We stayed here in October of 2012 and were highly disappointed with the service and rooms. After reading the rave review in the Lonely Planet we were excited to stay here. We had been shown another guest house in the area which we had turned down because we wanted to see the Ancient Villa Hotel. But upon arriving, we realized that for the exact same price ($45 per night), the other guest house (wish I could remember the name) had a pool, breakfast and on par rooms, plus a functioning restaurant. We still decided to stay at the Ancient Villa though as we were only in the area for a night and were ready to settle in. Many of the lights in our room did not work, the "family BBQ" which we'd read about was not happening, and in fact the lunch that we ordered was quite an ordeal for the staff and unfortunately the worst meal we had in Sri Lanka (which was too bad because we otherwise never had a bad meal in Sri Lanka). I'll say that all in all the place wasn't so bad or anything, it was fairly standard, but given that it was a Best Pick in Lonely Planet, it was definitely a disappointment.. And given that we saw another guest house for the same price that offered more, it was also a disappointment.

Our cabana had basic furniture and our TV didnt work however we had everything we needed. Bed was comfortable and we had no problems with water, electricity etc.. It was very quiet and peaceful at night. The aircon didnt work so if you feel you need this maybe it isn't the place for you. However we were fine with the ceiling fan. The food here is excellent, really good value and the staff very friendly and helpful. We arranged a day trip to Polonnaruwa with them which was great! Good value for money and he pointed out major sites to us as we went along.
We loved it here!!

We spent 2 nights here. (we were going to spend three)
The rooms are quite roomy. We had two fans in our room as one didn't work. Our of the five light bulbs only 2 worked.
I knew there were geckos in the room and squirrels in the roof. We also found cockroaches in the bathroom (2 of them they followed each other(must be love))
The droppings in the sink and on the window sills would have been fine apart from the fact they were there wen we walked into the cottage.
Very good sides
Food good quality and cheap.
Tuk tuk to the rock only 300 rupees
Another downside they do not sell beer bugger

Despite what they advertise, NONE of the bungalows have A/C (although you can see where they used to be), and although the Lonely Planet guide states they have a TV and fridge in the rooms, there was no sign of those either. As noted by others, the cleanliness left something to be desired. We didn't eat there as the power went out for several hours and they don't have a generator. The WiFi was turned off at 10:30 pm and the water was too. We had to hunt someone up in the morning to turn the water back on so we could shower before leaving. And while I applaud the effort made to ground the electricity, perhaps grounding it on the shower head isn't such a good idea.

We stayed at Ancient Villa for 2 nights in September 2012.

The cabanas are spacious and clean with mozi nets and towels provided. We stayed in a cabana with a fan and cold water but there are options here for hot water and air con too.

Amongst wildlife...we have seen two types of monkeys and had a visit from a little frog.

Not much to do here but if you came to relax in the quiet then this place is perfect. Location wise, it's a 15 minute (600rs round trip tuk tuk ride) to Sigiria Rock. If you want to use their tuk tuk service to get there, you will be competing for your time slot with other guests so tell the sooner rather than later - We asked for breakfast at 7 to leave at 7:30 but were told to come for breakfast at 7:30. We assumed that was when breakfast started but it turned out that someone else had taken the 7am slot and we were waiting for the tuk tuk to return. Might just be worth popping out to the road and getting a passing one if you have a strict itinerary.

The staff aren't particularly smiley/friendly but provide everything you need.

There is a lot of option on the menu - Italian, Chinese, Local - their Sri Lankan curry is a good choice and cheap for the amount of food you get.

Average price, similar to most places we stayed - 4000RS per night
