. Right across the street from the beach, close to the pier, and within walking distance to downtown restaurants and shops. Underground parking and rooftop Jacuzzi nice. However you have to leave your id with the front desk just to get up to the Jacuzzi. Breakfast area is so small that its hard to even get to the food if the two tables are full. The front desk staff is not friendly at all. It needs a lot of updates on the rooms. But for the price it was worth it for the location.

Had to spent one night out of the house due to some repairs. I only live 10 minutes away from this property and therefore will offer a perspective as a local resident rather than as a tourist. Most of the hotels/motels off of Beach Blvd do not appear very appealing and unless you want to spend the big bucks staying at the Hyatt or any others off Pacific Coast Hwy near the Huntington Beach Pier, you really have few choices and should set your expectations really, really low. That said, I checked out this property on TripAdvisor 20 minutes prior to checking in. The desk clerk was cordial and got me a room within 5 minutes on the 2nd floor toward the back. The room condition surpassed my expectations - I can tell it was refurbished, but the improvements is definitely above average. The bed and pillows looked clean, the bathroom was spotless. I checked the toilets and the corners and found virtually no speck or dust - very nice. The faucets and shower/tub also appear newly installed and worked without any issues. Comfortable bed and the pillow support was great. The only issue was perhaps the thin walls, as I was woken up by folks having sex (yes, it was obvious) at 2am. Breakfast area was cozy and the offerings were sufficient for a property this size (scrambled eggs, sausages, cereal (hot/cold), coffee, pancakes (DYI) and fruit. Overall, this is a local gem and I will come back if I need to spend a night here or there, or perhaps even "make some noise of my own" at 2amin the morning.

Room Tip: Personal choice.

Stayed here for a week. Great location opposite the beach. Free underground parking and no resort charge. Room was OK with really comfortable bed and had small balcony which was a bonus. Spotlessly clean. Complimentary breakfast which most people trayed up and took to their rooms. Short walk into town and would recommend much better breakfast at The Sugar Shack. No pool but hot spa and loungers on roof which was good Have not been a fan of Great Western generally but thought this was really good value for money.

The rooms are clean, great view of the beach, right close to main street and the beach, free underground parking, fridge, microwave, free Wi-Fi, a.c., tv, service was friendly. Pillows were a bit big for my liking, but that's personal preference. The bed was super comfortable.

There was no sign to hang on our door saying "don't clean our room", and there was no lock box, so my belongings didn't feel entirely safe, but everything else was great.
