When we first arrived I guess we felt a little let down by the look of the area and the hotel. How wrong can you be - this was one of our best stays on a six week trip. Mum (what a cook) and the two girls are the driving force here. Any qustions we had were quickly answered, help provided, tuc tucs ordered etc. This all helped to produce a really friendly atmoshere amongst guests.

If you want a real taste of Thailand this is the place to stay.

First of all: the hospitable & friendly staff rate 5* at this cozy place. the daughter's (?) English is excellent and she'll go out of her way to arrange tours, let you use her mobile for calls to other hotels etc.
Amenities & comfort get it 4*. The "resort" won't charm you with its looks, but everything you need is there.
The tuktuk from the train station, the nightmarket or the better restaurants is a wee bit more expensive, since it's in the north of the city, but bikes &co are availablefor a 10min ride to the nearest wats.
Do it!

The charming family who run this little place embody the spirit of Thai people - before the tourist explosion. They run a sensibly priced and clean resort with freshly cooked food and a relaxed and trusting atmosphere. It is on a road but not especially noisy and it was well located just outside the river which encircles Ayutthaya which made it slightly cooler. The rooms do have a self-controlled aircon unit though if you need it
They do hire out their bicycles and padlocks for a song, and will order tuk-tuks from an honest driver. They also went to the station twice to get train tickets for me - at no charge.
It isn't luxury and it has no grounds and no view but it was so relaxed and friendly it didn't matter

Room Tip: Ask to be away from the road if possible

A great value with very helpful staff and a charming little breakfast / lunch restaurant. We rented bicycles to avoid paying for exhausting 10 temple tours and really enjoyed the easy location on the edge of town. (It's also relatively easy to find for a farang)
The only downside was a mildew / light sewage smell in the morning in the bathroom (which is closed off by a sliding door) that seemed to go away after using the shower and toilet or letting the air conditioned air flow through for a few minutes. The room and deck were always fresh clean and comfortable.
A huge upside is the taller ceilings! The air conditioner is mounted high so it blows over you but not on you. (Unlike every where else we've stayed in thailand).

Great value for the money and fun DIY temple access. The less visited temples are more fun :)

Stayed two nights. Room in bungalow was fine. AC was good but didnt have controls and we slept well. The service is brilliant and tours are easy to arrange. Food was ok to good. Close enough to the historical park. We would use again simply as the service is so good and the rooms are ok with well spaced bungalows.

Despite the friendly service, we found the facilities poor. No bedding, air conditioner needed repair, no light in the bathroom, no soap or other bits and pieces one usually finds. We thought the location was not ideal, it was quite a long walk to anywhere of interest, one needed transport to go anywhere, shop or eat and the heat discouraged one from walking! We had to vacate our room at noon and had a 7 hour wait before boarding a train. The reception/restaurant area was the only place to wait and a fan was the only cooling - very hot and uncomfortable! We did not enjoy it!

Room Tip: Check that everything works before your host/hostess leaves you

The people make the place! The staff are incredibly friendly and so very helpful. We had a very clean, spacious bungalow at the back of the complex. We had two meals here, breakfast and lunch. Breakfast was included and was very tasty and very attractively served. Lunch prices were very reasonable and all items were very fresh. Mama seems to do the cooking while the two daughters manage other aspects. The older daughter/hostess has wonderful English and is very, very helpful in giving information and support to make your trip to Ayutthaya special. You will need tuk tuks to get to most wats and museums unless you prefer long walks.
