We were staying in San Joao 6 years ago for a month and a half. We had really great time. Now after 6 years we came back and what we saw, was a very pleasant surprise. This place has always had a certain charm and now lots of rooms are remodeled, and they are looking really great. It is actually a bargain to get a duplex (2 floors) apartment with 2 bedrooms and 2 bathrooms upstairs and big living/dining room with a small bathroom downstairs for such a good price. And also one bedroom apartments are great. They all have balconies with chairs , TV with lots of channels, very good WIFI in common area - which is actually very great - sitting near the pool with a drink, listening to a very good music and do some work on your laptop. Mr. Brice Soares, the manager, knows exactly what he is doing - he is so helpful, nice, speaks very good english and is always available. They also have a great spa area, which I didn t use, but I had a chance to see it. It looks fantastic. We love the pool and the restaurant / bar area - it is so nice to sit there in the evening, have a cold drink and maybe have a chat with some other guests or just see the stars and listen to a very good and (not loud) music.It is so peaceful. We really loved the reception area. It is the most cozy place we have ever seen in hotels.

We absolutely recommend this place and will be back next time when we come to India.

We first booked just a couple of nights thinking to move more south but we ended up extending our stay as we felt so welcome and like at home.

Our 4-year old son was in love with their swimming pool so we started every single day with a swim there, enjoying life.

They helped us rent a bike for a very good price so we have seen a lot of South Goa and Benaulim is highly reccomendable. Beautiful beach and very quiet.
And if you fancy more lights, restaurant and bar life, you can always get to Colva in a few minutes.

Brice, the owner, was always welcoming and happy to chat and teach us about Goaian lifestyle, history.. he is very passionate and working very hard to deliver top service, which he unquestionably achieves.

we are coming back!

The hotel is located in a secluded area. The walk to Benaulim beach takes 25 minutes. Finding a good restaurant at close distance is quite challenging and the hotel itself doesn't have a restaurant. The service was quite good and they tried to makes us feel comfortable. However, the design of the hotel is completely old fashioned and the rooms are very basic (particularly the bathroom). The beds are hard, no safe available. The AC made a terrible noise and there was a very weird smell in the rooms. Even though the rates are quite good, I wouldn't recommend to stay in this hotel. There are better options available.

The whole hotel was in need of refurbishment, it looked sad, and made us sad when we arrived, so sad that we decided not to stay! Aircons were broken, holes in bathroom windows, cobwebs everywhere, fridge was broken, kitchen area a disgrace. Beds were as hard as nails!
The restaurant, if you could call it that, didn't look like it could cater for anyone, if anyone else had been staying there, as it didn't look like there were any other guests!. The pool looked relatively clean after the pool guy realised there may be guests staying!!
The 800metre walk to the beach, (which was much further!) took us a good twenty minutes! However the beach was great, quite unspoilt and deserted.
To conclude I would say that it was a shame, as the hotel could be a nice little place, looked after, tidied, glass replaced, holes filled in around windows and aircons and re painted, properly cleaned, add some nice soft furnishings and all unworking electrical items replaced!
I suggest to the owners that they read all their reviews and take all this on board!!

Hi, I'd like to say some kind words about San Joao Holiday home. The place was really nice and cozy, rooms were clean and freshly renovated, pool (although small) was suitable for both kids and adults. The only thing to complain about was the A/C that made terrible noice so it was impossible to keep it working while sleeping.
The house was the last one on the road that leads to Benaulim beach (about 700 m) so the neighbourhood was quite quiet and the walking distance to beach was also ok if you are used to walking (there was also a possibility to rent bikes). And what's most important was friendly and helpful staff (my special thanks to Khamal from restaurant and also to Brice, the manager). They really made us feel like home :)

Stayed in San Joao for 2 nights and was very pleased. The price was reasonable, the hotel was in a quiet part of Benaulim and the staff were all very helpful. The room did have a few issues such as aircon not working on the second day but nothing else to really complain about. Pool was clean and quiet and enjoyed the stay here.

Stayed here a couple of nights in the beginning of november. We were the only guests on the hotel at the time. Several rooms were undergoing renovations (very much needed) during our stay there. The air con didn't work in our room and it was so hot during the night. We were moved to another room that was a bit cooler though. The sheets and towel weren't cleaned (or they appeared dirty after wash) and there were holes in them. The rooms weren't cleaned properly and it was really dirty in the closets. The owner told us that the beach was 10 minutes walk, but it's more like a twenty minutes walk. To get to an ATM it takes about twenty minutes up to half an hour. The food wasn't so bad but we had to decide in the morning if we wanted to eat in the evening - we don't like to plan our days like that.
