Mr Charles' daughters were helpful, competent, friendly and more. Before I arrived we had emailed a number of times and they were able to provide me with information, good ideas and tips.
They helped with everything:

advice as to when they had rooms available and when would be best to come,
recommending the different tours possible from their hotel
organising a two day (one night) tour out into the countryside -tour group of six with a guide who spoke excellent English and was very informative about the region we were hiking through and Burma's history.
organising my departure from Hsipaw -booking flights from Mandalay to Heho and an excellent taxi driver to take me back to Mandalay
they even posted my postcards for me.

Lovely breakfast (pancakes, rice, fruit) and breakfast room.
Rooms to suit every budget. Basic hostel rooms through to deluxe rooms with polished wood flooring, flat screen tvs and powerful showers. There are also additional facilities e.g. for washing your clothes, or having them washed, maps of the town etc

The hotel guest house has facilities to meet every budget and traveller and the additional services they themselves offer make it a brilliant place to stay.

We've stayed here for 2 nights at room 215, with a/c, private bathroom and king-sized bed + an individual one we didn't need. The room was pleasant, you could see a big tree from the window. There was just a bit of noise in the morning when people started to have breakfast, so I'd recommend you to avoid rooms on the ground floor, which are closer to the breakfast spot, if you have a light sleep.
Breakfast was good for Myanmar standards: Shan noodle soup, pancakes, toasts with jam and butter, concentrated orange juice, eggs, rice with beans and rather decent coffee and milk.
There are several places to have lunch or dinner at a walking distance.
Wifi works quite ok (better connection on the lobby) and the laundry service is quite cheap. We had a lovely stay at Mr Charles!

We stayed one night in a $14 private room, with shared bathroom, and the next night in a $35 room with our own bathroom - it was extremely busy and we were lucky to get accommodation after booking only a few days prior. Both rooms were clean and the second room was particularly spacious - plus with a/c, big windows (with screens), and a TV. The staff are very friendly and will greet and ask if you need help the moment you step in the foyer. The breakfast is quite impressive compared with our other stays around Myanmar - because they have so many guests, it's more buffet style, which means more options, and more chance of filling yourself up for the day, especially if you go on a trek. It was easy to organise a trek - they have someone stationed out the front for a few hours each day, and he was very helpful. The guesthouse is a close walk to town, the Pontoon Coffee Shop & the Shan palace.

We had a very pleasant stay in Hsipaw @ Mr. Charles place: basic but ok rooms (thin walls though), shared bathrooms were very good and clean, incredibly friendly and very helpful staff and some of the best breakfast we had throughout Myanmar. They also arrange different tours and we also liked this, Jojo was a great guide for the halfday trip to the Shan villages. We can highly recommend to stay here.

If you feel like being surrounded by hoards of group bookings, your money going to the coffers of Mr Charles and not making its way to the rest of the community then this is the place for you. He seems to have a huge monopoly and I would suggest to you if you want a more authentic guesthouse experience whilst spreading the western dollar in this poor community to try some of the other guesthouses. I want write a balanced view as I can, I stayed in room 306 with tv, air on and a balcony with 2 beds for $28 which I thought was great value. The breakfast is also nice and the staff are very helpful. I then was moved to room 107 for $23 which was full of flies, the bathroom smelt and was situated on the ground floor. Not recommended. They seem to be very money oriented, they charged me 1000 kyat service charge for a bus booking, other hotels do not have a service charge. They also undercut the local bike rental place by getting their own staff to rent bikes at a cheaper rate. All a bit too shifty for me. They smile at you constantly but behind those smiles you know there are hidden agendas.

Room Tip: Don't book room 107, room 307 is a better choice.

At Mr, Charlea I feel at home! We had a double room for 25dollars with private bathroom (all the other were booked already) and was really good! Closeby the room there is also a balcony where you can find free gin and peanuts, and I think this was a small details/thought from the staff that give value to the place. Details make the difference! Breakfast, location, staff and room were perfect. Every evenign you can find trekking guides that come there for organize groups and tours. The only thing I dislike is that guides try to make big groups for trekking (8-10 people). I prefere to pay more and be in 2-4 people. I do not know, probably that day they didn't have lot of guides available! Anyway, after some calls they finally find anothee guide so they satisfy my request and I had a good 2days/1night trekking!

We stayed at both Lily the Home and Mr. Charles Guesthouse. Lily the Home is adding a wing and the construction is unpleasant. (Not due to finish until a year from now) We moved to Mr. Charles and daughters Mimi and Twe Twe went out of their way to help out with anything we asked. They have a full range of rooms in 3 different wings (Backpacker, midrange, and deluxe). We stayed in a room in the midrange wing (#209) with big bright windows, charming old furniture, an updated bath, and a cute little balcony. It is true that Mr. Charles handles tourgroups, but they do it all with ease. It is a very professional operation. There are trekking guides onhand in the morning for your trip. Also, a travel agency office and a med clinic attached! in case you get too tired trekking.
