“We had to sleep on the roof!”

The reception is in another building 5 min away. No personnel available, if you have questions. Because we checked in late, we got a room (actually more a broom closet) on the roof (outside of the building!!), which was very small and basic. There are just few showers and toilets (all outside the room) and for Japanese standards it is not very clean. It is definitely NOT worth the money and I would NOT stay there again. Ks House Kyoto is a much better option!

Ikoi no ie is only about 10 mins walk from JR Kyoto station, but much of the walk is down a dark narrow street. There were strange stains on the bedding and no sheet for the blanket. We also had trouble finding enough plates and cutlery for a meal. There were only two tablespoons and no knives apart from two small ones for butter. The shower also had stains but no basket to put clothes in.

We changed one of the dates on which we wanted accommodation a few weeks before we arrived but this led to a lot of confusion. In the end, despite multiple emails to confirm our booking, our original booking was never cancelled and we were charged a hefty cancellation fee when we arrived.

A bit sad because this hostel has had some great reviews and could have been nice with some clean bedding and more attention to detail.

Not easy to access, needs to pass through the little dark alley to the hotel, not good for ladies or solo traveler. Place is ok, but not as neat as we thought. Not convenience, not close to the attractions.

Stayed for 3 nights, love it. Cleaness, location, room condition, love it... The only thing im least satisfied staff was the staff service. Maybe i'm asking too much. For sure, i'll be back...

One need to understand the culture and architecture of japan building design. small room and small bathroom was normal on every japan building

I stayed 4 nights at this Ryokan. Location is good, its simple, staff speak quite good english. Could be cleaner, though it was not dirty, but they could do an effort. The bathroom is tiny, if you're tall this could be a problem. The noise of other guests can wake you up, specially people who think they are alone on earth. It was very hot, we were right under the roof.
The Ryokan is ok maybe for one night.

We spent three nights in ikoi-no-ie. We pick the place despite some bad reviews as it was conveniently located and we were arriving in kyoto late (12am). The rooms were small but cosy. It might be because we are asians so the room was just right for us. We took the room with an attached bathroom. The bathroom was small but sufficient.

Room was generally clean till you unfold the matress. We found Lots of hair on the sheets. NO stains but lots of hair. It as if no one had bothered to wash it. Room / walls were too thin. Can be woken up by people walking to and fro the bathing area in the early mornings and late night. I do not recommend staying here. It was my first time in japan but i have stayed in three other minshuku on this trip. Ikoi-no-ie was indeed quite dirty. Find a minshuku furthur on the outskirts as the bus routes are rather convenient.

This place is not on the level of a hotel. More like a guest house/hostel/inn. No frills but comfortable. Tucked away of the main road but not impossible to find. Located close to bus lines and local metro. It is a 15 minute walk from the JR Kyoto station or one stop on the local metro from JR Kyoto station. Most of my trip was spent in Tokyo but I wanted to experience Kyoto for one night. Helpful and friendly staff. Great for budget travellers looking for something along the lines of traditional accomodations. You can choose to have a room with private bath or room with shared bath (dorm style). I chose dorm style because i was on a budget and did not regret it. The place was clean and we slept on tatami mat floor with futon type padding available for sleeping. This was the experience I wanted so it was perfect. The room was small but I think small rooms are the Japanese standard unless you want to spend more money.
