For P1,550 a night, the room is tiny, but clean. And it is in Makati City where all living spaces are expensive.

The pillows were fluffy, as compared to some budget hotels, it is nice. The hot water is negligible but passable. Sometimes there are noises outside. The ambiance is more of a small condominium rather than a hotel. There are noises outside because of the wooden door and voices can be heard. You can buy food outside because there is a refrigerator,

The TV is flat screen and big and there were many channels. The staff are accommodating although there is additional P50 for sending food to the room? There are really no services to speak of in the first place. Anyway, I really went there to sleep anyway so it was no problem with me.

For the rate they gave, it is not a steal but extremely budget-friendly. If you don't require a big room then this is okay. However, space is really restraining.

Room Tip: I think the rooms in the first floor is tinier than the rest. There are no elevators, but I prefer...

hoteldurban, General Manager at Hotel Durban, responded to this reviewResponded September 8, 2012

We’d like to thank Dominic C for choosing Hotel Durban during his visit to Manila. We are happy that he had a generally pleasant stay with us.

The reviewer took one of our Premium rooms, which are an average of 20 sq. meters. Some Premium rooms, however, may be slightly smaller or larger, depending on the location, and guests are always free to ask the Front Desk to see our other offerings at check-in or transfer to another room if they are not satisfied for whatever reason. Guests looking for more space choose our Suites, which are at least 25 sq. meters and come with a sofa for only PHP 250.00 (USD 6.00) more per day. We are known for providing the best value in the neighborhood.

We are not a condominium in any way: our rooms do not have kitchens, and city fire codes forbid cooking in the guest rooms. Moreover, while guests may stay as long as they wish, we do not offer discounts for long-term visits. Our café provides room service for a small additional fee – as is customary at most hotels. Furthermore, we do not provide in-room spa/massage services or have a bar on-site. We are a family- and business-friendly budget hotel and gear our services to match.

While the reviewer stated “there are really no services to speak of” at our hotel. However, since he made no requests during his stay, or specified in his review what was lacking, we are at a loss as to what we could have done to make his stay more fulfilling. Nevertheless, we are happy to report that by November we will be able to offer our guests the use of a fully outfitted Business Center, with computers and faxing/printing capabilities, as well as ultra high-speed broadband.

Most of our hot-water heaters can be directly adjusted by the user. Those in our newer rooms are pre-set at 100ºF (37ºC) but may vary depending upon the water flow-rate the user desires: the faster the flow, the lower the temperature. In our experience, we have found that, because of the Philippines's year-round warm climate, our guests generally prefer a shower that is refreshing and doesn’t run too hot.

We are glad Dominic C enjoyed our exceptional prices, the cleanliness of our rooms, and had a restful sleep. Hotel Durban remains the highest rated budget boutique hotel in the city, and we are known for maintaining the highest standards of cleanliness and being an unbeatable value. As always, we are proud of our small hotel, and we work hard to give our guests a pleasant and safe experience. Come stay with us on your next trip.

I booked this hotel on-line for 2 nights s I had business commitments in Makati area. I specifically requested for a room in the lower floor as I have a knee injury. Upon checking -in , they were assigning me to a room in the 4th floor as they say I only booked for an economy room. But they have no lift. Whattt?!! I complained and asked them why was I not informed ahead when they even emailed me twice to confirm my booking.Reception guy was cheeky and just said- " sorry mam, I was not the one who replied to your email but another colleague". No aplogies whatsoever. He just proceeded to offer me a room at the lower floor but for an additional fee in a take-it-or-leave-it manner. Sooo disappointing. Left with no choice, as I was lugging a a heay bag, I ended up getting the lower floor which was sooo economy, small room, no windows, inadequate lights, loud , uncontrollable aircon -- I ended up not getting a good sleep. Room was fairly clean tho. Breakfast for an additional fee was - forget it. Except for location and fairly clean room - this hotel is not making it in my bucket lists of recommendable hotels.

Room Tip: Remember - this hotel has no lift.

3  Thank Binx A

hoteldurban, General Manager at Hotel Durban, responded to this reviewResponded August 25, 2012

We are very sorry for Binx A’s recent experience at our hotel.

