I've been to this area three times before and stayed here all times.It is a close walk to a nice little mini-mall and a couple a blocks more from a large mall. It has a kitchen that will supply you with dishes that match the number of your party. Nice small fridge that's stocked with mini-bar stuff and still gives you a tiny bit of room to put your own stuff. The top of the hotel has a small pool and a moderately sized restaurant with a very small staff that fits their very small cleintele (It feels like it was meant for business people and not tourists). No BIG problems there. The breakfast is good in our opinions, the other food isn't bad.
I won't jump into whining, or ignore their most glaring problem; if they don't address their non-tipped front desk problems, customers (that they don't like) won't return. My wife and I had 2 problems with them; none with anyone else.

Good, local hotel. It has everything you need. Within walking distance to many good restaurants, shops and a large shopping mall. Only 20 minutes from the airport (MNL). Great service. Nice restaurant on the top floor (19th) with a pool there as well. nice views of the city from there. Clean and all the basics there.

The hotel was very old. The staff are unprofessional . They are lack of knowledge .The guy in front desk is VERY RUDE . Swimming pool is so small . The breakfast buffet is not ok , The room is dirty . Don't waste your money in this hotel .

I've stay in this hotel when I arrived in the Manila for my 21 days vacation. Their taxi service from the airport to the hotel was so efficient. The taxi driver was so honest and polite. The hotel attendants and receptionists are also knowledgeable and indeed respectful to their guests. The place is conveniently located behind shopping centers...Their breakfast was also descent and reasonable....

Room Tip: higher floors have less noise.

We've been touring the Philippines for a month, this is our last and nth hotel. We are from Sydney. We finished the holiday with good memories at Parque Espana. We stayed at Room 1106.

Highlights and positives:
- We sighed with pleasure at the sight of the dining setting. This was indeed a rare touch of thoughtfulness.
- our two bedrooms had a king and two double beds. Easily sleeping four. There's a second flat screen TV in the second bedroom.
- This was originally meant to be an apartment home. So there is a second toilet and shower next to the full kitchen, without toiletries though. A maid's quarter is available with ironing facilities.
- Plenty of shelves and cupboards for storage.
- Decent wifi and cable TV for kids
- Furnishings are thoughtfully classy
- Really really nice toilet and shower with toiletries. Small touches do count.
- Pleasant and lovely staff (I remember Karen)

We did not use the pool and gym facilities. They're there if you have the time. On demand shuttle to shopping centers. Make sure you get the hotel number so you can call them for a pickup from Alabang Town Centre and Festival Mall. There's no set time. Breakfast ala carte was good.

The only downside is when your neighbour has a hankering for cooking a fishy meal, the entire floor gets to smell it. The hotel provides candle and scented oil to combat the aroma. Did I say they think of everything? Call front desk for all your needs. They will happily oblige.

Ive stayed in this hotel a couple of times before. I can say that the room is great! Spacious for for family and other activities. We already booked here for a Christmas party with friends (about 10 people), done bridal shower and stayed overnight with my family. You can bring lots of stuff, ive brought our wii console, speakers etc. you can also bring your own pots and pans. But they can provide you if requested.

I think the down side here is the free breakfast. If you stayed at a 3br suite, you only get three breakfast stub, but the room is good for 4-5 pax. So not all can get free breakfast.

The best about this hotel are the room sizes. Room with kitchenette and living. The rooms I saw were about the same. Dated and some sort of cleanish but looking in corners, floors etc you it was obvious that the cleaning staff could improve their skills. In my bed I was not alone a lot of tiny spider/ant like animals ran around.
The rooftop offers a great view at night and service is friendly. Breakfast is also at the rooftop. Breakfast is meager but enough to fill your stomach however after a couple of days it gets boring. At one of the evenings I ordered a classic club sandwich. It was the most unappetising club sandwich I ever saw, Didn't even try it.
For me location was good at it was nearby the place I needed to go aside of a small shopping center and a nice hotel on the other side there is not a lot to do.
For me never again
