Very good location close to Sukothai park entrance (walking distance) many restaurants, stalls down de street.
Friendly lady did run the place and keeps it very clean , good advice were to rent bycicles (must for a visit) and how to get bus ticket to Chang Mai (VIP bus stop almost in front of guesthouse)
Guesthouse has nice garden with swimming pool.
Confort, Rooms are not big, ok for a few night.
Price/Quality ok , Seems same owner as Orchid Hibiscus.
Location,close walking distance to park entrance.
Facilities: Typical in a guesthouse FREE WIFI is available, here you need to pay (buy a voucher)
Overall, nice place to stay with very friendly staff

Located in old Sukhothai, a ten or fifteen minute walk to the Historical park, this was a lovely place to spend a few days.

Transfer from the airport was a breeze; the minivans that are arranged by Bangkok Air have it as one of their stops, and it's a nice drive through beautiful countryside.

The room was clean and prettily decorated. It was on the small side but had a desk, dressing table and wardrobe and a lovely four poster bed with mosquito nets, and the size was more than made up for with the decent sized wetroom bathroom.

The staff were friendly, breakfast plentiful and the guest house was situated only a short walk from cafes, bars, local shops and the park itself, perfect for our visit during Loy Krathong.

The icing on the cake was the gorgeous gardens and pool, with sun canopies and comfy hammocks for lounging around on when we'd finished seeing the sights. There was plenty of space and nooks and crannies for peace and quiet.

We stayed here for one night as we spent 2 days in Sukhothai seeing the sights. The guesthouse is quiet and rooms have been renovated lovely. The highlight of this guesthouse is its amazing pool and relaxation area. Would recommend to anyone. It's close enough to ride your bike to the park.

Room Tip: All rooms are lovely.

we stayed at the Pin Pao Guesthouse in Old Sukhothai for 2 nights during the Loy Krathong festival this November. It was very new at the time, sparkling clean and full of character and colour, with a lovely deck on the back side away from street. Friendly owner Paolo was on hand to aid with advice and conversation. The location of the guesthouse is perfect for visiting the ruins at Sukhothai, which was our purpose for the visit, as you can walk to the park entrance in minutes. You can also rent bikes very nearby to make getting around to all of the ruins very enjoyable. A new, and very spiffy, coffee house has also opened right across the street with great cappucino and waffles. Be aware however that the rooms are small and so can not accomodate extra beds for children accompanying you. They either have 2 single beds or 1 double. We rented two rooms to accomodate our small family of three which was still a huge bargain for the price.
