We stayed here for NYE and booked based on the recommendation of a travel agent who confirmed it was 4* (it's 2 at a push).
The decor is in definite need of an upgrade and a massive lick of paint. We paid $300 per night, the "fully stocked mini-bar" was empty, and the robes and slippers do not exist.
We initially were placed on the first floor but after a night from hell they moved us to the top (third). The first floor is directly above the kitchen and you can hear every conversation among the kitchen staff, every fork and plate being moved etc. If you are a light sleeper insist on going up a level or two!
The best thing about the hotel is the quiet roof top pool and bar.
The staff as all Indian customer service staff seem to be are more than helpful and willing to accommodate you. I don't think they are used to serving many people for food as when 10 of us ordered lunch it took over 2 hours with things (even drinks) being brought out in dribs and drabs.

Not a terrible experience really, but certainly not 4* or worth $300 a night!! It was NY after all so I sucked it up but won't go back - better off in a beach hut for a fiver!!

Room Tip: Top floor for a quiet night

This the best hotel, with best in class amenities.. Away from the stoned, smoking crowd of not so gud Anjuna Beach..
We spent most of our two days in the hotel.. On the roof top pool..
Staff is very helpful and courteous..

they don't deserve my Rs 4,400(USD 70)

the hotel is renovated, I can see their effort but still old and bad service hotel. very slow wifi is only available at the lobby.

I came there for business trip but still want to enjoy the sunset at very famous Anjuna beach.

First of all, their location of google map is totally wrong. I think it is their job to find and fix something on the internet but I was dropped by pre-paid taxi at middle of nowhere according to google map.

Had to work about 30 minutes and finally find the hotel but they keep asked to write something about me.

Above is the reason why I miss the sunset so I upset.

Yes yes it is Indian style and I respect that. it is ok but room is also disappointed.

Actually room is very big and there is a balcony also, which was good though.

However, there were no cups next to coffee maker. Furthermore, towels they have are teared.

The worst thing was bathroom. It is big and they got hot enough shower but smells shi* literally. I mean from whole check in to out time. that must come from down there of toilet.

You better stay at another beach guesthouse other than here.

The hotel is decent, the rooms are spacious, neat and clean. The hotel is situated in a calm location. Its around 1.5 km from the local bus stop. The morning breakfast buffet was pretty decent but the dinner wasn't good and also very expensive. Its better if you explore some other eatery nearby.

The sky bar wasn't open when we had been and they were setting things up still. May be it was just the start of season.

Overall, its a nice place to stay.
