Just to give an idea of where we're coming from, we generally like the idea of hostels, especially the social aspect. But we don't want to compromise on privacy or sleep quality. Since most hostels in Japan, and indeed most hotels, come with rock hard beds, this is actually the only hostel that met our standards enough to stay at.

We stayed in two private rooms over 6 nights. One was an ordinary room with bathroom, and the other was a family room with bathroom. Room size I would rate 3 for the first and 5 for the second. The "3" is a stretch -it was cramped. No seating except on the bed, and one person has to crawl over the other to get out of the bed. The bed itself was a good size though -queen. The family room, however, was just palatial. It cost double the first room, but that still put the price at less than much smaller hotel rooms. It had 4 bunk beds, lots of seating on a large couch, and just overall ridiculous amounts of space.

Breakfast -3 out of 5, at best. Others rave. We found it adequate at best. Don't expect a 4-star hotel breakfast buffet, but hey it's a hostel so I'm not complaining. Many hostels serve no breakfast at all, although I've seen a small few that serve better, so I can't say it's the very best breakfast I've had in a hostel like some reviewers. Think hard boiled eggs, rice, pickled veggies, green or potato salad, miso soup, some not-great quality breads, decent tea and not-so-decent coffee. You can supplement with your own food, since there is a kitchen and refrigerator to use. In practice, it wasn't that practical for us to prepare a breakfast feast. At 7:30 it's a zoo with everyone eager to get an early start on temple-hopping. It's definitely not a party hostel where people sleep in. They have X amount of days to conquer Kyoto's temples, and mornings are for jostling with the crowds for a quick bite to eat before getting out and executing the previous day's well-planned strategy. Maybe it's a little more chill outside "koyo" season.

Which brings me to the social aspects -not that great. The staff will hold maybe one event every few days, but it's a pretty low key affair.

The location is brilliant. Kyoto's sites are spread out anyway, so I would concentrate on being close to restaurants and shopping, which are concentrated right there. So this is probably the best area to stay in.

Front desk staff is pleasant and helpful. They were able to arrange luggage transfer. It wasn't as seamless as at some hotels, but they got the job done.

But what really pushes this place into 5 star territory is the bedding. The mattress was seriously the BEST in all of Japan, including at many 4 star hotels we stayed at. The best bed we found turns out to be in a hostel -go figure! Soft and comfy. And the pillows were fantastic too. Fluffy feather pillows (I think you had a choice of grabbing different types from the shelves outside the rooms). All for the cheapest price per night that we spent in all Japan. That being the case, any other minor flaws can be forgiven.

Book VERY early for fall color and cherry blossom seasons, especially if you want a private room. Like right after they open up bookings for your date.

Second time at Piece Hostel Sanjo already.
The rooms and facilities are clean and modern. Staff is very helpful. (Thanks for your Ramen recommendations!) Nothing to complain about and I hope to come back again next time. :D

This was my second time staying here, this time with my partner. Opted for a double room with private bathroom - wanted somewhere simple and clean with the amenities you need.

Positives
- Well located and walking distance from Nishiki Market, the high street and Gion
- Very clean, towels and bathroom supplies provided, breakfast included even though very basic and you need to clean your own dishes afterward (community feel)
- Welcoming staff and professional
- Feels safe, quiet area and secure rooms

Improvements
- This trip was for my birthday and it wasn't acknowledged, I don't need it to be but following on from points made in other reviews... this place lacks a personal touch
- Rooms are pretty small for two people with suitcases
- Breakfast sufficient but too basic

I'd happily stay here again if necessary however prices are in line with other proprties in the area and next time I will opt for a better breakfast, less clinical and more personalised experience

We stayed one night here in a shared bunk-bed room with another pair we were traveling with. The beds were quite comfortable for bunk beds. There were curtains to close off each bed for privacy, as well as small lockers to place any valuables. Breakfast was included - simple but filling. The facilities were very clean and soap, shampoo, toothbrush, etc were all provided. We would stay here again for sure.

Really great location for downtown Kyoto, it's in kind of a hip neighborhood. Lots of convenient food options around.

The hotel is extremely clean, very modern and minimalist. Very inexpensive laundry facilities. Very good washroom facilities for the rooms (our room included the bathroom).

Being overly critical for a moment, if you want character, this isn't really the place to find it- it comes across as a touch sterile (even though the staff are quite friendly) because of the minimalist decore and the austere common area.

The room design is also a touch impractical, with the one shelf being awkwardly placed behind a pillar at the head of the bed.

Oh, and the air conditioner was positioned to blow right onto the head of the bed, which was kind of annoying.

Overall, I'd recommend staying there.