Like any good hotel, we try to fulfill all room requests. Generally, we ask guests to give us 24-hours to accommodate their inquiries; this is stated on our reservations web-page. Since the hotel is often fully committed, we need adequate time and opportunity to make adjustments and respond to e-mails; 24-hours is usually necessary to read and fulfill requests. The main reason we were unable to advise the reviewer that all our Economy rooms were located on our 4th floor was because she only made her request overnight, less than 12 hours before her arrival.

We try to read and respond to emails as soon as they arrive, but such instantaneous work is not always possible, and responding to requests with less than 24-hours notice is difficult. Upon reviewing all correspondence between the reviewer and our Front Desk, we concluded that the only opportunity our staff had to respond was when the reviewer checked-in just a few hours after the request was made. If a guest has an urgent request less than 24-hours before check-in, we suggest they call us directly rather than sending word online, so that we can do our utmost to fulfill the request.

Given the reviewer’s specific needs, we grant that our front desk could have offered her the Economy rate once she presented herself with her knee injury; unfortunately, this was not the case. We have addressed this situation in our ongoing staff training. We have reviewed CCTV footage of the desk clerk’s interaction with the guest and found that he received her and handled the situation politely, properly, and as-trained. However, we understand the reviewer’s frustration at this point. (We also acknowledge the reviewer’s irritation at our lack of an elevator. However, none of our guests ever carries their own luggage once they arrive at our doorstep, as our staff gladly does all the heavy lifting.)

The room the reviewer was ultimately given was one of our recently renovated Premium rooms, which costs PHP 200 (USD 4.70) more than the Economy room for which she was originally booked; it is, however, a little more spacious. As it is on the ground floor of the hotel, it is one of the few interior-facing rooms without a window to better insulate it from street-level and lobby noise. All our rooms have at least two lights: an overhead ceiling light and a desk lamp, each outfitted with warm, fluorescent lighting. There are a further two ceiling lights in the bathroom. All our lights have a minimum 60-watt incandescent rating each.

The room the reviewer took is outfitted with the latest remote-controlled, split-type inverter unit on the market, which provides effective, efficient, and quiet cooling. While the reviewer found the unit “uncontrollable,” she did not ask for assistance or report any problems with it during her stay so that we could make her more comfortable. We have since re-checked the room’s air-conditioning unit and found it to be operating and cooling properly.

The breakfast available at our café is a standard continental breakfast: an extra-large, fresh-baked, whole-wheat roll, imported butter, choice of local jams, and either a cup of coffee or pot of tea – all for PHP 100.00 (USD 2.35). For an additional PHP 50.00 (USD 1.17) we double our breakfast offerings. Eggs, cheese, fruit, salami, juice, hot chocolate, and yoghurt can be all purchased for a nominal extra charge – a soft-boiled egg is PHP 20.00 (USD 0.47), for example. (Some guests opt to upgrade their morning coffee to a cappuccino or latte for the same amount.) To help preserve freshness, our bread is delivered up to three times each day from a bakery around the corner. Everything is fresh and healthy; we do not serve fried foods. To eat any better for less money at a hotel in Makati’s central business district is, simply put, impossible.

While we regret the reviewer’s misgivings about our hotel, we are glad she enjoyed our exceptional location and the cleanliness of our rooms. She stayed for a total of two nights. Hotel Durban remains the highest rated budget boutique hotel in the city, and we are known for maintaining the highest standards of cleanliness and being an unbeatable value. We are proud of our small hotel, and we work hard to give our guests a pleasant and safe experience. Come stay with us on your next trip.

I'm spending a lot of time in Manila so trying to find a nice hotel at a good rate. This seemed like a good choice from the reviews. The rooms are basic but when not spending a lot of time there thats ok. The beds are comfortable and clean. The room comes with a fridge but no kettle and no mini bar. The bath room is small but functional with an electric shower. The room I had backs onto the City Garden Hotel and the wall with all the AC units on, hence there was a constant humming in the room which can be a bit of a distraction although not that loud. The staff are friendly and seem willing to help. Breakfast is not included but is available in their own small cafe at the front of the hotel for a small charge. The weather was extremely wet whilst there, so everything ended up damp and there is no way of drying anything. Even the room felt damp when getting up in the morning, not sure what can be done about this.

Would I stay again, probably not, The Howzatt in is only a few minutes away, whilst the rooms are slightly older the facilities seem better for less money.

hoteldurban, General Manager at Hotel Durban, responded to this reviewResponded August 11, 2012

We'd like to thank Industrial-gypsie for giving Hotel Durban a try during his latest stay in Manila.

