Noisy room close to the busy road. Dirty curtains pinned together with paperclips. Curtains permanently closed. Filthy pillows, stained pillow cases, 6 inch hole in sheet, flea in bed! A disgusting room.

Lonely Planet recommends this place as “our pick”—it certainly wouldn’t be mine. Our room had all the ambiance of a prison cell—scarred, moldy walls, a filthy shower certain, a shower that leaked water all over the floor, no shower mat, etc. A clump of feces on the wall. The closet was gutted—no shelves and no place to hang clothes. No TV. Rock-hard beds. The aircon barely worked well enough to keep the room cool, helped out by an overhead fan. There were a bunch of local guys hanging around the bar so, as foreigners, we were subject to a lot of staring. There is wi-fi if you want to pay for it (Dialog). We were travelling with a group and checking with the other people their rooms were much the same.
We had high expectations as this place was a pick of Lonely Planet and was the most expensive room we would treat ourself with during our time in Sri Lanka. But it was a big disappointment. Room was very basic, no hot water, not really clean and the management was not friendly at all. Unlike everywhere else in Sri Lanka, we were not greeted with a smile and the management staff was not friendly at all (however lower staff was), almost rude.
The only advantage to staying there is that you are close to the rock and have a good view of it. But do not stay there just for that, it is not worth it.
This place is seriously overpriced, badly maintained and our room was grimey and didn't look like it had had a good clean in a long time. We were quoted 5000 rp a night over the phone but charged 6000rp on check out. No amount of remonstrating got the price back to what was quoted. Yes it's a nice view but Sigariya is small and you can see the hill from a lot of other places. I couldn't possibly recommend this place.
Stayed here for one night on a tour of Sri Lanka.Very handy for our early start to climb lions rock.Public areas of hotel were ok all on ground floor and had a nice atmosphere.Rooms were poor to basic ours was right beside a road and very noisy for most of the night.A/C .was just about ok ,shower had a very poor flow of water ie dribble.Evening meal was fine and breakfast after climbing the rock was very good .They cooked fresh what you wanted ie fried eggs ,boiled eggs ,omlettes etc etc with mountains of toast and loads of fresh fruit.Staff were very helpful and friendly.
We were pretty exhausted when we arrived in Sigiriya so we didn't have much energy to check out many hotels. We chose a 6000 rupee room with air con at the Sigiriya Rest House. It was the most expensive room of our whole trip and definitely over priced. The furniture was tired, the air con barely functional and the TV had no reception and only local channels.
The restaurant area was set up for a buffet but very few people actually ate there, and only western food was available on the dinner menu. The outdoor seating area was lovely in the warm day but by mid-afternoon was fully functional as the local bar of the town. The next day the locals had started on the beer at 11am. We felt the hotel was more interested in running this side of their business than the hotel, which was tired and dated with not particularly friendly staff.
The only thing to recommend this place is it's proximity to Lion Rock, but if you chose another hotel in the town eg Flower Inn which was very clean and only 1500 rupees you will still be very close to the rock for an early start before the day warms up and the coaches arrive.
