“Good hotel in good location.”
Reviewed March 2, 2014

This is a good property where they try very hard. With a couple tweaks it could be great. European feel in a city that feels like Europe. The food is not worth your time, not even the breakfast that is included. Location is great, right across the street from the Victoria Waterfront. Front desk staff if friendly and helpful. The bar staff is great but management needs to allow some food to be ordered from here, like the pizza. The buffet was just plain bad. This hotel was a prison and quite interesting. The rooms are extremely small with few amenities. Beds were hard as a rock, this was our only real complaint. Our backs and joints were painful after spending 3 nights here. Property was clean. I would definitely stay here again if they do something about the beds.

Room Tip: Ask for a Table Mountain or water view. Ask about upgraded bedding and get a few extra towels. Roo...

Dear Mangocatpurring,

Thank you for taking the time to give feedback regarding your stay at Protea Hotel Breakwater Lodge.

GUEST feedback is imperative for us to ensure whether or not we are meeting and exceeding our GUESTS expectations, and without comments, we would never know when we are doing right, but more importantly, when we are doing wrong.

I take all your comments very seriously, as we strive to offer our GUESTS, good food, friendly service and STAFF, and a good night`s rest. Thank you for pointing out where we are falling short, and I will address this with my management team.

The location of our hotel is great to explore the many attractions Cape Town has to offer.
I am glad you had a great visit to Cape Town.
We look forward to welcoming you back and recommending a few more places to visit.

Kind Regards,
Colin Naiker

We stayed at this hotel as part of a tour group. It was a nice hotel within walking distance to the waterfront and restaurants. there is a college associated with the hotel so there are a lot of non staying people there. The breakfast was outstanding. Room was nice but had one office chair to sit in. Asked for another chair but was told they had none. Front desk people were not helpful, but I don't think they could understand what I was asking. Gave up and lived with outcome.

Stayed here 1st then 17,18 & 19 February 2014. Great location, loved the quirky set up mixing with the University, Fabulous breakfasts on the verandah overlooking the waterfront and Table Mountain. I would make this my hotel of choice whenever in Cape Town.Great staff as well.

Room Tip: Try for the main building

We stayed here during our Cape Town part Honeymoon Trip. This place is historic and is located at walking distance from the waterfront - and used to be a prison/juvenile center.
We were given a room in newer block C of the 3. Note that all 3 blocks connect underground via corridors and on the ground floor they have doors, lobbies and courtyards.

The only sad part was that block B & C are actually part business school - so you have to walk the lobbies bumping into students and conference goers.

Most of the facilities are standard as per the Protea group (3-4 stars)
The staff were friendly and even gave complimentary champagne bottle to us. But I guess this is more of a Business trip hotel.
The room is a conversion from prison cell, so the bathroom and shower are weird (frosted glass walled) - so don't get it if you are sharing rooms with non family :D
The buffet and food stuff was reasonable - 5 minute shortcut walk to V&A waterfront and easy access to Table mountain, etc were the best part of this hotel.

Room Tip: Don't expect quiet time unless it is afternoon or after dark.

Oh dear no! This hotel just does not work on any number of levels. To begin with my wife and I were attracted to the idea of staying in a converted prison but when you actually come to using the hotel the concept is wrong. The building is in three blocks A, B and C with the bar, such as it is and dining room (I cannot call it a restaurant, more a refectory) in block C. The main block for rooms is in Block A where we had our room so you have to walk through the former prison where the cells have been converted to lecture rooms to get to it. I pity the poor students having lectures. Service is amateurish for which I do not blame the poor staff but the management of the hotel. Signage in the hotel, particularly to hotel rooms is poor. You can end up walking in a large square trying to find your room because there is no indication on any floor, which direction to walk to reach a particular room number.

Although this property masquerades as a hotel in fact it is little more than a university campus being part of Cape Town University used by lecturers and mature students. Rooms are modern but very small with a bathroom and toilet in the room which is segregated by partially frosted glass. This may have appealed to the designer who no doubt won awards for it but we didn’t like the fact that whilst you are sitting on the loo for example, your outline is perfectly visible to anyone in the actual room.

We had booked a non smoking double room through our agents but on arrival found we had a twin which reeked of cigarette smoke. Evidently a previous occupant had taken to smoking in the bathroom and stubbing out the cigarette in the bathroom bin. The next morning I went to reception and asked for us to be moved because of the cigarette fumes and we had booked a double room but was told that the hotel was fully booked and in any case nobody could have smoked in the room without setting the smoke alarm off. I invited the reception manager to come and check for himself but he declined. When I said we had booked back in 2013 he said there was nothing he could do, the hotel had been fully booked for two years. Oh yes of course it had – even Claridges in London is not booked up that far in advance. So I rang our agents who promptly got us moved into a business suite! Fully booked, what rubbish.

Breakfast on the first day of our three night stay was reasonably OK but lacked proper service. On the remaining two days it degenerated into farce. My wife asked for a soft boiled egg and waited 25 minutes for it to arrive. The chef was heard to ask one of the staff how to cook a boiled egg! When it arrived the egg was like a bullet. But worse still there were no egg cups. When asked for egg cups, the waitress said they were all being cleaned. Bread ran out on the buffet, there was irregular service of tea and coffee so I had to get up and get it myself and so it went on.

The only saving grace for this hotel is its position no more than a stone’s throw from the Victoria and Alfred waterfront. Otherwise I would steer well clear of it.

Room Tip: Avoid standard rooms

i was very sceptical about this hotel whn i heard that it was a prison converted into a hotel. But it is a very comfortable hotel with small but well furnished rooms. The main advantage of this hotel is its location which is bang on the water front next to the aquarium making it a value for money hotel.
we stayed here for 3 nights in August and the hotel was busy with a college and various other facilities in the same compound.
The front desk is also very helpful and well mannered. The breakfast served at a restaurant which is difficult to locate due to the layout of the hotel was monotonous all 4 days but had a lot of items, so no major grouse there.
the drop on and drop off bus service has stops right outside the stairs of the hotel near the aquarium making sightseeing a breeze.
Don't go looking for a luxurious stay. But if locations matter to you then i would recommend this hotel in Cape Town.

We stayed at this hotel for 3 nights and it was a very pleasant stay, the rooms are big and comfortable, a little minus for the lighting, location is right at the waterfront.
Breakfast is excellent, and also dinner at the restaurant is excellent.
Very friendly front desk and all staff very helpful