Hotel Durban is, first and foremost, a budget hotel - the only hotel of that type in TripAdvisor's rankings of leading hotels in Manila and Makati. In this matter, it is useful to read Industrial-gypsie's specific Trip Advisor review of the Howzat Inn, to which he compares us. We are a very different hotel, catering to a very different market: we are not a pub-style inn, we do not have a sports bar, and we do not have bar-girls. We are an intimate hotel specifically geared for business travelers, tourists, families, single women, and locals alike looking for a respite from the spirited life of Makati. We offer spotless rooms in a modern atmosphere that is a small and quiet oasis in the middle of a bustling city. We are proactive in upgrading our facilities, keeping abreast of the hotel industry's latest developments, and packaging it as a value that is hard to beat.

When the reviewer was a guest at Hotel Durban, it was in the middle of the worst two weeks of rains and floods in Manila in 3 years. Damp hotel rooms were the least of the problems the city experienced during this time. All hotels were affected - all, that is, except our more luxurious and expensive counterparts, which make a point of air-conditioning their lobbies and hallways. While that may help keep interior humidity low, it directly affects rates. We always try to strike a balance between cost-efficiency and comfort: we make sure our windows are properly sealed with silicone and rubber gaskets, and our vigilant Housekeeping and Maintenance staff frequenty patrol the hotel's common areas for leaks and other damage that might admit water. Any problems are immediately addressed. During ordinary weather conditions, our air conditioners are more than capable of keeping the rooms cool and dehumidified.

Our beds are comfortable and clean, which is something that can easily be said of our rooms and hotel in general; we have a reputation for cleanliness, thanks to our exemplary Housekeeping and Maintenance staff. While all our rooms come with refrigerators, we do not provide expensive mini-bars. Filtered hot water is available for free at the lobby at all hours, and our cafe offers a well-edited selection of  beverages, including beer and wine, as well as a continental breakfast at a terrific bargain.

Our spotless bathrooms are small but designed for maximum efficiency. By the end of this year (2012), showers in all our guestrooms will be upgraded with rain-head, spa-style shower heads, and new tile and granite - we are a quarter of the way through as of writing. In the coming months, we will be upgrading all our rooms with wood floors as well, among the short-list of robust improvements we have in store. Our staff is always friendly and often go to great lengths to assist friends and guests.

While a few of our rooms do, indeed, face a neighboring hotel, our guests are always informed at check-in and are welcome to switch rooms if the distraction proves to be bothersome. That said, our noise-abatement program has targeted those few rooms directly affected by neighboring noise, so they will be quieter and more comfortable. (In fact, two of those rooms - both Business Suites - have recently been upgraded with better sound-proofing, modernized showers, lighting, and flooring.)

We are the highest rated budget boutique hotel in the city, and we are known for maintaining the highest standards of cleanliness and value. We are proud of our small hotel, and we work hard to give our guests a pleasant and safe experience. Come stay with us on your next trip.

This Hotel is in the heart of Makati right where the fun is and center stage to all that you want to see and do. Pesos: 1500/- which is just $:35/- is all the cost for a good night budget stay. The room is good for 2 and restaurants and bars are all just outside the doorstep. I would definitely recommend this hotel to anyone on a budget visiting Manila and want to be in the heart of where the action is. Email them at frontdesk@hoteldurban.net

We'd like to thank Iskoy for giving Hotel Durban a try during his last visit, and we are very pleased he enjoyed his stay.

We have a reputation of maintaining the highest standards of cleanliness, and constantly upgrade and refurbish our rooms and public areas so that they always feel fresh. (In fact, we just opened our café, so now guests can relax with a cappuccino or a glass of wine from our leafy terrace.) However, photos taken by travelers and posted here do not always show our hotel in its best light; in fact, some of them are as much as six-years old as of this writing, when our hotel was considerably more different. In the next few months, we will be upgrading our TripAdvisor listing, so we can post current photographs, as well as enable travelers to contact us directly from this excellent site. (We will, of course, continue to maintain our own website, which will also be getting a terrific upgrade in the next few months.)

In the meantime, we continue to be the highest rated budget boutique hotel in the city, known for maintaining the highest standards of cleanliness and value. We are proud of our small hotel, and we work hard to give our guests a pleasant, safe, and comfortable experience. We invite you to come stay with us on your next trip.
