We had a really nice two day stay at this hotel. However, after we checked out as we were driving away in our taxi the staff abruptly stopped us to tell us we owed additional money (we apparently accidentally booked for 1 person instead of 2 through third party site). Never bothered to tell us upon check-in of the error in the room booking or while we were waiting for our taxi or any other point, when we could have reconciled this matter with 3rd party booking site. Felt like we were ambushed at last minute and additional fees were absurdly high. Also overheard another guest having similar last minute issue/additional fees upon checkout the day before. Decent hotel, but bad business and not professional.

Sorry you did not have a good experience at check out. We charge 150 rupees extra for two persons over the single person charge in the room that you stayed in. 150 cannot be called high for the difference in charges based on occupancy!

Even though the hotel is located in the crowded part of the city, once you enter the premise it is extremely peaceful inside. Neat and clean rooms and an excellent restaurant with great food and at a reasonable price. The homemade cookies were excellent. The staff was extremely courteous and helpful, whenever we wanted a cab it was arranged at a reasonable prices.

We stayed for four nights in May and were so pleased with our choice. This hotel has really to things right - really well set up rooms - nice little touches, good size, comfy beds, very quiet. There's a really great canteen restaurant which a huge selection of food at very reasonable prices - we ate here most meals...something we've not done before! Recommend the Thali and the fresh fruit for breakfast. There's a lovely lawn and shaded area to relax or enjoy a meal or drink plus a beautiful lounge/library with heaps of magazines and books to swap or borrow.
The location is a bit away from the sights and other restaurants but its easy to get a tuktuk from outside. Would definitely recommend.

Arya Niwas is located very strategically in the heart of Jaipur, close to the railway station and the busy hub of M.I. Road. The rooms in Arya Niwas are clean and well maintained. They have travel desk, where people are helpful. the self service vegetarian restaurant makes fairly good quality food which is reasonably priced. The main attraction in this hotel is the lawn where we spent long time, since we visited Jaipur in winter.They are also equipped with a internet centre. The souvenir shop has interesting knick knacks on display. Would recommend this place for stay in Jaipur.

This 1 night stay at Arya Niwas was a part of a Jaipur recce that my wife and I went on in the first week of May to check out hotels, restaurants and off-best things to do in Jaipur. Needless to say Arya Niwas is on top of its game in the Pink City and probably one of the best below Rs 2000/Night hotel in India. I can say this because I run an inbound travel company and use budget hotels all over India for a lot of our clients.

What's Good:

Room: We stayed in the Superior Double(307) room on the 3rd floor right next to the open atrium. Rooms are well sized and had a comfortable bed, clean and fresh sheets, a fridge, LCD TV and desk and all other creature comforts. The hotel was made in the 70s and the decor seems to reflect that, but in the most positive way possible. Everything is well well maintained and I cant stress enough how clean the room was.

Bathroom: At least the room that we had and some others that I saw had spacious bathrooms with a big shower. The bathrooms were clean and had some very interesting organic toiletries. I absolutely loved the white tiles in the bathroom colorfully accented with the blue-pottery tiles just enough to give it an Indian warmth.

Service: Although we did'nt use too much of the room service, but what ever interaction we had with the staff was very pleasant and helpful. The reception staff was great and the check-in experience was seamless.

Architecture: Not strictly a Heritage hotel, but the 70s architecture and decor of the building gives it a very homely and comfortable feeling. Old school Terrazzo floors, courtyards, open atriums, verandas etc are although only 40 odd years old but almost give you the feeling of living in a old Haveli. Even though the property has 90 rooms, you will not feel you are living in a pigeon hole structure. One of the best feature of the architecture is due to the open verandas and atriums there is sunlight in almost all parts of the hotel all day long.

Amenities: One thing that really frustrates me is when hotels charge for Wifi, however it is for FREE at Arya Niwas, just the way it should be. Wifi is no longer a luxury or a out of the ordinary service that hotels should charge for it(as did Hotel Park Prime Jaipur). It is almost a necessarily and not to mention available very cheap in India.

Food: Chitra Cafe at Arya Niwas is ranked one of the best in Jaipur and although we missed both the meal opportunities while we were there, but there is no reason to believe that it is any less than amazing. One thing though that took me by surprise are the prices on the menu. Like the decor they also seem to be from the 70s (for the ones who didnt get the analogy, very cheap like things were in the 1970s ;)

Location: AN is located very close to the main tourist attractions and also the off-beat stuff in Jaipur and can be easily be accessed by autos, cabs etc. Another + is it is not on the main road, but nestled behind a big commercial complex. Anyone who has spent some time in India would know that the roads are full of honking and noise vehicles, which becomes a huge disturbance in the rooms if the hotel is on the main or big roads.

Whats Not Good:

Location: Although it is located very close to the attractions, it is also on a very busy road and right next to the old Transport depot of Jaipur. This means that at night there is a long line of trucks and heavy vehicles standing a few meters outside the hotel. This can also cause traffic jams in the day. However this is not a deal breaker, but can be an issue at times.

Parking: For the no of rooms the hotel has, it has parking only or 8-10 cars at best. We were there in the thick of summer so there was not problem as such, but I can only imagine it would be quite chaotic during tourist season. Again not a deal breaker in my book.

Conclusion: If you are looking for a cheap, clean, simple and no non-sense kinda deal in Jaipur, then AN is a hole in one and for the price you pay you will get much more than you have paid for. Also for the budget it is one of the cleanest, most well maintained, spacious and well serviced hotel around.

A heritage budget hotel,in the heart of the city. A little away from the main road,but well
maintained garden and rooms. Courteous staff. Delecious food which reminds you of
your home away from home. In a pleasant good weather an excellent ambience. Preferable for simple living simple thinking people.

The vegetarian restaurant serves really good food and is well priced. The gift shop is much better priced than I could find outside. The garden is well maintained and pleasant to sit out in. We used the hotel drivers and found them very good and reasonably priced. We also used their left luggage service so we didnt have to carry all our bags whilst going away for a few days. They have a travel agent on site, and we emailed to book train tickets before our arrival in India (booking cost 60 INR per ticket) - just be careful that your seat number does not start with WL as this means waiting list ie unconfirmed, which happened to us even though we had booked them 2 months in advance. Once we realised this, the staff were helpful in sorting out confirmed tickets.
Rooms fine - no frills but clean. We would be happy to stay here again as everyone was very helpful.
