I went kismat mahal with 3 of my friends.

So, we booked 2 AC rooms for 900 Rs each. Both the AC's were working.

There were not many service staff, just 2 boy and a lady. But both the boy do a good service. Before we checked in the room, both the rooms are cleaned. On the second day morning, we once told the service boy to clean the room and they did not take much time to do the same.
One of the boy is called innocent and he really is. He actually handles everything from taking food order. serving food, giving filtered water. For me and my friends, he seems to be a one man army :)

Arpora beach was 5 minutes walk in from here. and from Arpora beach, Calangute beach was 20 minutes.walk in.distance.

Ulhas is another person associated with this hotel, he manages transportation. he received us from madgaon station and took 950 rs from there to hotel. We also took 2 scooty from him for 200 rs each per day.

both innocent and Ulhas receives every call made to them :)

last but not the least, you wont find the staff between 2:30 pm to 6 pm as this is their rest time. but this was acceptable to us as we were usually out at this time.

I recommend this for friends.

its a very basic hotel. peaceful place . beach is just 5 min walking dist.
good place to chill and relax. the hotel staff also arrange for water sports , at a comparatively cheaper rate .in tom's water sports . the driver provided by the hotel is also a very helpful person his name is ullas and he will surely show you goa properly and safely

Room Tip: i stayed i room no 11 its in 1st floor . ac in that room is working good . large separate balcony...

I was here with my friend on one of our first trips together. It was located a minute away from Calangute beach. The people are very friendly and helpful, and will give you any information or help you may need. It's a great place for a budget traveler.

I was here with my husband on one of our first trips together. It was located a minute away from Calangute beach and that's what sealed the deal for us. It's a large home which has been partially converted into a bed and breakfast.
The people are very friendly and helpful, and will give you any information or help you may need on getting around goa and planning your trip. They also helped us rent a bike from someone they knew, who had it delivered to the doorstep.
There's nothing fancy about this place, and there's no room service.. but it's a great place for a budget traveler. You can just walk out of the back gate for an early morning or late night stroll on the Calangute beach.
There's also a nice little patio facing the garden which is a great place for to talk over a glass of wine late at night if you can't get any sleep.

Pros: Cheap hotel, spacious, clean to some extent but need some improvement,close to the beach, good service and courteous staff,
cons: dull lighting in bathroom and corridor. They have used night bulbs in corridor n bathroom. Not much variety of food but its ok as u normally roam througout the day and late night so doesnt affect much. Property's exterior and balcony needs to be repainted. chairs in balcony were dirty. Bathroom shower is a problem. there is no room service or intercom hence you need to go down every time, you want to have something. This hotel is recommended only for those who want to save money on long duration stay (4-5 days).Considering the tarrif(700 per day) the hotel is good enough.

Room Tip: AC Rooms were looking decent in terms of cleanliness.But you dont require AC in feb as it was cool e...

Very efficient collection from the airport by a cab. Late check in with staff. Booked single room with A/C. Got a generous upgrade with en suite.

Room was fairly big, everything worked when the power was available. Common problem in India generally with frequent power cuts. The room was reasonably clean fresh towels daily. The electric wiring was a concern, see photos. Taking a shower with a live three pin power socket above your head is a little concerning.

The location is good although a bit tucked away in a back road, the beach and main road are only a few minutes walk.

The quality of sleep depended on the reliance of fellow guest not being noisy. Unfortunately most of the guest were young indians who appeared to be sharing 4/ 6 to a double room. (if the numbers of pairs of shoes left outside each room is a fair guide) On more than one occasion I had to speak to a crowd of them talking and laughing very loudly on the bottom floor open stair well. Their noise echoed throughout the hotel. After two attempts at two in the morning I wasn't best pleased.
The same thing happened a couple of nights later and after the proprietor (Frazer) had put a notice up requesting guest to consider others.

Frazer appeared to have an arms length style of management as I only spotted him once in the 7 days I stayed there. He needs to be more attentive to what is going on in his hotel.

I moved to another place after my stay and found better accommodation at slightly less money. I would suggest this hotel is more suited to the Indian clientele as they appear to cater more to them.

I wouldn't rush to stay here again.

Room Tip: Bring ear plugs and hope fellow guest are respectful of other staying.

we got room in abt Rs. 750 and paid 50% advance- as shown in pic its basic room with 1 chair, 1 table, 1 stool and bed and attached toilet bath
has good tie ups with economical WaterSports at 7 mins walk Calangute beach and bike ppl who gives 4 rides in rs. 600 per head- Bumper, banana, parasailing, Jet Ski
Activa u can get between Rs. 200-250 in off season Feb and Bike in Rs. 300-350
only issue can b hot water - which comes some times and some times not but if u request Mr. Innocent - he wud provide 1/4th bucket such warm water tht wud b sufficient for full bath
We had taken room on 1st floor and they dont have any phone or bell so every work u hav to go downstairs
good ppl- frezar and Innocent and good service

keep it up

Room Tip: take room on 1st floor which has good balcony and TV
