“Book ahead”

As the only budget place in the middle of town, it's worth calling or emailing ahead, otherwise it gets booked up quickly when all the busses and trains arrive early afternoon. It has the monopoly of the budget places, which means it feels pretty complacent in its basicness, but the room was fine, the shared bathroom could be smelt from a pretty long way away, and it's centrality meant it got noisy early in the mornings. En suite rooms are available, in hindsight we should have checked one of those out. The balcony is lovely and it did feel historic and quaint.

Olde Empire was one of the cheapest places we stayed, and it ticked the boxes. It's very central, very busy, the rooms are clean and it has a nice balcony. Our room wasn't en-suite, and the communal bathrooms seemed fine, though you could smell them all the way down the corridor – unpleasant at times.

It was really noisy, too, since it was in the centre of town – we were variously woken by cockerels (warring), loud chanting from the temple next door, and by a drill directly below our room. They didn't serve alcohol, but the food was nice. For price and convenience it's not bad.

A fellow back-packer and I stayed here the night of 10th Oct 2012. We arrived at sunset, bargained and agreed at 1800 LKR for the room. It's a quaint old building, with wooden staircases leading up long wooden corridors and then down, down, down...you feel like you're headed for the catacombs and that old monks dwelled here in quiet meditation before you. The tiny rooms that fit not much more than simple double beds, attached bathrooms (that look like a last-minute additions), stone floors carpeted until thin wooden bathroom doors and high-ceilings, appealed to my adventurous side. We dumped our bags and headed to the Temple of the Sacred Tooth, which is right opposite! So if location, location, location were the only criteria, Olde Empire would come out on top! It’s only after a hot dinner at the BakeHouse and a cold shower back at the Hotel (to be fair, the staff did mention that if we asked nicely at a decent hour, they’d heat up a bucket of water and carry it down the catacomb to us) that I realised why Old Empire agreed to just 1800 LKR for a night. BED BUGS!!!! Checked-out first thing next morning!

A friend of mine recommended this hotel in Kandy. The house and location is very charming, a bit faded, as it is an old colonial building that caters locals and budget travellers. It sits right next to the temple and the lake. I booked it in advance as we were travelling as a family with two small kids. The owners were very friendly and helpful in the process and despite my money transfer didn't work, we found a solution.

Do stay in the frontside rooms upstairs as you have direct access to the great veranda and may have an attached bathroom. There was cold water only but the owner had told me in his first email, so not a problem. We paid Rs. 2'970 for that room with an extra bed. Great! Beds are basic and if you're taller than 1.80m you'll find them really short. The extra bed is only good for kids.

It's was noisy from 4am onwards (birds, temple chantings). The biggest downside was that I was terribly bitten by bed bugs at night. Luckily it was only me and not the 3-year olds, let alone my wife. But I can tell you that you don't want to experience that attack and hardly get any sleep.

Would I come back? If not for the bugs, probably yes.

Finally a place that is priced reasonably in Sri Lanka!!!
Cost: Double room, cold shower, fan, mozzie net Rs.2500
Location: Awesome, right in city centre of Kandy.

I found our room to be very clean, neat, everything in working order. Nice balcony on the 1st floor to people watch too!

Good value as it was walking distance to Food City grocery.

We picked this place as it was good value and a great location so we thought.
Bring ear plugs.
It is next to the temple of the tooth complex. Which is great you can see the lake and have a walk around it.
We took a room with the toilet and shower in the room they only have two an at only 2400 rupees it's very good.
Down side
Everyday staff tried to get us to go to Kandy dance.
Also they have three prayers sessions a day. They last an hour and the first one is at 05:30 you have been warned

the location is great for watching the world go by on the balcony. Right next to the temple of the tooth. Reasonably priced and clean rooms with wooden floors upstairs. The upstairs rooms nearer the front of the hotel seemed to be the best choices from what we saw. Although quite busy outside during the day it becomes really peaceful at night. We had to swap rooms after two nights (we stayed there three nights) to a room without an attached bathroom. However the owners arranged for us to have a key to a small bathroom along the hallway instead.
