I have mixed feelings about the Buena Vista Villas. We stayed there for five nights in a Junior Suite, and had a great time. The grounds are beautiful, the beach is outstanding, and the location is ideal. The abundance of wildlife matched my expectations perfectly, and I would absolutely recommend staying there.

The conflict for me was the price and the room. They just don’t match. That price point at most other hotels would get you much nicer accommodations. Our room was not bad, but it was definitely not worth the cost. The bathroom was small and outdated, and the room certainly did not feel “luxurious.” I’m not bothered at all by bugs, but you just can’t have a trail of dead ants in the corner of the room and charge those kinds of rates. It was just a room - just a room in an amazing location.

I had gone back and forth when deciding between the junior suite and the 1 bedroom. It would have been nice to have the extra room and kitchen that the 1 bedroom provided. It also would have been nice to have the much more spectacular view that we could tell the 1 bedroom villas had. However, for $100+ more a night, it didn’t appear that the rooms were any more “luxurious.” They were bigger and had better views, but were still very much overpriced for the accommodations.

I think the villas have a bit of an identity crisis. They aren’t a hotel. That much is obvious. However, they aren’t just a management company either. I think the confusion from guests and what to expect comes from the fact that they offer services that lead you to expect the services a hotel would offer, but then fall short because they aren’t a hotel. For example, they clean your room daily (and do a great job), but they do not restock shampoos and soaps. My husband and I were given a single trial sized shampoo and conditioner for the entire five days. They provide an ice bucket in your room and will deliver bags of ice to your door, but do not provide an ice machine anywhere on the grounds. If they offered nothing, you would expect nothing and be completely happy. Instead, you’re not sure what to expect and wind up a little confused.

I was very pleased with the staff, both before and during our stay. They were great at answering questions and responding to me during the booking process. They were also very helpful throughout our stay, and though we didn’t ask for much, they always responded in a timely fashion.

As far as the walk to and from the beach, the grounds are definitely steep. However, they are not at all unmanageable. Maybe it’s because the Buena Vista Villas are closer to the beach than other casas or bungalows, but I never once felt the need to call the shuttle. I am not in good shape and have not exercised in a long time, but walking down and up the hill from our room to anywhere on the property (and the nearby store and restaurants) was not impossible. We saw some terrific wildlife by opting to walk, and taking the shuttle wouldn’t be worth missing the experiences. Of course, if you have beach gear you’re transporting or a family with small children, take the shuttle. I’m not saying the grounds aren’t a hike, they’re just not impossible. Also, unless you’re a thrill seeker or very brave, I’d recommend taking the road all the way down to the beach instead of the trails. The trails are pretty and fun, but since they are not maintained, you just don’t know what’s hiding underneath the leaves. After we had a snake encounter on the trail, we stuck to the main roads.

To summarize, I would recommend staying here. However, you should know that the price you are paying is for the grounds and the location, not for the room. If you want a place where you can sit on your balcony and watch the birds and animals, or you want a beautiful place to lay on the beach and watch the monkeys in the trees, Buena Vista Villas are it!

Thank you for your review and your very nice words about our property. I’m sorry you did not appreciate the room rate, but bear in mind that when staying on our property you are paying not only for the room, but also for the chance to stay in Tulemar Gardens with all the beautiful gardens, and wildlife and our amazing the private beach. It would seem that many of your issues relate back to our sustainability policies. The soap products are replaced only when the bottles have been emptied or have been put in to the rooms recycling bin. We have also chosen not to put outside ice makers around the property as they are wasteful of both power and water. We do have in room ice makers in all of the Premium Villas as well as the one bedroom select villas. The Junior Suites and bungalows have an ice tray in the refrigerators and as you pointed out, the staff is happy to supply ice when requested at no charge. I am sorry about the ants in the room we do insect control with green products on a monthly basis, but the Junior suites are ground level and we are in the middle in the rain forest.
For those unfamiliar with the jungle it grows extremely fast and needs to be constantly cut back on trails and for the views. This said our beach trails are maintained simply not paved. As far as danger from reptiles it is very remote since these animals respond to vibration and any encounter with reptiles they are most likely trying to flee from you. A good policy to adopt if you do see one: don’t touch them and they won’t touch you.
I’m truly glad you found our property so pleasing and easy to get around, and for any future guests unsure of our hotel services, all our services are offered with a sustainability policy behind them. Don’t be afraid to ask us and we should be able to accommodate you. Keep in mind when staying with us you are staying at the most exclusive property in the Manuel Antonio area and that is part of what you will be paying for. Pura Vida! The Staff

My husband and I just returned from our mini-vacation to Costa Rica. We only had 4 days away and we chose to stay at the Buena Vista Villas based on the private beach, beautiful grounds, and close proximity to Manuel Antonio Park. Our villa was in need of some updating (bathroom in particular) but it should be noted that we were not in one of the nicer (more expensive) bungalows. Otherwise, everything was PERFECT. I can't say enough positive things about the staff at Buena Vista Villas. Super helpful and super friendly. Absolutely beautiful surroundings! We loved all the wildlife and natural beauty. We also loved that we never felt crowded at Buena Vista Villas. Many times we were the only ones at the pool. Several good restaurants are walking distance from the entrance of BV. Kapi Kapi (fine dining), Cafe Milagro (esp breakfast), and Sancho's are within a block of the hotel. The main road is pretty dangerous in that people drive really fast and speed around the bends...especially at night...so be very careful! Another good restaurant is Rafael's Terrazza....only a short cab ride away. Everyone in Costa Rica is so nice and welcoming. We will definitely return!!!

