I keep coming back to this quaint place. I try to get the one room in front with stained glass windows and a spectacular view of Panjim and the Mandovi river, one of a kind. Other rooms at the front are larger, darker and cooler in the daytime, very comfortable - but you do get the noise from other guests sitting on the patio. The smaller rooms along the side and back are small and more quiet, not great, but for one night they will do. Check out the different rooms before booking. The staff has always been laid back and friendly as Goa. During festivals, mainly carnival, the area becomes one big party and you may prefer to stay further away from the center. Otherwise the situation is as good as it gets in Panjim. There is quite a steep flight of steps up to the hotel, so you may need the staff to help you. The place appeals to backpackers and travelers on a budget. It is somewhat run down and basic, but it has atmosphere, charm and the best view in town.

By all means this is the most cheapest place to retire after a tiring day/night at the beach, it was our last minute trip on the new-year to Goa. After being declined by every hotel hotel my wife suggested republlica, its a very basic hotel/guest house kind of place located close to mandovi river and major attractions in and around Panjim.
This is a budget hotel charging not more Rs. 500/- or $10, i confirmed this twice as i didnt expect it to be so low. This hotel only provides lodging facilities with attached toilet, no restuarent, lunch or dinner, pool,bar however just a couple of minutes away, you can find the best restuarent and Bars plus the casino is around the corner.
the rooms are average but there is this peculiar smell of old wooden houses, the staff were very curteous. the place is most recomended for back-packers, bachelors or guys travelling together, not meant for families and children.
the Building is an old goan bungalow nestled atop a small hill, it was fun staying, you feel as if your staying at a friends place & the view from the verandha on the first floor is very beautiful over looking the mandovi river.
Value for money and dirt cheap

We paid Rs 400 for a double room with attached (cold) shower and western toilet. The hotel is in an old colonial-style building which is in a fairly poor state of repair. Our room was at the back on the ground floor. It had little natural light and a nasty smell. It was ok as somewhere to spend a night but I would not recommend spending any more time there.
The rooms at the front of the hotel seem nicer albeit more expensive.
