The hotel: quiet rooms, comfortable beds, sliding panel (rather than curtain) keeps the room dark in the morning, and a humidifier/air purifier with adjustable settings (nice touch). All the basic amenities -- coffee, tea, toiletries, hairdryer, slippers, pajamas. LAN internet connection is good, but bring a long cord if you like to work/surf in bed.
The neighborhood: you are right in the middle of the Teramachi covered shops arcade -- restaurants, coffee-shops, clothing shops, souvenirs, convenience stores, a small grocery store, arcades, and a movie theater, all within a hundred meters or so. Very close to bus lines and taxis.
I have not stayed in this area of Kyoto before, but would stay here again. I especially recommend it if you have teens, as they can venture out for fun without straying too far.
I am only marking sleep quality as a 3 because we weren't able to control the temperature of the room, and it was too hot for our taste.
