“OK but basic”
Reviewed May 12, 2013

Basic accommodation but exceptionally clean, all of the staff were very nice and friendly and breakfast was toast and tea or coffee unless you paid extra. Bed mattresses were very hard and just a piece of foam but if you ask for another mattress the cleaning guys will get you one. Good central location but be careful as the traffic is manic. Stayed here in January 2013 for 8 nights and it was enough.

Room Tip: Ask for a room facing the pool as they are quiet

Hotel workers are good and pleasent, Good location because there are many shops, restraunts, farmacy etc next to the hotel. Two swimming pools, beautiful garden. Common Indian hotel breacfasts: jam, tosts, butter, coffee, tea, hot and cold milk. Unfortunately don't have many photo but the hotel and rooms has normal view. Room furniture is old, no hairdryer, but we got big room, with little kitchen and another room with TV and sofa.

We stayed here for 2 weeks in Feb 2013. What you get is basic, actually great for this money. Rooms were very big and clean. There was lounge, bedroom, kitchen, bathroom and 2 big balconies in one room. Every room has it's own geyser...therefore there were hot water any time you needed it....(something you can't get from some other average hotel) ..Staff was very friendly...Rooms were cleaned daily.. Towels and linens were a bit tired-looking but the great service and location covered this shortage..For breakfast was served tea, coffee and toast...which is common for all average hotels in Goa. .Best location: shops, bars, restaurants and beach just a walk away....All-in-all it was great stay and we would highly recommend it to all low-budgeted travelers...we have been in Goa many times and seen lots of hotels...here you will get exactly what you pay for.

To me first impressions do count & arriving at 4.30 am the reception area looked so grim and uninviting (the same in daylight) possibly the most uninviting I have encountered in Goa, yet on entering the hotel grounds the vista was very different with attractive pools & well tended, clean gardens and dining areas. .
The rooms. We were capably assisted to our alloted apartment & found it extreemly spacious & adequate for a two month + stay. It comprised of a furnished lounge with a three piece suite, coffee table , large fridge, TV, telephone, ceiling fan & furnished balcony. A kitchen area that comprised of a large worktop & sink led to the bedroom area that had a double bed, bedside tables, wardrobe (no set of drawers) ceiling fan, A/C unit and a further balcony. There was a large shower/wc wet room and was fully tiled as were all the floors in the apartment.
We had two excellent "room boys" who were extreemly diligent in there endeavours & we had clean towels & sheets with the room cleaned daily although we did excuse them on a number of days as it was felt uneccessary. The only drawback in the apartment was the proximity of the shower head to the electric wall plug for the hot water geyser which was about 30 ins away and was absolutely lethal. When we did require hot water we switched it off before we turned the water on for the shower & even then we switched it off with a plastic shampoo bottle.
Restaurant. This was an attractive outside area that also contained an undercover area that had ceiling fans & was used for breakfast, snacks & evening meals. Thursday evenings they had a barbeque night & a singer/artist. The food was good and the food generally in the hotel.was very good - the evenings entertainment could have been a lot better but we did accomplish a dance or two & it was still a pleasant evening.
The Staff. With the exception of the miserable reception staff (as others have commented) we found them all very nice, pleasant, helpfull & efficient even down to the lady gardeners. I feel it is often unfair to give singular praise to anyone but "John" the maitre `d must be an exception.
He was a guide , tourist information office, father confessor , Marjorie Proops and problem solver that everyone loved & respected - worth his weight in gold - the man is a STAR.
Pool Areas. As atractive as they were they did arouse a lot of consternation on quite a few occasions when the pool was dirty & green with algae & was most uninviting. Numerous requests were made within our stay to have the pool cleaned but all that was forthcoming for two days or more were excuses. In the end a deputation by guests approached the manager (he is miserable as well if you ever see him) eventually geting things near back to normal the following day. The excuse that there was also another pool you could use was inapropriate as that pool was also dirty & unmaintained at times.
There were generally adequate loungers around the main pool but a contentious issue was that a few of them were in a state of disrepair and the very thin plastic covered matresses that were on them were nearly all torn, worn & disgusting - the one saving grace was that they supplied nice towels for the poolside from the nearby laundry hut to cover them.
General Observations. Maintainance and upkeep of facilities appear to be a bit of a problem. We complained about a broken toilet seat as other reviews have stated & was never attended to. We had four hot water geyser breakdowns in the appartment but they were very promptly repaired
Having stayed at this hotel for over 2 months we found it very central to our needs with many good restaurants in the vicinity and an easy 10 min stroll to the beach.. Many of the guests were here for 2 to 5 months and all had stayed at this hotel previously and voiced concerns over its current state but I write my review honestly and as I found it..
Would I go back to Goa again - most certainly although the litter problem is horrendous, and yes I would go back to this hotel as I can accept a future booking with the knowledge of previous experience & having "been there"
My low marks for sleep quality were based primarily on being continually awakened by the night security man constantly banging the paving with his night staff as he did his rounds. The noise being in an ampitheatre type surrounding, resonated round the buildings. I found it so annoying I did mention it - then I complained personally to the night guard and eventually to the reception desk but it still persisted. Although the barking of dogs awoke me at times, I feel that as they were beyond the hotels perimeter & their jurisdiction I did not bring this into my "poor" sleep rating. Another contributing factor was the very hard matresses - also dont even try to have a pillow fight - they are like a brick !!! I did request and got, an additional spongy matress to put on top of the existing one so I would assume if you ask for one & they are available you would get one..
One very contentious issue I found was the security of your room keys if you deposited them at reception if you left the hotel during the day or evening. They were always on display in an unsupervised area of reception where anyone could pick up any other keys as well as their own and with the key being at reception the person taking the keys would know that the room was unnocupied so they could enter your room & steal anything. Not good enough .. again management take note !!!
Although this review is rather comprehensive because we were there for so long we thoroughly enjoyed our stay at this hotel having met great company and would certainly take another holiday here should a similar offer come up.

