Our expectations were high: the boat ride in was chilly but exhilarating and we were greeted by the sound of Burmese musicians. But things went rapidly downhill for the rest of our stay.

While the hotel-on-stilts concept is beautiful and very in keeping with the Inle area, the hotel's execution was terrible. Our rooms stank of shellac, were dark and freezing cold. The bathrooms had crumbling tiles, exposed wires, toilets and sinks that did not work and the large glass windows didn't open so we couldn't get any cross ventilation. There was garbage and greasy goo floating in the water that we were looking out on from our back deck. The restaurant makes you feel like you're part of a cheap package tour: fluorescent lit, overly bright cafeteria with a limited menu.

While the concierge was incredibly kind and tried to be helpful, there was no way he could make up for the inadequacies of the property. And even though he was very nice, the hotel refused to reimburse us after we told them we needed to leave early because the fumes were making us & our kids sick. Overall, a place best avoided.

We stayed during "soft opening". It should have been called "under construction". It was so bad, we left as soon as we could. They billed us full rates and have refused to reply to our emails and calls about issues we had. There were 8 of us with 4 rooms. The rooms had holes in ceilings, exposed wires from lighting, dirty and incomplete bathrooms. There were boxes everywhere. The food wasn't very good, very few choices, and expensive. Breakfast was especially bad as it was cold in Dec and everything was cold by the time one got it off of the buffet. The only good thing about the place was the night manager - he was great. I would NEVER stay here again, nor would I suggest anyone else do so.

Our tour agency booked this hotel for us. We had the lake view room, which as other reviewers mentioned are the not the quietest, but we did not mind and loved the sunset view from our balcony. We stayed for 3 nights at the hotel. When we first arrived at the hotel, the room appeared quite basic, but after first night they added a kettle to the room, the next night a television mysteriously appeared on our desk, then when we were leaving for our tour on the third day we saw boats hauling mini fridges into the hotel, so it's getting there. The shower head is extremely low and you cannot change this, which means if you are a giant then the only way to get your head wet is to crouch down. Breakfast was good, there is a chef there to cook your eggs the way you prefer, coffee was always a bit cold. Overall the standard was ok given that tourism industry is not so developed yet in Myanmar, and the hotel is doing its best to improve. So I am sure service and quality would be better soon.

We stayed during the soft opening (Feb 2013), and from appearances it seemed as though the remodel was completed. Our room was really nicely appointed, and it was a shame that we were awakened starting at about 5:30 or 6 am by boats going by. Lake-front bungalows are situated right next to what functions as a boat highway.

The food situation was very mediocre and expensive, by far the most we paid in Myanmar for the worst food we had. This was the one major down side to this resort.

There was one person on staff who spoke extremely good English and was very helpful in getting us last-minute boats and arranging tours, etc.

We paid $135/night at high season (Chinese New Year week) for a twin bungalow.

In terms of location on the lake, we did like that we were a bit further north, as it was only a 20-minute ride from the taxi dropoff point. The boat ride was less than an hour to Indein, although the hotel said it would be 80-90 minutes.

Room Tip: Avoid the lake-front villas unless you like waking up before dawn!

I have been there last January '13 for 3 nights. The construction has been reniewed, it is now a pleasant hotel on the Inle Lake with comfortable "bungalow on the water" connected one eachother by some bridges.
The outdoor hall is simple but large. The restaurant is simple too, with outdoor space.
The food is good no problem, the buffet had a large selection of foods, breakfast very rich too.
On the nigh temperature was abt 5-6 °C but in the rooms was not so cold.
On the day abt 18- 20- 24 °C.
In general I was satisfied of the services, of the welcome and the staying. The atmosphere has been the right one for the place. Inle Lake is really beautiful.

Room Tip: there are not mosquitos in January.

This hotel is now known as the Royal Inlay Resort. Ownership changed about 8 months ago and the property is being upgraded. We stayed for 3 nights in mid-December in a lake-front villa. The room was large and comfortable, with a king bed and 2 large rattan armchairs and a matching table, as well as a large desk and other storage. There are plans to add televisions, air conditioning, and so forth. Hopefully, there will also be furniture on the verandas because the view is sublime. Regardless, our large picture window did the trick. Bathrooms are being freshened up, but our room was missing a toilet tissue dispenser and towel bars. The management told us that they work on a room until it is rented, then go back and do more completion. Currently, the Royal Inlay Resort is doing a "soft opening" with a scattering of bookings while the staff is being trained and the property renovated. One night we were the only guests. The management did refer to accepting bookings from a couple of tour groups. I don't know what the policy will be once the hotel is fully operational. Although reviews indicate a somewhat poor restaurant, our experience was outstanding. This was the tastiest and most beautiful food we were served in Myanmar. Breakfasts were served, rather than buffet-style, because of the few guests, but the breakfast was quite excellent. I don't have any idea of the price range for rooms as we were on a private tour. The enormous set menus offered at dinner were about $25 per person. The hotel is comfortable and well-located for touring and I would go back, especially once the bar is operational and there is some entertainment in the evening. In the meantime, you need to be quite content to be on your own.

This hotel was selected by our tour agent and we enjoyed our stay. It is built on stilts right on the lake. Rooms are large and clean. They do cater to large tour groups who seem to take over the restaurant during dinner and breakfast. We were on a private tour and were well taken care of by the staff. I was amazed that they had Wifi that actually worked at a nominal charge! Food was o.k. and we traveled by boat to each attraction we visited on the lake. A very different experience and we really enjoed our 3 day stay.

Room Tip: Ask for a room that is close to the main pavilion. We were quite far away and had to haul our luggag...
