This hotel is OLD AND DIRTY ! Me and my partner stayed here for 3 nights and i know the saying "you get what you pay for" but i didnt expect our room to be as old, smelly and dirty as it is ! The rooms and overal hotel is so outdated they must have had the same furniture for 20+ years . The bathroom smelt like urine and rooms like cigarettes even though we asked for non smoking room . And the most cunning part of this place of all ? THEY MADE US PAY WHEN WE CHECKED IN !!! So therefor we payed before even seeing our room not expecting it to be a complete s**t hole !!!! Would avoid staying here unless you like the idea of living in old daggy, filthy, smelly rooms !!

Though the rate I get is higher then 25 pounds per night, it is significantly lower than the one of Granvia at the time of my stay.

The hotel is 1 to 4 bus stop away from the Kyoto station (depends on the bus one takes). Gion is within walking distance (10 to 15 minutes). Location is not too good and yet far from bad.

Room is not very spacious while basic necessities can be found. We get a rather noisy refrigerator of which we notice its overnight duty. Staff is able to communicate in English in general. Internet access is available in lobby level with a charge.

Given the relatively low price, it sounds mean to be too critical. I can only say, probably it's not for the rich.

Generally you get what you pay for, and at less than 6,000 yen (about 25 pounds) per night, including a buffet breakfast, I wasn`t expecting much from the Rich Hotel. There are some negatives about this place - the rooms are very worn, the furniture is old, and mine smelled of stale cigarette smoke, but the bed linen was very clean, as was the bathroom, and after leaving the window open for a bit, it was absolutely fine.

One of the best things about this hotel is its good location on Kawaramachi-dori. The staff were very friendly and eager to please (there are also some very friendly carp swimming around the edge of the lobby!), there`s internet access in the lobby area (100 yen for 10 minutes), and all the vending machine necessities - beer, cigarettes, cup noodles and soft drinks. The breakfast is excellent - as someone has pointed out in another review, it is very much to the Japanese taste (miso soup, fish, rice, etc.) but then you are in Japan. They did also have pastries, cereal, eggs, sausages (and spaghetti!) and should you feel it to be necessary, the staff can also rustle up some beer for you, as the Japanese man on the table next to me did. Breakfast beer costs extra.

If you`re on a budget, this place is worth giving a go and interestingly, on a Japanese website, the reviews of Rich Hotel are overwhelmingly positive.

A group of us had stayed here and it was horrible. The Hotel we very dirty. There were stains on the walls, ripped carpets, ripped and stained mattresses. Mind you, we had about 8 rooms between all of us and all of the room were like this. Two girls (who shared the same room) had bed bug bits all over them after one night!!!! Someone else had blood on their sheets. AVOID THIS PLACE AT ALL COSTS UNLESS YOU DON'T CARE ABOUT FILTH.

Staying in Kyoto can be expensive. The Rich Hotel is a reasonable alternative if you just want a business-style, hotel room for the night. The hardest part was just finding the place, because the map listed on their webpage is a little too simplified and google map identified the wrong location. So, directions are listed below, followed by a few additional comments.

Starting from JR Kyoto station, take the subway from Kyoto station (K10) to Gojo (K11) - just one stop away. Head for exit #1 and keep walking straight (east) for about 5 minutes. When you see the Toyota shop on your right (across the street) and Kyoto bank on your left - turn left. Keep walking straight for about 1 minute and the Rich Hotel will be on your left. Their sign was not illuminated, so if you are arriving at night - be forewarned.

The room was clean and nice and the hotel staff was generally pleasant. They will try to speak English to you even if you understand Japanese.

I would advise against the hotel breakfast package which offers a limited variety of food and is more suited to a Japanese palate. There are two convenience stores on the way back to the subway station if you prefer a cheaper/on-the-go breakfast option.

Again, it is a hotel for the budget traveler. It is cheap and convenient. If possible, try to visit their home webpage (which is in Japanese) and you can get the room cheaper than by going through an online booking site - just be sure to make your reservation at least two weeks in advance as they "sell" many of their rooms through online booking agents.

Good luck and good traveling.
