I stayed in 5th floor and it is a Newly constructed floor so the rooms were pretty decent. I had spent 3 hours in searching hotels at that location and this was the best one at that price range. The reception manager is so unfriendly.

Only positive about this place: it is very close to CST-station!

Our room was VERY small and pretty dirty. There was a window facing a very little ally (maybe 50cm) and anther building. Which means: our window was facing a kitchen and the smell was absolutely horrible! We had the choice between the smell and no air in our room because it was so small. Only solution: leaving the door open and being watched by the staff.

Plus: lot of cooking going on in the hallway at 6 am in the morning! Bad smell and noisy!

If you have a little more money to spend: go somewhere else!

A lot of maintainence going on around which makes you uncomfortable. The only advantage is that it is very near to the CST station. Very small rooms and you cant even move when two people are staying.
Very cheap but i recommend you to stay only in case of emergency when you dont get room at any other place.

Room Tip: Stay only during emergency.

No working light, air conditioning or tv. Maintenance work on the outside. Charged us full price even with all the faulty electrical. Manager didn't even want to listen. Avoid if you want an enjoyable trip!!

Room Tip: Avoid this place.

Small hotel, near the train station. My friends had a family room in the front. Large, big window, overlooking a big tree and a busy street. My room was small, dirty and reeked of paint. The chaps on the floor, were very help, getting water, coffee eft. I liked the area around the hotel, lots of restaurants. Manager at hotel seemed friendly and helpful.

Helpful staff, good location. Basic room, twin not double bed, no bottled water or toilet roll without paying. Quoted prices out by 50%, suggesting either a massive economic shift or hotels are inflating prices when they make it into the guides or onto tripadvisor!

Unfortunately it seems that hotels/guesthouses in Mumbai are generally over-priced. Booking at least 10 days in advance is also recommended.
Hotel Oasis is by no means an oasis: the rooms need a paint job, bedsheets could be cleaner (I used my own) and there is no view whatsoever - unless you consider looking into the next apartment blocks kitchen a view.
Though taking into account the over-crowded state of this city I assume this may not be such a bad location. It is a 20 minutes walk to Colaba, while the beautiful Victoria station is just a 5 minute walk down the road.
The rooms are tiny but include A/C and the bathrooms did have hot-water. The passage ways to the room, including the elevator are poorly lit and not very clean either. The elevator is also quite old and a bit rickety. Think there were no stairs???? At least I could not find them.

Room Tip: Just check your room before you choose it! All are quite dingy though...
