I stayed 8 weeks from July til Sept and then went back for a week in Nov.
I didnt check the reviews before I went so had no idea what to expect however I didnt have high expectations because it was so cheap and I do believe you get what you pay for.

I was pleasantly surprised.

The staff were friendly and helpful.

The rooms were a lot bigger then i expected with modern furnishings and were cleaned reguarly and if I needed anything extra the staff were happy to help. A screw came out the waldrobe and I mentioned it at the bar within 20 mins someone had repaired it.

There was entertainment laid on day and night.

The location was perfect for me as it is only a 15 - 20 minute walk from Hisaronu village but is far back enough that you dont have the noise of Hisaronu if you fancy a quiet night in.

I dont know why people have said there was a language problem because I never encountered any problems understanding or being understood by any of the staff on either trip.


The food was buffet style had a selection of foods to eat Turkish style.

There was less entertainment in November as its out of season, but evenings they would have a fire outside and cook potatos in the fire and the staff were just as helpful as during the summer.

It was fantastic value for money and I would definately stay at the Balkaya on future trips.

i stayed at balkaya for 8 weeks couldnt believe the deal i got on this hotel ok i did think to true 2 be right but tell everyone it is a lovely hotel. i stayed there with my 2 chidren also a friend we had a family room. 2 sofa beds as you walk in then a spiral stairs going up with a room double bed also another room with a single bed. staff where very nice and plesent harkan / hamza / davut. the room was very clean and the cleaner was very nice and helpful. balkaya is about 15 minutes walk to the main hisaronu villiage which is good if ya want to be a little way from the night life. the breakfast was great typical turkish breakfast but did have ceral for children eggs olives different meat cucumber tea/coffee. the staff where very helpfull if you required something you just needed to ask.

My friend and I stayed for a fortnight B&B at Balkaya and really enjoyed it. Breakfast is continental style but if you want full english there are plenty of places near by that are very cheap. Location is great as near to nearby towns and local buses run constantly to get around really easily for a very small price. The Staff and owner were extremely helpful and nice and could not do enough to make our stay better. Rooms are basic but sufficient and clean and perfect for those who dont plan to spend all their time at the hotel. The pool is lovely and you can sit by the pool bar to the wee hours if you want to. Highly recommended - I wil be going again next May 2010. Other reviews are far too harsh on this hotel..

We had a fantasic fortnight at the Balkaya. There were the usual "moaners" who paid little for their stay and expected 5 star treatment. The fact is that the Balkaya is a small, Turkish run hotel where the food is Turkish. If you want a full English menu go somewhere else! We ate well! Meat is expensive in Turkey so that side of things was limited......and often chicken.........but that suited us well. There is absolutely no need to go hungry as there is always a large selection of side dishes. We both felt really well on the food and nobody in the hotel experienced any illness. Breakfast is fantastic...........masses of fresh bread, eggs, cheese, olives, tomatoes, cucumber, honey.
The hotel has been under new management this year and they are really making an effort to improve the place. The staff were kind and friendly and always happy to help......but of course the fact that we were not constantly moaning must have helped. My husband is waiting for a hip replacement and went out there barely able to walk. The staff were incredibly helpful and spoilt him rotten! A fortnight there in such a warm dry climate saw such an improvement I wish we could move into the Balkaya permanently. At their prices we could certainly afford it.
There were a few things that we felt could have been improved but I understand that this is work in progress. The bedrooms and wet rooms are "tired" but were regularly cleaned. I would recommend the place to anyone on a tight budget but suggest that they took an insect repellant plug and perhaps a plug for the sink....and don't forget, soap is not provided in cheap hotels. The Balkaya IS A CHEAP HOTEL and that must not be forgotten. There is a free pool table and we had great sport with other guests, particularly as nothing is quite level! Go to the Balkaya with a sense of humour and forget the spoilt lifestyle of most British people and you should have a great time. Also, don't forget that you are in Turkey and not in the U.K.!

