This hotel is in the perfect location, the rooms are nice and modern and clean and the staff are very willing to help. The restaurant isn't great but there is a nice little bar area for a night cap. Would definitely recommend this place if you're heading to Kyoto.

After all the good reviews we found the service here disappointing, perhaps because they were so busy over New Year. The location is great near Sanjo station for train and bus, but not very easy to access Kyoto station as you need 2 trains or a bus; a taxi is better abt ¥1200. The hotel is near a mad covered shopping arcade area which is nice to browse in the early evening. The rooms are small but comfortable . Some staff had limited English and the concierge was often snowed-under or not around. We were left to lug 5 big bags to our rooms. I'd be hesitant to book here again

Room Tip: If you want a double bed not 2 singles be specific!

As other reviewers have said, this was the best hotel we stayed in while in Japan. the room was a reasonable size, the windows opened, and the breakfast, while not cheap, was excellent, and very relaxed - we lingered for ages. The staff were very helpful and very friendly. Highly recommended.

Loved this hotel!!!! Have stayed at many hotels across Japan from 2 star to 5 star and absolutely love this hotel. The location is AMAZING! Wouldn't stay anywhere else. The staff were great, the room was good and the price was good. Would definitely recommend and definitely come back here!

Kyoto was our second stop while exploring Japan.

We were in awe of the modern and clean architecture of the hotel.
The room was small (did not bother us-family with a 4 year old) but tastefully decorated, the toilet was spotless.

We were given 2 twin beds that were pushed together but it was nevertheless very comfortable.

We liked that there was fresh pajamas laid out for us daily when we got back from a day of exploring the city.

We loved our breakfast at Starbucks overlooking the river.

The check in was fast and they provided my little girl with bedroom slippers upon check in.

There is a great sushi place that we would recommend, turn right when u exit the hotel and cross the street, it is next to the tour agency. They serve fresh and reasonably priced sushi.

The nearest train station was about 7-10 mins walk.

Overall this was the best hotel that we stayed in while in Japan.

The location of the hotel is perfect - everything is at hand - shopping area, bus stops, metro station,some restaurants and bars. There is a fitness centre there but I don't think it is so important because there is so much to see in Kyoto that it seems a litlle strange to spend the time iplaying sports there. Sleeping facilities are very good and the windows OPENS! The staff is very friendly and helpfull. They are really good.

Room Tip: Book a non-smoking room in advence, they are not many of them in the hotel

The best thing about this hotel is the location along Sanjo-dori (third street) and practically next to the Kamo river, surrounded by many eateries and shops, and within walking distance of several attractions including Gion district, Nishiki market and Pontocho lane next to the river where you can find many restaurants. It is however a fair 12-15 minute walk to the nearest north-south subway line station. The only better hotel locations I can think of in Kyoto (having been there several times) is along Shijo-dori (4th street) between the Shijo subway station/Hankyu-Karasuma railway station intersection and the Kamo River; or a hotel within walking distance of the Kyoto central station for the trains to Nara, Osaka, Arashiyama and Kansai airport. I was there during peak autumn and the scenery was breathtaking, even better than during the cherry blossom period.

The hotel looks new, with an impressive lobby and bar area. I had a small double room which is good enough for a single person, very clean and comfortable, with air purifier but no view. It's very quiet even though it's on the second floor and next to the lift. No mineral water is provided in the room. For the price I paid, it was very good value for a 4-star hotel.
