“Quaint Hotel - Perfect for Quick Business Trip”

Excellent location (close to Cape Town Waterfront with all its restaurants), Breakwater Lodge is perfect for that quick business trip. Rooms are smallish but well organised, staff are very friendly and very helpful and the restaurant (Breakfast only) is perfect.

Room Tip: East facing rooms have nice views of Table Mountain.

My family of 4 stayed at Protea Breakwater for 2 nights. The rooms were very small, almost similar to a prison cell -probably it was once a prison cell as can be seen on the exterior of the adjacent university block. The hot water shower control took some time to adjust to.

However, the self-service laundromat and dryer was a great advantage - cheap. Also, the free wifi of 30 min per occupant per day was very useful for me to plan my holidays. The other advantage of choosing this hotel was its close proximity to restaurants and a shopping mall, and the HopOnHopOff bus station where you can tour the Cape Town city centre, including Table Mountain.

The price for this stay was on a steep side, considering our needs of JUST needing a place to lay our heads for the night. And good sleep we had from the stay here.

We truly value feedback from our GUESTS, thus I will certainly ask our maintenance department to look into your concerns regarding the water temperature control of our showers.

I agree that we are truly fortunate to have the HopOnHopOff bus station located in such close proximity to our hotel. It stops at all the major tourist attractions in Cape Town and is such a convenient and exciting way to view the city!

I often stayed at the BWL as it is conveniently located at Cape Town"s V & A Waterfront when I travel solo. The hotel is close to all amenities. Also it brings pleasant memories of the previous stay.
This time I had my elderly mom traveling with me. My mom has difficulty walking more than a few meters. We stayed at the Protea Hotel Breakwater Lodge on 17 and 18 November 2012 - AGAIN. We arrived a little early and were met by a very pleasant Timothy Boyce, the front office manager and his friendly and helpful team. The intention was to put the luggage into storage and we would return later that evening. Our special request was for the hotel suite to be closest to the elevator, Timothy give us the option to chose from 2 available suites. We chose 1242. The facilities were excellent, neat comfortable beds, large bathroom with separate bath tub and shower. An extra sleeper couch, a convenient coffee table and desk. The efficient people at the BWL ensured that the suite was ready within 30 minutes. Great stuff.
Our next stop was at the Protea Hotel Victoria Junction on 19 November 2012 for a nights stay before our cruise to Durban. When the Victoria Junction could not provide the accommodation we requested, Timothy's team came to the rescue at a very short notice. We were offered an equivalent suite to the one we previously that stayed (1201) right next to the lift and the common lounge. By the time we arrived at the BWL some 20 minutes later after the last minute booking, we were assisted to the suite.

Room Tip: rooms and suites onthe second floor facing the V & A has the best views.

Pros: Beds comfortable, ensuite a decent size, staff were very friendy, food was good quality and reasonably priced. location, being very close to the wterfront, was a distinct advantage.
Cons: we felt that overall the room size was a little on the small side and there was nohwere to store suitcases eg luggage rack or something similar.

We stayed here on 2 separate occasions during our recent trip. The first time we were given a room with 2 bedrooms, and separate toilet and shower rooms. The second we received a standard room, and even though it wasn't a huge room, there was plenty of space for our 2 bags and the glass wall separating the bathroom makes it look bigger. Beds are comfortable, and check out is at 11am, which is helpful if you have a later flight. Staff are very friendly and helpful with directions, questions and organising. Only a few minutes walk to the waterfront. Negatives are the Internet is a bit temperamental, and you get 30mins free per person per day, and you pay for parking-not a lot but agree with some of the other reviews that it seems a bit silly. Would highly recommend this hotel.

After staying at the Protea Fire and Ice in Johannesburg, we had high expectations of the Protea Breakwater Lodge. We were disappointed. To be fair, given that Cape Town is expensive real estate, the hotel was a relatively good value, but don't expect frills or luxury. The rooms are extremely small and very basically furnished. Some of the furnishings were quite worn. This might have been OK given the price, but other factors started to weigh in on my overall review causing it to go from "average" to "poor". The internet access was unreliable and the process for receiving the required access code was inexplicably difficult. The front desk staff service ranged from confused to indifferent. There is no restaurant in the property, but a breakfast buffet is available in a close by building. After breakfast hours the only food available on property was from a vending machine. During our time there, all the guests complained about showers where the control of the hot water was extremely difficult. Maneuvering in the bath area was difficult. There was a lack of comfortable central public seating or lounge areas, although there was a TV lounge on each floor. The hotel is built around a small courtyard and if you are unlucky enough to have your room face the courtyard, you will be rewarded with something resembling a "prison yard" view. The advantages included a convenient location, secure grounds, good views available in some locations and good housekeeping.

Room Tip: Definitely ask for a room that faces the outside of the hotel and not the courtyard.

Protea Hotel Breakwater Lodge prides itself in delivering the best GUEST service and strives to get the basics right consistently. However in saying this, it is quite evident that we have managed to drop the ball on this particular occasion with our service levels off the front desk, and for this I sincerely apologise.

I appreciate you bringing these shortcomings to my attention. Excelent hotel, new, clean and very well located. Just in front of the WaterFront and near the center of the city. All the employee are very kind and caring. All rooms have flat tv with cable channels. There are two restaurants, one self service and cheaper, but both with nice food.