Room Tip: Some balconies face the sun - others dont but they are very compliant in changing rooms if you are d...

We have just got back from Goa and couldn't wait to share our experiences of this hotel.

This wasn't our first trip to Goa so we knew what to expect of the resort, so the only unknown was the hotel. We made the mistake of booking without researching the hotel and we've regretted it. The was only made worse by the poor treatment we received from the Thomas Cook representative at the airport who was unable to confirm that we had booked a package with them. As a a result we felt we were shoved to one side and provided an inferior service.

On arrival at the hotel we were very disappointed and 4 people actually walked out and refused to stay. I wish we had followed. For health reasons we had requested a room at ground level or the first floor but were actually shown to the 5th floor. This room had bars on the windows and was filthy. We refused the room.

The second room was barely acceptable but, as we were tired, we took it... but not for long.

Whilst using the shower my husband received a massive electric shock from the fittings. (See pictures) The hot water boiler was just a mess so yet again we demanded to be moved.

The third room was very shabby (again see pictures) with very little wardrobe space, poorly made beds with thin mattresses, broken tiles in the bathroom, broken toilet seat, poor drains, damp stains, missing window slats that let in mosquitoes, and questionable electricity sockets.

As for the hotel, in general it was very poor. The pool was closed to majority of the time. The only positive things I can say about the hotel was that it was located in a good position and the service was good. Given that the room was so poor it actually made us plan more excursions than we normally would have, So on this basis we enjoyed our time in Goa!

Overall, AVOID THIS HOTEL but enjoy Goa!!!

This hotel is the worst of the worst.the only nice thing about it are the bar and breakfast staff who are so lovely and go out of their way to help in every way possible. If you stay here try and get in block s which we eventually did as rooms are basic and of a poor standard even for India. Whilst we were there the pool was shut for 4 days no wonder as it was filthy.the room boys used our fridge contents as their own personal mini bar.coming in not to clean but to listen to music Chanel and devour the alcohol which we finally proved by marking the bottles one morning and on our return finding it well below where we d marked.other items also went missing from room our luggage scales and various items of underwear.
If you enjoy somewhere like blackpool then you ll love the location but the beach is filthy also.we ended up renting bikes and getting as far away from callengute as possible to beautiful unspoiled beaches.
