we stayed in kismat mahal in the month of march , 2011. The location was very near to beach (just 3-4 min walk). They served us a good quality of food. Rooms were very clean.It was worth money. Service was excellent and basically due to a young guy namely "Innocent ", he did care a lot ! It is a small budget hotel.The manager of this hotel was very good in behaviour.

Good value for Money. The best thing about the hotel is the location, as the beach is just 5 minutes walk from the hotel. The rooms are quite spacious and bathroom is clean too. The room we stayed in also had a balcony which is good to have a quiet drink at nights!!.
The service is very good. Especially Innocent (staff boy) is very helpful and arranged the local trips, bike and cab at reasonable prices. Though not many varieties of food items are available, quality is decent and at a much reasonable price compared to other places in Goa.
One thing which can be improved is having telephones for calling room service.

After seeing review, i have booked this hotel. Seeing is believing, so i was having a doubt which was cleared after entering the rooms.
My observation :
1. Rooms are cheap (900/- for AC Room per night).
2.Walking distance from beach (5 min).
3. Good , hygienic, & cheap food is available.
4. Staff is very cooperative (Mr innocent) & know how to deal a customer.

My advice (hope it can help u).
1. Don't spend on hotel much, as u should enjoy water sport on calangute beach.
2. Bargain on water sport, ex : paragliding cost is 200/- each , which they will tell 500/- each.
3. Spend on sight seeing for 1 day only (if u r there for less than 4 days), u can combine north goa & south goa .
4. Compulsory take a bath with hot water after beach (use sunscreen lotion before going in sea water & cold cream after taking bath with hot water else u can have skin disease).
5. Don't make tattoo as it can harm your skin ( price is 50/- for a medium size).
6. If u want a change in food , can visit udapi restorant (anand sagar) near kismat mahal.
7. Last advise : Keep beaches clean, share ur experience fairly , which can help others .

If you are looking at a budget , yet a decent stay near calangute beach i recommend one to go for Kismat mahal.

Rooms in kismat mahal were neat , clean. It had private balcony facing the garden.I'm not sure about the Food as there were not much variety when it comes to Veg.But there was a decent Veg restauran[Anand sagar , if i'm rite] that is few meters away from this placel. Kismat mahal offers u to rent bike that is 250 /- per day.I suggest one to roam around North goa on renting a bike, on the other hand one can opt for 1 day trip to south goa via package, that is 350 /- per person that also includes river cruise.Kismat mahal can help you on this.

Pros :

6-7 Mins walk to calangute beach.
Friendly staff.
Value for money.

Cons :

Lack of veg cuisines.
Better to go for AC rooms.

Overall , We had a nice trip to goa this October and one can go for kismat mahal if looking for basic accommodation without Fitness center, swimming pool etc.

Good value-for money place providing all basic facilities w/o unnecessary luxuries. Even the restaurant menu though limited had reasonable prices. I stayed in a NAC room with attached bathroom and balcony which was comfortable and clean. They had great attentive staff in Innocent (yes, that's the name of an employee !!!) and Ignatius though I really wonder how they would be able to cope up in the peak season. Had a minor fright the first day when returning early night, I was "greeted" by 2 barking dogs, one of them, Bose (or is it Boss ?) standing upright on his rear legs while I had to stay calm and call out his name (had met him only for a brief moment in the morning and he apparently had not recognised me)and the 2nd one whom I had not met earlier (Bruno). I would appreciate if they were not let out loose in the compound especially late evening/night as their barking can give sudden shock to any tourist.

Room Tip: Better to take rooms on the 1st or the 2nd floors

visited in off season,septmber, most of the rooms empty, only 1 attendent (innocent) who takes care and he is a very good guy

Rooms r ok, we took a non-ac room for 600, given the location its a very good deal. Just 10 km from kadamba bus stand panaji, local buses ply from panaji(panjim) to calaungute, and taxis as well.

Down side, the rooms are not exotic as espected, quite a few stray dogs in the hotel, harmless though.
DO not take the pckup from hotel, the guy (ullas) is a ripper, overcharges a lot,

We went on a Bike ride from chennai to goa. Kismat Mahal is the great place to stay. You don't have a Great scenary around, but the service and the care taken by Mr. frazer(owner) is great. Food is good and reasonable.

Just 2-3 min walk from the hotel to part of calangute Beach. Few meters walk to the main Candolim Road. Overall Best place to stay with affordable budget.
