We loved Dalyan and can totally understand why people recommend it so highly. We will definitely being going back to Dalyan.

However BC Sap are apparently on a 4 year construction program and it will be complete when the current 28 rooms have been increased to 64. The construction work starts at 8am and finishes at 6pm. The only way to avoid the noise, dust and dirt is to go out and stay out all day.

We could not open the windows, sit on the balcony or put out a swimming costume to dry during this period otherwise it was covered in rough concrete dust.

The maids work really hard and the rooms are clean (providing you keep the windows closed), however lots of other areas are disgustingly dirty. I have attached just a few of the photos to demonstrate this.

The underground spa area looked nice but for the whole of our stay the steam rooms system was out of order and the indoor pool and Jacuzzi where cold.

I have tried to be fare and so have given it 1 star for a clean room and 1 star for the poor staff who have to work so hard to try and make up for everything else.

Photo 1 – rooms that were occupied by guest that had a close up view of the building works – not quite what you expect when you dream of your holiday
Photo 2 – view from the room of builders and JCB – would you want to sit, relax and read a book on this balcony
Photo 3 and 4 – restaurant under construction with people having to eat breakfast in the middle of it
Photo 5 - breakfast we were given when we said we did not want to eat breakfast surrounded by the restaurant building works. No drink, fruit or anything else to go with it. Not my idea of a 4 star breakfast
Photo 6 – state of the path between the restaurant and the terrace seating area – note the glass
Photo 7 – dirty floor on terrace seating area
Photo 8 – fealty bean bag seating area that looked so good on the internet but was so poor in reality
Photo 9 – 1 of 2 boards saying that anyone could use the facilities
Photo 10 – plug in our room, apparently the room will be finished soon

I have more photos, but I think that is probably enough to give you an idea of why we would not recommend it for the next 4 years until the hotel construction is finished.

Room Tip: As far away from the building work as possible

The rooms are great. We booked a family room, expecting the usual double and single bed in one room, instead we had a downstairs living room with tv, sofa, fridge and sink, and an upstairs with two bedrooms (with another tv), and a bathroom! A veranda downstairs and a balcony upstairs. I can honestly say that I've never slept better in any other hotel. (Wanted to pack the pillows)!
The staff are friendly and so helpful.
The spa is lovely.
Hoping to return next year.

We really enjoyed staying a week at this Hotel. It is quite a small hotel, nicely designed and The staff are all incredibly friendly. We went late in October when the weather is more changeable so it was lovely to have free use of the Spa and Gym facilities. The Spa was very welcoming of children so our girls, aged over 8 were completely spoilt. The indoor pool was still unsheathed which was a disappointment but it was refreshing after a sauna.
The accommodation was super....we had a family apartment on two floors right next to the pool.
The hotel is right next to the river. It a pleasant five minute walk to the centre of town.
We did not eat in the hotel in the evenings as was quiet this time of year but breakfast was included. This was adequate but if you want English Breakfast you would be disappointed, there is a mix of Turkish/Continental style breakfast.
The hotel is due to expand but all spread out so still has a small charming feel.

We have just returned from a weeks half board holiday. Lovely room overlooking the pool. Great shower and comfortable bed. Kitchen area with fridge, but no kettle. Outside pool was great but the indoor pool and jacuzzi are not heated. Ideal location on the river and just a few minutes walk from the town. Some building work still going on, but it did not really bother us as went out most days. I would only book bed and breakfast next time. The chef was very poor and we had to eat out several evenings. The restaurant service was very slow and the food was poor quality.we have been to Dalyan about 5 times and really love it. I would stay here again but only bed and breakfast

We have just returned from Dalyan which was the 5th visit.

BCspa.... hmm not what it is cracked up to be, i first saw it in 2010 when it was built and it looks great but they are doing building work now, we were put in a room overlooking dirt and green water in a non working feature, the room also had loads of faults, we did get moved to another room, view was better but still not guest ready.

the pool was green! we were told it would be ok in a few days!! it needs to be ok every day as people are only there for a short while.
The small childs pool was green on the bottom and probably still is. It was when we left yesterday.

Woken up on several days with drilling or grinding,

It was grubby and really not what you would expect from the write up

It has the potential to be great but not until somebody takes proper charge.
we were told that we could possibly stay in our room until we left at 6'oclock as they were quiet but the next morning as we were leaving to catch a boat we were told that they were now busy.
We had to pack there and then as we had planned t be out all day. Subsequently we missed both the boat and bus that would have taken us to the market!!

The spa was run by a great guy and it was good value for money, it also had problems with no steam room working and the jacuzzi and pool were cold, both were being fixed and the steam room was working as we left.

i did speak to the Manager as did others and it looked like they had taken it on board for a few days.......
go to Dalyan but look else where for accommodation, we have stayed at the Calbis and Keskin and both were very good.

Room Tip: Make sure you get a room in the original building.

We stayed for 9 nights as part of a trip to Turkey. The hotel is very well located just by the river and close to Dalyan town - but not too close. We had a duplex room which meant we had plenty of space, which was very clean and comfortable. We stayed on a half board basis - this was very good value and the food was excellent. The drinks are a bit pricey. At breakfast there was a good selection of food - and they will make freshly cooked eggs if you ask. The spa is great. An indoor pool was a fantastic addition - which meant we were able to swim everyday without being disturbed. This was a great place to stay at the end of the season - not sure it would be quite as good in high season.

Room Tip: Go for a duplex.
