We booked a Deluxe Bungalow with seaview - it was great! We had a perfect view over the beach and loved the nice view from the pool and the bar.
Unfortunately our sheet on the bed was a little bit dirty and has not been changed after mentioning it for two times.
Nevertheless service, food&drinks were always very good.
This Location has a good ratio of costs and performance!

Getting to the beach in the evening is quite difficult - you can't take the steps due to high tide!

Benefits:

A cheeky resident parrot that will steal your fags as soon as you look the other way. He's free flying, not chained up and well treated it seems

Good music playing reggae and trip hop/electronic. The local bars and accommodation played very average music by comparison

Food is good quality and not slow at all. Previous reviews had described the lack of staff as being an issue but we never experienced slow food or service

There is a bike rental place adjacent which is run by High Life which were TBH200 for the day. The bikes were good quality, modern and without any scratches

You can access the main beach to the north but there is also a small beach immediately to the south which is normally deserted

Staff are all very friendly as you would expect and were always on hand. Rarely had to go looking for someone

The menu is fairly extensive covering the usual Thai food (Indonesian nasi goreng - a personal fav) and European stuff including pizza, sandwiches, burgers, pastas etc



Negatives:

The lack of a safe in the rooms is a bit annoying but you actually get used to it. They have lockers which are accessible between 08:00 and 22:00 for which you will need your own lock. We we regularly able to access the lockers well after 22:00 and never had an issue retrieving our things.

As its perched out a headland, you will have to walk to find other places to eat in the evening. Not a massive headache as the walk is short, if a little hilly (10 mins). This also means, like most places outside thong sala and haad rin, that you will need a bike or the regular share taxis to go further afield

There were a few families at High Life so the kids to adults ratio in the infinity pool can be a bit off putting. Having said that, it never really caused us issues

A pool table would be a good addition

The garden view rooms are fairly basic but include tv, aircon, fridge. They felt a bit over priced to us, but we may be remembering our travelling days where everything cost pennies and was always up for negotiation. The sea view rooms were very nice,but at over twice the price were not an option. Essentially the differences between the sea view and garden view were: the view, slight size difference and hot tub (which was a bath and only fitted one person). Sea view were very nice but I wouldn't personally pay the difference to upgrade. Horses for courses however

I could not understand the negative reviews about this place. The staff were amazing and very friendly, food and drinks served quickly. The location on the cliff top was beautiful. We paid for a deluxe bungalow and the view was outstanding. A particular highlight was the choice of music they played at the bar, probably the best alternative music on the island! Would definatly stay here again.

Whilst we didn't stay at the resort, we enjoyed a couple of nights in the bar and ate once. The restaurant sits at the end of Haad Yao beach, overlooking the strip, which is a superior location, and when the sun went down and the beach lights came on, it was just lovely. We had very reasonably priced drinks and food - they had fresh barracuda which I had steamed with lime and chilli, a stunning dish; my partner had it grilled on the BBQ and said it was equally tasty. A definite recommendation!

I stayed in July 2013 for 3 nights. I got one of the most expensive bungalows expecting to avoid some of the issues from the reviews I saw in Trip Advisor. It wouldn't be the case...

Here's what's good: Close to probably the best beach in the island, Haad Yao, the location was perfect. The bungalow I got was located in a cliff with a gorgeous view from its balcony, where it also had a hot tub. The bar at the top of the cliff next to the swimming pool also features very beautiful views of the beach and bay. It's just too bad about poor management.

Here's what was bad: It seemed to me the owner just didn't care. As soon as I got there I started seeing bad signals like spider webs in the bedroom, lack of towels and sheets. I've tried asking for towels and sheets but they just told me only one towel per person and only one sheet and a blanket on the bed, which wasn't changed during our stay.
The stairs leading to the beach are steep, but worst is that you can't use them when the tide rises.
The sliding doors from the bungalow didn't fully close, leaving openings for bugs to come in.

This place has so much potential and if they improved the service, I bet they would be fully booked all the time. It just needs a few amenities and proper management.

Location: amazing on the hillside overlooking Haad Yao beach.
Bungalow: In need of some refurbishment, but clean and comfortable!
Staff: friendly, some with acceptable English, and service-minded to a tee.
Hotel restaurant: Good food and value!
Pool: infinity pool, beautiful and clean.

Downside:
- refurbishment needed.
- poor disabled access, stairs to beach to arduous for some.

Overall a great stay and highly recommend the place. Stayed in A17.

Bonus: Charming, but thieving, parrot! Was our morning wake up call on our balcony one morning!

Stayed here for a few nights with my girlfriend. No huge complaints, though service in the bar/restaurant was glacially slow even by Thai standards. Room had an amazing view over the bay though obviously hadn't been used in a while when we arrived. Wouldn't rush to stay again but it's perfectly clean and liveable.
