Location is very good, specially the morning breakfast. Baga beach is very near from the hotel.

Outside hotel will get the scooters on rent, and Saturday night market is very near on few steps.

All basic amenities, swimming pool and games are there.

Room Tip: Deluxe room, lake view

Pros: Good Location for north goa, natural openness, Cleanliness.

Cons: Such misers. Have tried to Cut Corners to save little money.
Only a Basic Soap offered in toiletries,
No sense in Rs50/day Charge for a elect kettle,
No tea/coffee kits in the room, Buffet bfst is smallest ever and ends at 10am. So u shldnt party till late.
Nt allowed to drink while in pool.

Its Goa n nt a Boot Camp. Tourists here expect certain liberties which most other Goa resorts offer.

Queen size beds only. Even though there is space for normal bed in the room.

Only One vacant Plug Point.

Curtains are smaller than windows so the room is filled with light at sunrise.

Paid abt 3000/night which deserves at least basic amenities like tea/coffee, kettle, toiletries. Even OYO offers these amenities at 1000/night.

They mention Free parking which is actually the road outside the resort, at owners risk.

we stayed in this hotel on 11 July, in spite having booking for 3 days we decided to check out within one day after seeing the rooms
They given us rooms near to swimming pool on ground floor
Rooms actually need serious renovation as its closed.... Dark.... Beds are small.... Matress are hard... Linen were dirty and torn out.... Tea Kettle in the room is chargeable ed. 50/- per day.... We requested them a tea kettle at the time of check in we didn't received it till our check out..... In Dine food price are very high with very small quantity....
We requested him extra bed as it was triple occupancy room... They provide wooden bed which was broken....
The whole resort was empty... Out of 200+ rooms only 4 were occupied....
It has nice lake and view is awesome but it is the only positive thing they have.....
Manager Mr nilesh is a good person and ready to help out though....
Overall a place u should avoid and book only if you going to use as a place to sleep at night

This guest Mr. Amit was looking for freebies like free kettle, free extra bed and 50% discount on food and when not offered all these he threatened to put a bad review on Trip Advisor. We are not interested in guests who visit Goa only to get drunk.

After researching a lot, we decided to take a chance on this resort which also came within our budget. We initially booked two rooms for one night and thought to extend our stay once we arrived at the hotel, based on the quality and location. We did extend our stay for two more nights.

We were pleasantly surprised with the hotel as it lived up to our expectation and budgets. Rooms are fairly spacious and comfortable. The mattress, the bed linen, bath linen and the bathroom are also quite clean. The location is one of its’ USP as it is in a quite part of Arpora and just a couple of kilometers from the beach in Baga and the rest of the buzzing places of activities. There are two private nice man mad lakes adjoining the hotel surrounded by a lot of greenery. This can be viewed from the comfort of your balcony which is available in every room.

The hotel seems to be around for many years now and probably needs upkeep as the furniture is a tad bit old. The breakfast is quite average and is served in a huge shed like place. Tea is more expensive than beer. Despite having rooms available, the hotel staff refused to accommodate or acknowledge our request for a late check-out even by a few hours - quite sad, actually. There is scope for improvement in service. They do not have a separate place / room to store the baggage – it has to be kept out near the main gate with the security and it can be unsafe when he leaves his post relying only on CCTV footage thereafter for post mortem should anything go amiss. Considering they have the band-width, they should consider addressing this.

Overall, considering it is the off season, it is value for money though there are many other options available in the vicinity.

Room Tip: Ask for rooms at the far side premises which offer a direct view of the lake and are quieter.

We stayed in this hotel couple of times, this hotel have a very big property with 2 swimming pool, one baby pool and a private lake. The lake is open for boating, but you have to ask them in advance. They provide complimentary breakfast with stay which i found of average quality and taste.

The cocktails offered here are very nice.

There are 2 different types of room, so i would suggest you see the room before booking. Overall they are very accommodating in term of room preference. Most of the rooms are pool facing.

Overall it's value for money.

Room Tip: For the rooms near 2nd pool, you have to walk alot.
