we just finished our christmas/new year's holiday and stayed for four nights, including new year's eve. the hotel put on a great 2013 party. in fact, i think the neighboring hotels had their guests come ot the hotel for the party. the bungalows are clean, peaceful and the staff are friendly. it's not luxurious but it has a simple, quiet grace to the hotel. but when it rains, it becomes a bit of a swamp, as does a lot of the Sri Lanka countryside. so be warned. we missed the bulk of the rain so only caught one day, but that was enough. Definitely recommend staying, it looked much nicer than nearby hotels or hostels. it is a bit remote. you need a tuk tuk or car for anything, even to go to the nearby town to buy some gum. but tuk tuks are cheap and easy to call. two things to note, make sure to bring bug spray, everything is outdoors so definitely need to keep spraying yourself. you are in a marsh-like environment and need to watch out for the mosquitos. this, however, is something you need to deal with everywhere in Sri Lanka. second, if you want to be connected, bring a mobile hotspot with you. there's no wi-fi in the hotel so having a hotspot was critical. hotel provides a connector for your laptop, but nothing for tablets or phones. we got a chip at the airport that we used as a hotspot for our entire family. that helped make the experience feel less isolating, because you are in the middle of nowhere. but for the sigiriya area, this place was as good as anything i saw. definitely recommend it.

Room Tip: try to stay closer to the dining area...

the little bungalows are clean and the garden are peaceful and nice to wander about. there is a nice swimming pool and we got some good food here. the staff are friendly and the location of this hotel is good to stay in sigriya.

The cottage is lovely, modern, sizeable and comfortable. The bathroom is huge with both a long tub and 'open top' shower area. Herein lies the problem. During the 2 days that we were there, it was raining heavily. So, the rain got into the bathroom all the day into the basin. It was slippery and we almost fell! To get to the dining area, we had to walk along a rock strewn path. Again, this would be okay during normal weather but on rainy days, the stones were slippery and buried in rain, so we almost fell!

Food wise, whether for breakfast or dinner, we had no complaints.
Most of the staff were helpful, especially, the younger ones. One of the older waiters still live in colonial times and reserved his smiles only for westerners! But it is really only one bad apple, everyone else was helpful.

The location was great for us, very near Sigiriya (via the short-cut through the village). Even with heavy rain the bungalow was peaceful and clean with a large bathroom and shower area. The open air reception and dining areas are a great asset as it allowed you to feel part of the rural outdoors. Listening to the rain was very therapeutic during meal times. The food was the best we had out of 7 hotels in Sri Lanka, especially the number of great Sri Lankan dishes. The chefs and waiters were particularly friendly and helpful. The only thing I would change to improve is to change and clean the table mats on the dining tables more regularly.

We were welcomed upon arrival after a 10 hour flight and a 6 hour road trip with our two children (4 y.o. and a 11 months old). Very welcoming, friendly and eager to help - presenting us with a cool drink and an opportunity to rest in the gardens while they finalised our room. The rooms are private bungalows spread through the garden, all with a porch that has lounge chairs to admire the abundant bird life including a peacock sleeping up a tree! Very relaxing in the pool, by the pool and strolling through the gardens. The restaurant service is excellent, the food a little better than 'Good'. A few reviews said the hotel is out of the way from the main historical areas however if you turn left out of the hill and go along the compact dirt track it is very close - 10 mins to Lions Rock. Overall, wonderful stay and a great way to spend our first two nights in Sri Lanka!

We live in abroad and stayed in this hotel for 2 nights during our vacation. Great resort type of hotel with friendly staff and very good service. Simple architectural designs but creativity and the nature give a Sri Lankan feeling. Enjoyed the open air bath in the bathroom and swimming pool. Hundreds of birds are singing around the hotel and excellent place for nature lovers.

I want to mention the following also just for the growth of the hotel. We couldn't see any name board on the main road for Kassapa Lions Rock. Luckily our driver knew the way, otherwise it would have been very difficult to find this place. Also our personal feeling: Sri Lankan food would have been little more tasty but overall we enjoyed our stay at Kassapa Lions Rock.

Finally I would like to thank Roshi & the reservation team and hotel staff for giving us a good rate and good rooms. Also special thank to house keeping guys for their marvelous service! Wish you all the best and Happy New Year!

We stayed at this resort style hotel for two nights as part of a group of senior citizens visiting SriLanka;s cultural triangle. The resort is situated in the countryside, among villages and open fields, as in maintained ina similar style, to give a country experience.In keeping with this, the approach road is a bit rough. Accomodation is in cottages spread over a large area. The rooms are modern and comfortable, with an "open to air" shower covered by a plastic sheet on top. Just one problem, the door to the adjoining room is very thin, so you can hear all that is said or done there. Also, the paths to cottages are not well lit so carry a flashlight. The restaurant is large and the food good. The swimming pool looks inviting.Lots of birds to see in the early morning. Overall a good place to stay and relax in for a few days, but not if you are basically sightseeing as it's far from major sights.

Room Tip: Try ans stay closer to the reception and dining hall
