Like most hotels in Myanmar the hardware is not going to impress, but the team behind will decide whether your experience will be nice.
Aye Yar is no different. We were given the room smack across the construction site, despite that the cheerful service attitude, the always enthusiastic helpfulness makes you forget you were staring at hoardings when you booked a river view room.
It's right by the jetty on the river, making it very convenient to get on a cruise.
Food at the restaurant was pretty bad. But again the service attitude plus the ambience made it really enjoyable.

We have just returned from 2 weeks in Burma. It was one of the best experiences of my life. However, we (mother and adult daughter) elected to go "high end" and stayed at the larger, more expensive hotels/resorts including Aye Yar River View Hotel.. It was fine. Everything was orderly and I have no complaints about the service but I would not do it this way again. These large establishments include a lot of frills that are not necessary. The huge breakfast buffets, fancy grounds and people at your beck and call for every need. It's fine if that's what you are looking for and I'm not complaining but were I to redo the experience I would have stayed at smaller, family run places so that the money I was spending would be going into the pockets of local people not to huge conglomerates or, worse, the government coffers. It's great that they provide employment for locals but they pay them practically nothing compared to the daily rate you pay as a guest. Of course, it would have been a lot less expensive as well. We used a fabulous travel agent "Myanmar Shalom" and their service was flawlessly reliable. But they can also book you in less expensive hotels if that is what you want. They will be there for you during your stay in the country and are a tremendous resource. The hotel transfers are helpful, especially when you first arrive in Yangon. All this can be arranged anyway. You don't need the high end stuff for that. The Burmese people are surprisingly efficient, resourceful, reliable and honest. But if you've never been there you would not know this and it is natural to be a bit apprehensive and to seek safety in "the high end." I'm just sharing this information as it is fresh in my mind. As for this particular hotel, we did not have a river view room so the fact that the hotel was on the river was not obvious from our room and was pretty irrelevant. The location right amongst the temples is great but you can get to the temples by inexpensive taxis or horse drawn carriage or by bike from anywhere in the general vicinity. The money you save on the hotel would more than make up for any of that kind of transportation. The temples are so spread out that that this hotel is only VERY close to a few anyway.

So, in summary. Staying at these big expensive places has its place. It makes life simple. But I think you do lose out on not being in closer contact with local folk.

Room Tip: If you're staying there, you might as well request a river view.

The rooms are nice and comfortable but the property in general could step it up a little. The pool is not inviting and the breakfast buffet, although seemed like it was full of good choices, ended up not tasting very good. The wifi barely worked during our entire stay but this might be a problem in Bagan in general.

This is a lovely hotel in a beautiful river-front setting in Bagan. After taking in the sights, I actually enjoyed spending time relaxing on the property. The hotel restaurant is very good. This is simply a very relaxing place to be. Tour groups do stay here and there was also some corporate team-building thing going on. I was far enough away from them, that any noise did not bother me. But, it is something to be aware of and ask about beforehand.

Room Tip: Ask for a quiet room to avoid noise from groups (if any are present).

The hotel is very open and comfortable. Our room had a porch with a view to the Temples, a very peaceful view. The room itself was large and tastefully done. The restaurant is open on all sides with a busy bar. Breakfast is very good. I had an excellent massage at a good price. Highly recommend. In Old Bagan so in the middle of the Plains of Bagan, the Temples.

We were very pleased with our riverview room: large, great bathtub. Great location near Old Bagan. Good breakfast buffet and dining room. Two issues: deficient internet, inept musician at dinner time.

Great looking hotel and wonderful location on the banks of the Ayeyarwady (or Irrawaddy) river, superbly placed for easy access to Old Bagan. Staff were very helpful and friendly and service and food in the restaurant was good.

The rooms look good but are gloomy - very high ceilings with spotlights way up in the dark wood beams. Had to drag my case out of its little cubby hole to see what was in it at night. Housekeeping was a bit random - they took our half used toilet rolls away and forgot to leave us any fresh ones; had to phone through for some. Generally though our experience was good - the hotel has a lot going for it. I've seen some comments about slow wifi and this was the case everywhere except Yangon.
