I debated between 4 and 5 stars on this property but think that it's only improving and deserves 5.

Pros
-Units are large, well stocked kitchen and nice bathroom.
-Owners/managers are very attentive and cared about us being happy everyday-but too not intrusive.
-Location: private beach where you won't see many people. Easy to walk up to Tamanu Beach for dinner or jump on a scooter and drive anywhere on the island. We loved it being only 4 units, and over the week we were there all the people who stayed kept to themselves so you can just relax.
-Beach: Not the softest sand but very white and can take one of the kayaks out to snorkel or just paddle around see lots of fish.
-Decks: great place for a sundowner and the table is nice and big to eat and spread out a bit to relax.
-Hammocks: Usually empty, big, and comfy.

Cons
-units need a phone (which they are working on) or an office (working on as well) in order to make reservations for various things around the island
-Need more beach chairs

Overall a great value between upscale resorts if you are up for self-catering. Bring earplugs for the roosters (they are all over the island).

Room Tip: Absolute looked nice, but we had the middle unit which was great. The back one is set back the farth...

We have just returned from a most enjoyable 3 weeks in Villa #2. We are keen on snorkeling and the best snorkeling on the Island is right in front of the Villas. The free days that we had use of the motor scooter allowed us to tour the Island, pick up the odd supplies from nearby stores, etc.
Villa #2 has a loft with 2 beds (steep staircase) and this allowed the two of us to spread out our belongings on two beds upstairs and keep downstairs neat and tidy.
The kitchen is fully equipped so we ate many meals in the Villa as restaurants are expensive for those on US Dollars. Siu's frequent visits bringing fresh local fruit was much appreciated.
Great evenings were spent on the patio as the sun went down looking over a beautiful sea with a frosty one in hand.
A medical emergency was quickly resolved by the immediate response of the owners, John and Siu, the neighbors, ambulance, hospital and resident doctor. Within 24 hours i was back at the Villa enjoying my vacation.
A most enjoyable vacation and one we hope to repeat in the next few years

Perfect spot on the beach. The units have a wonderful view (especially of the sunsets) and the best snorkeling on the island was just outside our door. Unit was well equipped with everything you need to feel at home.

Sue was attentive and we appreciated the fresh fruit Sue gave us every couple of days.

If you are looking for self-catering, lower-maintenance, rustic accommodation in an ideal location on a beautiful beach this is a good choice. If you are expecting more of a resort experience with on-duty staff, daily service in a bug-free villa then this is not the best choice for you. We were looking for the former and not the latter, so had a fabulous experience. While she's not onsite daily, Melanie lives in town and is very friendly, helpful and informative. You just need to make sure you ask for what you need - don't expect her to come by and check on you each day. The Absolute Beachfront is an older villa and in need of some maintenance (hence rustic) but still comfortable, and in a gorgeous setting. It appears the other villas are newer and in better working order. The kayaks, lounges, hammocks and scooters are in really good shape. Note the scooters they provide are not automatic, so plan to learn how to ride them if you're not used to that. I would recommend a scooter as it really helps with exploring the island. Food options are accessible within walking distance at the resorts on either side. Grocers are walkable, although on a hot day a scooter makes it much easier. And being "in-between" the beach is surprisingly unpopulated -a dozen people strolling by in a day was rare. If you're interested in marine life check out the small reef to the right of the villas. The fish are abundant and very friendly. A low tide kayak trip to the reef is also worth the paddle. Watch out for moray eels.

We spent 6 nights in an Absolute Beach Villa. As others have said, the location is fantastic. Great beach for swimming and snorkelling right there. Unfortunately, we found the villas themselves to be overpriced and the management to be a little lax. We had to ask for enough towels for everyone, scrounge around for a coffee pot and other kitchen equipment. The screen door didn't close properly, the air conditioner was broken and the fans were inadequate. The phones in the rooms have been disconnected, so you have to rely on Melania to make all your arrangements when she shows up once a day. We stayed there 6 nights and our linens were changed on day 5?? The garbage from all the villas was piling up in the middle of the property and no one seemed to care to deal with it.

We really enjoyed our time on the Cook Islands but felt that things were not quite up to snuff at this place. It's too bad as it could be fantastic with a bit more effort.

We spent 4 days on Aitutaki and found that Aitutaki Beach Villas was the perfect place to stay. Melanie picked us up at the airport and very thoughtfully asked if we wished to stop and get groceries on our way to the house. This was so very thoughtful.
We had the absolute beach front cottage, which is the oldest one, but it is very spacious and comfortable. Mel has stocked it with a great 'mini bar' of various beverages and refreshments and there is a lovely supply of teas and coffee as well. It has all the kitchen equipment you need to prepare your own meals. I especially loved getting up in the morning, making my cup of tea and sitting on the verandah to greet the day. Groceries are expensive here so if you can bring a few things with you do so. But you eat simply and can probably find what you want here.
Heading along the beach to the right, we went to the Tamanu for a lovely dinner one evening and the next night, returned to sip a cocktail and watch the Island Dance show. Bring a little torch along for walking along the beach in the dark. There are lots of hermit crabs scurrying along the beach with their borrowed 'homes/shells' giving them some cover.
We walked along the beach to the left one day and had lunch at the Pacific Resort. They made the best cup of coffee I had on the Island! It is expensive to have lunch there but it was a nice treat.
The Koru Coffee shop is lovely too. We went there after checking out, Mel dropped us off, and then she picked us up later in the day for our late afternoon flight back to Rarotonga.
The cottage has a scooter ready for your use and Mel kindly took us to Police Station to get a license to drive it. There are kayaks for your use too.
The one thing I would suggest you bring is your own shampoo/conditioner as there is none there.
The beach out front is wonderful and you see the most amazing fish there. We enjoyed snorkeling right here in front of our cottage. There are a lot of sea cucumber on the bottom of the water so reef shoes are a good idea. We enjoyed an amazing day out snorkeling with Teking Lagoon Tours. They picked us up, took us to the boat, and we had 3 wonderful snorkeling stops, several little island stops and a beautiful lunch at one of them. Well worth taking this tour.
There are a few little repairs needed on the cottage - the screen door needs fixing and the screen itself needs fixing.
If we ever return to Aitutaki we would stay here again.

The Aitutaki Beach Villas are perfect. Well laid out, we'll provisioned, and well run. The beach is amazing and the water stunning. John and daughter Mel are amazing! They can book tours for you, get you a motorbike in minutes, and truly care about their guests. We were there around Valentines Day 2013 and were highly impressed. Would definitely go back but would stay longer next time.
