“Awkward and Non Welcoming to the under 40's”

We recently decided to visit a random coast and chose this establishment as they accepted dogs and our local kennels were full. We were given a caravan which was nothing fantastic but thought a night is a night. The lady on arrival decided to give us some cock and bull story about if we would kindly pay them in advance because of bla bla bla which I found very unprofessional, uncomfortable and desperate to say the least. There were 2 dogs owned by the proprietors roaming their garden and recommend staying clear of them as one lunged at my 5 year old daughter and later the larger dog scared our friend when it snapped at her.

That evening on arrival after putting our daughter to sleep, we stayed outside to enjoy a bottle of wine while our daughter fell asleep in the caravan. We logically were quiet not to disturb our daughter and the lady stormed out and 'bitterly' told us to keep the noise down and shot off? We were left with no choice but to finish our drink in the van to keep the peace. I got the impression that were only used the older clientele at this point.

The following morning we were placed on a table outside to have our breakfast which was lovely but bizarrely there is a bird feeder directly next to and above the table and with the place already being almost a pigeon sanctuary, did not make the experience pleasant or hygienic with pigeons constantly flapping above our food. There was a dog pooh near the caravan (there was quiet a few around anyway) but the lady identified this particular dog mess with our dog and made us pick it up as if we were at school.

My patience was wearing out and when the time came to leave, our battery on our car was flat due to leaving an interior light on over night. The lady's husband was very helpful and extremely pleasant and tried to help us. The woman was in a rush for us to leave making comments and giving us bad looks. She was actually going into the caravan while we were still there trying pack up ?? After a kind neighbour came to assist us unsuccessfully with a jumper pack, she stormed to her husband that was attempting to help us, as any gentleman would, and told him, 'They've paid and should clear off, its not your problem and if they're stuck they should join the AA. They've overstayed their welcome'. I could not believe what I was hearing from this individual.

We waited 1 and a half hours 'with our child' sat in their dog faeces infested garden (they throw their own dogs mess in their bushes which adds a lovely aroma to the summers breeze) and at no point were we even offered a glass of water or a juice for our daughter or ask if we wanted to wait inside in the shade and even shut their front doors leaving us there sat on their grass. I found this absolutely incredible and downright disgusting. We finally had the car jump started by a recovery company and left. Later that evening my wife was left a voicemail with this woman saying that we were not welcome there ever again because my daughter accidentally spilled some wine on one of their cheap tacky duvet covers from their mouldy pigeon dropping deposit called a caravan in their garden next to a chicken farm.

This is a place I will not be going to again as I can afford to choose not to. I do not need to beg for money and quite frankly will never need too. I have no idea why we were treated in such a fashion and she obviously had no idea of who I was.

Synopsis: You are limited to choice of accommodation in this little town, so do your research 1st and don't be fooled by websites. Cash and no receipt in this day and age? I guess there must be VAT loophole with the caravan hey ?. If you are not used to B&B's, do not have a pace maker or hearing aid look further.

The most poignant point of your review is in paragraph five. This is the first time in seventeen years of trading as a Bed & Breakfast I have found it necessary to contact a guest to tell them that they would not be welcome back to our home.

On the day of arrival we were pressurized into accepting two additional adults and a dog. I offered you a guest bed but you refused stating that you would be fine on the floor. It looks as if you changed your mind, re-modelling our caravan overnight by removing the bed side cabinet that was fixed into place. Why a five year old should have red wine and be able to cover and stain a third of the area of two duvets on two separate beds is beyond us. It took three hours to re-assemble the caravan and re-fit the fixtures that were removed.

We are not ageist and have welcomed all age groups to stay with us as can be seen by our other guest reviews. If we consider one group of guests by there rowdy behaviour to be a disturbance to our other guests then we feel compelled to step in and rectify the situation.

I am pleased you acknowledged our kind neighbour who tried to assist you; however your criticism of the quality of his equipment he brought to help you was rude and unnecessary.

The content and wording of your review clearly shows visitors to this site the type of personality you are, making it self explanatory why we made the decision that you would not be a welcome guest at this establishment in the future.

Within your review you seem to think that we do not know who you are. This is certainly not the case; you are the sole person in the world who is not welcome back to our home.

We stayed at the Manor House guesthouse a couple of years ago for a few days and had a lovely time,so we thought we would go to Wells again.Last time we stayed we were in the snug which although small, it was lovely and cosy. This time we were in room 3 and it was very nice,bright and airy, overlooking some converted barns.You could not find better hosts than Annette and Jim ,nothing was too much trouble and the breakfasts that Jim cooked were second to none.Their dogs were very friendly and they loved a game on the lawn.
I noticed on some of the revues there were remarks about the lack of locks on the doors,but yale locks have now been fitted.
I noticed also there were remarks about the prices being high well, I feel that their prices are very competitive,perhaps the complainers should go on line to compare prices off other B&Bs in the area,I think they would be surprised.
We found the list off eating places that Annette had supplied in our room ,with comments about quality very handy ,we tried 4 places on the list and were very happy.
We will be visiting Wells again in the future and will definitely staying at Manor House guest house again.
Please give it a try.

Friendly hosts and wonderful accommodation........ thank you for a lovely weekend. The breakfast is as good as i have ever had which included butchers sausage and bacon. The room was bright and very comfortable. A lovely house in its own grounds in a small but welcoming town. Also, thanks for the banners and card - we'll definitely see you again.

We were recommended Wells by a friend and then looked for somewhere that would allow us and our Cairn terrier to stay. We stumbled across Manor Farm and it looked perfect. Being brutally honest we weren't spoilt for choice for places to stay for us and our dog but that turned out to be a good thing as Manor Farm was superb. We were put up in the snug which meant we had our own private entrance - meaning we could let the dog out for his morning jobs without disturbing other guests.

Breakfast on the Sunday was superb, and rounded off nicely with the chap who cooked the breakfasts giving us some great tips on where to go and where to park if we visited various places - we followed his advice for one part, which resulted in us having a great walk and avoiding the parking costs.

Manor Farm is only a few minutes walk from the beach and is a one minute walk from the Bowling Green pub which we visited in the evening (again with dog in tow) and enjoyed a terrific dinner and a few drinks.

If you're in Wells then this is a great place to stay.

We (myself and my daughter-in-law) have just returned from a 4 night stay at this wonderful farmhouse. Annette and Jim made us feel very welcome and are just the most perfect hosts. Our room was very clean and comfortable with everything we required. We got quite excited about having a cooked breakfast every morning - which were absolutely delicious! Wells next the Sea must be the most prettiest seaside town I have ever visited, with the largest, cleanest beach. We walked along the beach (which seems to go on for miles) every day. I look forward to returning again sometime, and hopefully stay for longer.

We brought our brother and sister in law here, who were staying in the UK on holiday from Australia. We all had a great time here. The rooms were warm, clean and very comfortable. The breakfasts were simply delicious. Our Australian visitors loved the fact that the house had been a dairy farm belonging to the Holkham Estate. The owners of the b and b were very helpful and hospitable. Their dogs, Summer and Rollo were equally as friendly and welcoming as their owners. I would not hesitate to recommend this B and B to my friends.

Room Tip: The spacious room overlooking the garden is excellent, and has extra seating.

A period Georgian farmhouse, well maintained, cosy and conveniently located in a quiet spot just three minutes walk to some good quality eateries. We and our dogs were made to feel welcome, shown the best walks and guided to the best food- perfect hospitality plus a great home cooked breakfast- :-)