Thank you very much for the wonderful review and thank you again for the opportunity to explain the difference between Tulemar Bungalows and the Buena Vista Luxury Villas. It’s quite simple really, Tulemar Bungalows are on the average 20 plus years old and reflect the day and age they are built in they also do not have any outside space. Buena Vista Luxury Villas are on average 7 years old and all have some form of outside space either patios or verandas. We feel the more budget oriented Bungalows offer the opportunity to enjoy the extraordinary property of Tulemar Gardens that both the Bungalows and Villas are on. We just returned from 4 days at BVLV. The service and property are amazing. But for this price point, the following list should not occur:
1. The sheets - very worn out and low quality. The fitted sheet no longer had elastic and every night you'd end up on a bare mattress by the morning. (ick)
2. The bathroom is circa 1979. And it was never really good quality to begin with to save this long. Very shabby.
3. Safe in room had no key. This was news to them. They didn't offer any other alternative so we had passports with us 24/7. Hard to do at the beach.
Other than that, great people and absolutely beautiful. But would not rebook based on the above. They should invest in upgrades.

I’m glad you enjoyed both the service and the property. It should be noted to future travelers that this guest stayed in our bungalows. The bungalows are the oldest units on property and do reflect the time they were constructed. The benefit to the bungalows is they offer a price point that enables more budget minded travelers the opportunity to stay on the exclusive Tulemar Gardens property. We regularly change out older sets of sheets but I encourage guests to simply put the change card on the bed for the maids to change the sheets in your room during the daily service if you are not happy with the sheets on your bed. We change sheets on beds during guests stays every 4 days unless the guest requests it by placing the change card on the bed, this is done for environmental reasons. Regarding the safe, this sounds like a language barrier problem. We do not like to see guest unable to use the safes and make every effort to enable their use, even going as far as putting replacement safes in the room since we do keep extra safes on property if a room safe goes bad. In my experience, who ever this guest spoke with did not understand the guest’s safe was unusable without the key. Ultimately it sounds as if the guest did enjoy their stay with us and we will work to provide better communication in the future. Thank you for the review, Pura Vida!

Just came back from a honeymoon here and can't say enough good things. The staff is fantastic... Just so helpful and nice. Basically has a private beach with a great bar set up there - beautiful setting, every day we were there monkeys came down to check things out. Also saw monkeys for a few nights from our balcony... Tree sloths as well... Encountered numerous monkey tribes hiking through the property, not to mention iguanas, toucans, etc. Walk back from the beach is steep but not bad if you're in halfway decent shape. If not the shuttle literally comes by every 5-10 minutes. Rooms are very nice. I was worried about bugs but they have low luminescent(?) lights so the only time we had any bugs inside was when I left everything on high. No problems with bugs when sitting out on the porch. Location is great... There are a number of really good restaurants within walking distance (I highly recommend Kapi Kapi) but if you want to go someplace else in the area it's a quick cab ride (just remember "la Maria por favor". Great experience, can't wait to go back

We stayed here for 3 nights with our two young children, ages 8 and 6. We stayed in a junior suite, which consisted of a separate living area and 1 bedroom with two queen beds. The unit itself was perfect -- amazing views, awesome balcony, very clean. We spent most of our time here at the beach or the pool by our unit. The beach is lovely, very quiet and peaceful, and the waves can be quite fun. The pool area was very nice as well. We ended up preferring to venture out for breakfast (BV does offer poolside breakfast) - our favorite breakfast spot was Cafe Milagro. And for lunch, be sure to try Sanchos, the inexpensive taco stand. Both restaurants are located very close to the entrance of BV. For activities, if you do the dolphin/snorkeling tour with kids, I recommend you skip the sunset tour if possible. This tour was recommended to us as being kid-friendly, but it ended up being more like a booze cruise. And while the BV shuttle drivers were great, be careful with the local tour drivers, I don't think they like having to drive all the way down the road in BV. We did see great wildlife within BV, including monkeys, armadillos, and green iguanas. Just remember, the location is very hilly, so be prepared for an extra effort in any walking, or plan ahead and use the shuttle. Overall, BV is simply a beautiful place to stay in Manuel Antonio.