Just come back from a fortnight at the Balkaya and at cheaper than hostel prices it was a great deal.
The setting and pool are lovely. It is quiet - don't go if you want to be in a lively area with late bars and sixties music as you have to take the bus to Hisaronu.
Not near the beach - a bus ride again, although there are plenty buses.
The breakfast is traditional turkish and great value. Don't expect English breakfast or cereals.
The room was very clean and the cleaner very obliging. The bedding is old but clean, towels too.
There was plenty of Efes beer or raki to drink. Staff didn't have much english but were pleasant and obliging.
This hotel would suit people on a budget for that it is amazing value. This was my second trip and we will be back again next year. Anne Cohen (24th sept to 7th oct)

Booked hotel last minute after our previous choice was unavailable to us following a mix up with OTB so didnt have time to read the reviews. Had we, would we have gone - I dont think so. First and foremost we paid very little for the accommodation and travelled out with a very open mind. Our flight was delayed by 6 hours so we arrived around 9am Turkey time very tired. Be warned that the staff at the hotel spoke very little English and struggled to understand anything you asked. Check in was fairly painless - we were shown to our room by what we thought was a general receptionist, but who turned out to virtually do everything in the hotel, very short supply of staff. My first impression of the room was of shock, horror, very tiny room, bedding almost grey with lots of holes, very small shower room - knees virtually touched the door in front of you when you sat on the WC. Shower room felt dirty and grubby due to the mouldy grouting and damp smell mainly due to the shower curtain. The main bedroom area smelt extremely badly of stale smoke and even after 11 days of deodrant, perfume, aftershave etc it was still the first thing that hit you when you opened the door. In a previous review it was mentioned that the walls and floors are paper thin - believe this! We heard every noise that was made in the rooms beneath and beside us (including Bathroom visits). We had only booked bed and breakfast which we were extremely pleased about as the food left little to the imagination. Breakfast was simple, not much choice and they were constantly running out of cereals, breads etc and not replacing them. We only ate lunch once during our stay and this was edible. Choice of sandwiches, egg and chips or omelettes so you think they couldnt really go wrong!!! Not so - the hotel seems to run on a shoe string budget as other guests ordered Tuna Sandwiches one day and over half an hour later we saw a member of staff running in with a couple of tins of tuna, another day they had no eggs for omelletes. The bar as previously mentioned stocks very little drink. Lots of empty spirit bottles behind the bar and lots of promises of we shall get some tomorrow - tomorrow never comes! There is a very large sign as you enter the hotel advising guests that you are not allowed to bring food and drink into the hotel and that they will confiscate any you do. This we witnessed with other guests. This would be acceptable should the hotel sell what you drink - no spirits, no diet cokes, no mixers, no chocolate. In fact all they did sell is beer, water and crisps oh and occasionally wine! Just make sure you take a large handbag out with you when visiting the nearby supermarket. The Pool the best feature of the hotel - lovely and clean and a good size. Sunbeds are limited but never a problem getting one as most guests seemed to go to the beach. We expected little and made the most of what the holiday had to offer. We had a good relaxing break, lots of sun (after two days of horrendous rain, flash floods, thunder and lighting - so unusual for Turkey in September), lots of fabulous meals in nearby Hisonaru - special mention to El Niro's and the Italian opposite, excellent food at good value. Hi to Alan and Linda - thanks for the laughs around the pool each day, well you and Mrs Bouquet!!! We had a ball.
Value accommodation - expect a turkish travel lodge and dont complain when you get there as if you pay little you should only expect little and just remember its not the staff's fault the Owner doest provide them with better facilities - some guests were so rude to the staff and they seem to forget they are paid very little to have the privilige of looking after argumentative guests!

We booked a last minute deal and found what looked like a lovely hotel in Ovachik near Olu Deniz. Having then booked I read reviews on The Balkaya Hotel and became very worried indeed. Tales of rude staff and dirty rooms made me concerened as to what we may find. So I went with low expectations. This was exactly the correct mentality. So please find an honest view of my stay here.
1)It is a cheap option for a week, so expect the rooms to be basic
2)The room was clean on arrival but not well kept after and the towels/sheets not changed
3)Staff are not the friendliest - and can appear rude as their english is not good (But then why should it be we are NOT in England so its arrogant of us to expect it)
4)Although we were BB we didnt eat at the hotel so I cant comment on the food
6)Walls and floors are so so thin that you can hear everything and everyone whatever time they come in
7)Both the Pool Bar and Lobby Bar were perfect if you wanted a beer.. there was not alot of other choice, and the promises of "we will get it for you tomorrow" never materialised
BUT
8)It is set in a beautiful setting and the location is quiet away from the hustle of town
9)The beach at Olu Deniz is stunning as is the Blue Lagoon. Great way to chill and sunbathe!
10)As a base for exploring (a bit like a hostel) its great

In summary we didnt let the hotel ruin what is a great location for a holiday
