“nice location, neat and modern”

Hotel located one or two bus stops away from the busiest area of kyoto. the nearest bus stop is just 2 mins walk from the hotel and you can reach most of the places by those buses. There is a Family mart convenience store and two supermarkets near by. Free Japanese bath pool and massage chairs are available (Tidy and Clean). The room is new, modern and quiet, beds are comfy. I stayed in a twin beds room, the room is not big, but still ok.

Despite a decent location and nice interior I would never set a foot in this hotel and strongly advice the same to you. My friend and I booked 7 nights in this hotel, nonsmoking, twin-bed room.
At arrival we were told that we only "requested" a nonsmoking room and that there is no guarantee to get a nonsmoking room -> even though we chose this option at booking.com and also quoted this in the comments section. They later changed their mind saying we even booked a smoking room in the first place. To make a long story short we were given only two options:
smoking room in the booked category or nonsmoking in a smaller room/lower category, same price of course w/o no discount. 2 hours debating did not help to negotiate if we can switch to a nonsmoking twin bed room or even get a free breakfast as courtesy. Their treatment was outrageous and completely disrespectful. You do not want to be treated this way, be sure there are enough hotels nearby w/ customer service that do know to treat / respect you, so keep away from Mitsui Garden hotel, seriously. We canceled our room the same day and found a new hotel, as good as this one, within 15-20min, same price!

First the hotel is very easy to find if, from Kyoto Station you take bus number 50. The hotel is located 10-15 minutes by bus from the station (5or 6 stops).
Our room was with a large space for japanese hotel room with a kingsized bed (2.4m)... Incredible.
The hotel is quiet near to the main activity points for tourism with a lot of bus stations at 200m from the hotel.
The breakfast will have to be improved the choice of food is difficult for european people.
Also the room where breakfast is served seems to be a canteen with large tables, uncomfortable seats and oilcloth on tables.
Nevertheless we have been satisfied during the 3 night we spent there

At first, we tried to book a hotel near Kyoto Station. None was available within our price range but in the end we were very happy with Mitsui Garden Hotel as our base to explore Kyoto and Kansai region. Below are some of what we experienced while staying at the hotel.

Location was good. It's not too far from Kyoto station (2 subway stops plus 5-10 minutes walk). Since we had luggage, we took taxi which costed us a little over 1,000 yen (so it's not too bad). The hotel was only steps from Shijo Street where you can take buses to a lot of attractions in Kyoto (including the train station). There are lot of buses serving this portion of Shijo Street so most likely you don't need to make bus connection which can be confusing for 1st time visitor. No attractions within easy walking distance though.

Room was small but bed was very comfortable. The brochure in the room had more information on the bed (I couldn't remember the detail) but it's certainly more comfortable than beds in most hotels I had stayed in.

Wire internet was available from our room and they had wire available in the room.

There was a brochure of adult movies so be careful if you stay there with young children.

There was a public bathroom which seemed to be popular but I didn't use it so I couldn't comment on it in detail.

There are a few restaurants within walking distance from the hotel, so you have a few dining options. A convenience store (Family Mart) is also next to the hotel.

Staff we talked to couldn't speak much English but they were nice and friendly.

Overall, I found Mitsui Garden Hotel a good base to explore Kyoto because it's not too far from Kyoto Station and traveling to major attractions is easy by bus from the hotel.

Money saving tip: If you stay here, most likely you will be using buses and not much of subway, so buy a bus pass (just for the bus--day pass was 500 yen when we were there in April 2013). Don't buy the pass that covers both subway and bus. We made this mistake--it would have been cheaper for us to buy bus pass and pay separately for a couple times that we used subway.

Poor customer service. Unmotivated staff, and even worse, during our stay here we were confronted with remarks from the staff that were of discriminative and sexistic nature.
Despite the fact that the hotel is situated in a decent location I would never want to stay at this hotel again. There are plenty of other hotels in this area where they DO provide nice customer service and where the staff actually will try its best to make you feel welcome.

Very well located, rooms are big on Japanese standards, nice and clean Onsen. Very helpful staff with great restaurant recommendations.
The price was very competitive.
Calm and relaxing atmosphere.
The breakfast room can get a little crowded but the food was fine.
Bus stops and subway very close.
Nice business hotel experience with a budget price.
Will definitely stay again.

This hotel is very well located to explore Kyoto. The staff are really helpful and the breakfast was varied and good quality.
The room we had was a smoking twin as the non smoking rooms had all gone - this was disappointing and meant the room didn't feel as fresh as we would have liked.
The room size was good and there was a decent wardrobe space - unusual in Japanese hotels.
The provision of public baths in the hotel is also a bonus and an experience well worth trying.
Nearby the hotel there are some lovely little deli's and markets and there is a nice place to eat opposite called Hamburg Labo - Japanese fusion burger restaurant.
Kyoto is easy to get around with local buses running regularly and a day pass is great value.
We would stay at this hotel again as long as we could secure a non smoking room.
