“The Best in Iran”
5 of 5 bubbles Reviewed August 22, 2013

I have traveled Shiraz, Esfahan, Yazd, and Tehran in Iran. And there was none anywhere like this hotel which is wonderfully managed and equipped at such a low price. .

The traditional Iranian graden in the center of the hotel was a perfect place to idle. The room was beautiful with stained-glass windows, clean and a bit luxurious even with refrigerator and safety box. The staff were always kind and ready to help. This was a gem of hotels in Iran.

Room Tip: Rooms on the second floor are better.

If you're looking for a chat with other tourists over the dinner, that's the place for you. Crowded without any personal touch. On the first night AC broke down and we had to change the room (for a better one, I have to add). My girlfriend forgot her sleeping dress in the old room and the dress was never found. The hotel has a wi-fi and excellent food. The house taxi drivers are awesome!

We were 4 person, so we stayed at the room which has 5 beds (1 double bed, 3 singles), there was refri, aircon, and TV (Iranian only), but half of the day was out of electricity so I felt hot in the room.
Paid $48 for this room (I don't remember the room number but it is just next to the courtyard), breakfast was ok, wifi was ok too but of course not fast, it just worked.
Built around an interior courtyard, the atmosphere is authentic.

This is said to be the only traditional hotel in Shiraz. The rooms are arranged around the courtyard but not all of them have windows, some rooms are recessed from the courtyard, behind the front rooms. My room was No. 7 on the first floor, small but clean and it had a window and en-suite bathroom. Judging by the rooms of my fellow travellers, the rooms are of various dimensions, shapes, one of the rooms had a bathroom 3 steps up (sort of an alcove in the wall). Beware of the very steep steps everywhere, I had difficulties to bring my trolley to the first floor as the stairwell was very narrow and steep. I did not find the courtyard facing room too noisy, it was usually quiet before midnight.

Upon arrival, my room was not ready yet (I arrived early in the morning) so I was sent to the basement dormitory for few hours. There are several beds there, with communal bathroom. Unless one is on a very tight budget, I would not stay there.

The best thing about the hotel is the courtyard and the roof-top café. Whereas breakfast is average, food provided for lunch and dinner is good (try the aubergine & garlic dish - mirza ghasemi). The atmosphere is nice especially in the evening when travellers sit together and exchange their impressions and tips.

Overall, a nice hotel, less for the rooms, more for the atmosphere. The only negative was that the room (and the bathroom!) was not cleaned the 2 days I spent there, apparently you have to ask for the service. Apart from this, I would recommend the hotel, the staff were friendly and helpful. The hotel has free Wi-Fi which worked well.

it is an old building restructured as an hotel.
You can reach the hotel only by walk.
Many rooms are around a patio where you can seat for breakfast and to eat.

No noise, bed very comfortable, but my room was small, clean but you have to ask to clean the room every day.
Is it located very close to the center and I think the price (17$ for a single room) is good for shiraz and for position.

Next door to the bazaar, and a short walk from the castle and main shopping areas, this hotel is very well placed. Rooms are fairly basic but do have en suite, aircon, and TV (Iranian only).
Water is hot, aircon is cool, beds are soft, bedding is good. At $17 for a single incl breakfast near the centre of a major city, this is outstanding value.
Built around an interior coutyard, the atmosphere is authentic and staff are very obliging. Food at lunch and dinner in the courtyard restaurant is great quality and the same price as in town.
Thoroughly recommended.

This is a very large historical house turned hotel/hostel. The rooms are very small but clean and many with bathroom. It can be a bit noisy as many of the rooms overlook the great courtyard.

I would like to add something about this "travel alert: security concern" at the top of the tripadvisor page regarding Iran. This is absolutely nonsense: Iran is the safest country I have ever been to with probably the kindest, warmer people on the planet.

Niayesh Boutique Hotel is located in a historical and cultural region of Shiraz the city of literature, culture and civilization. The history of this property goes farther than 100 years ago when the literature Association of Shiraz was held there and the first publishing house imprinted the first newspaper in Shiraz. The traditional style of Iranian architecture and carpentry was respected while building this house, the quaint building to which no vehicle can reach from 150 m around it. For this reason, the atmosphere of non-pollution will be a great remedy for minds and takes us back to years ago. Another big plus is the special hushing courtyard of this house which is a discriminate collection of flowers, large trees and colored windows. The pool and fountain amidst it and the red fishes bring a mind-evoking memory of peace. Thanks to Niayesh boutique hotel's special architecture, the need to air-conditioning apparatuses is decreased. Being located among the cultural complex of museums, mosques, churches, synagogues, monasteries and ancient fire temples, Niayesh is inspiring as a new experience. ... more   less
