“Very clean, comfortable and safe accomodation”

This hotel had everything what I do require from a good budget hotel. It was well mainained, newly built/refurbished with very efficient staff. We felt really safe there, rooms were really tidy, having comfortable beds, small LCD TV with DVD player (which is not an usual standard for this type of accomodation). I have really appreciated especially the tidiness of the bathroom that was in general very nice, with hot water power shower. I have also appreciated that the room was really quite as regards the noise outside the street (I guess it has double-glassed window) and from neighbooring rooms either (it was obvious that the management cares a lot about qietness ot the hotel itself in order to make the guest´s stay more relaxing.

Breakfast was also really great, we had enjoyed big variety of meals, and every one was prepared quickly and was really delicious, especially the omelette and the toasts.

Its position is very convenient. Take an taxi and you can be in 10 minutes at Makati, or in 15 minutes at Malate (Roxas blvd. or Intramuros). 200 metres walking distance, there is an Watsons shopping mall which has plenty of restaurants and the supermarket. The hotel itself is located in a quiet and street.

There is another one point, that is worth mentioning. The communication with the hotel staff during the booking was really easy and they were really helpful. I also appreciate the web design, and booking conditions that made booking through it veary easy.

There are only two negative points regarding this hotel. Although, it is centrally located, it is really hard for most taxidrivers to find it (I had to constantny use my own GPS to show them a way ;-). Second bad point is, that every one of us had really big problems to pay via our mastercard/visa cards. Hotel is probably equipped with some older card readers (or software) that could not have accepted our cards. So the hotel staff did not let us go to our rooms until we provided the payment (we were really exhaused and it took us maybe one hour to solve this). Unnecessarily suspicious personnel may appear offending to someone... Also, they did not registered the reservation of the third room, so we needed to wait even longer to solve this, till we reached our rooms... this is in opposition of what the management pretends that is taking care about - the relaxing stay of their guests!!!!

But if you asked me, whether I wouls stay here again, my answer would be definitely yes!!! I I would even not bother myself sonsidering other options!!!

Thanks for the very objective review. I did some checking with our staff about your credit cards not being able to be read and we cannot seem to recall any incident like this. It only happens when the card is over limit and this was not the case in your review.

Anyway, as far as taxis not knowing our address, we have only been open for under 2 years and so we do not have a steady reputation yet. Our other sister inn, Saint Illians Inn, is even “harder to find” although its only 100 steps away from Franchise one. This one has been around for 12 years so all cabbies usually know it. Sorry about that.

Everything else you mentioned is 100% accurate—We do indeed remind all guests at check in that quietness in halls and stairs is for everyone to enjoy a quiet sleep and yes, we did indeed put double glazing on all windows to block out city noise. Thanks that you do appreciate our efforts.

Our coffee shop is indeed all you say it is. The picture you took of the Quesedilla is actually one of our best selling items. It really is so nice that you took the time to post the pictures. All our staff looked at your pictures and recognize you as the kind, sweet and patient man! I think we were truly busy and the order was a bit long although you said it was prepared fast. Thank you!! You truly are a patient, understanding guest, what with your experience with the slow check in due to the card reading difficulty (truly though we cannot recall this.. but I will investigate further) See you again soon! We stayed at the hotel for one night on 10 Dec 2011. It was a very last minute decision to leave San Pablo city a day earlier to see Makati city before we catch our plane next afternoon.

We did not make prior reservation.The hotel was full booked when we reached there. The receptionist on duty was very helpful. She helped to call up another hotel down the street to check for availability, but unfortunately it was also fully booked. It was late in the evening, seeing that we do not know where to find another hotel of similar price range, the receptionist checked her reservation record again & asked that we wait for a while. She called up one of the guests who had made a reservation but have not yet turn up. Subsequently it was confirmed that the guest will not be coming & we were very lucky to takeover his room.

We get to book our breakfast at the reception the night before & the breakfast can be served in the room if we like. The hotel also give us a good discount on the room rate if we pay by cash.

Generally, we find the hotel staff to be friendly, well trained and efficient.

Location wise, it is a short distance away from the main business district and it is very near the "little tokyo" where many good Japanese restuarants are. Although the hotel does not have currency exchange service, it is not a problem as there are several money changers in that area.

The room is clean and there is even a DVD/CD player provided. The furnishing is simple but good enough for us. However, please note that the hotel does not have a lift, so expect to climb a few stairs to your room.

It will be even better if the hotel can provide the guests with a simple map marking the money changers, supermarkets, banks, malls etc. nearby the hotel.

This is the type of review that we love to have—you have given us a new suggestion which we most definitely will act upon.

you suggested that we provide a map of the immediate vicinity of our locale which shows where money changers are, where banks are located, restaurants, malls and other possible places that may be of use to guests.

We take this to mean, hospitals, drug stores, where to buy cell phones, where to reload prepaid cell phone sims, restaurants (what type and price range) as well as jeepney stops, metro rail stops, and even where to get massages and foot spas and barbershops.

This will definitely be a plus for all guest and you are very, very kind in helping us improve our service! Thank you for this.

For all your praises about all the other items—I will not comment further because they were all positive and so thank you for your positive feedback. We already know all these positives because we make sure these are in place and can always be expected of us. But we of course are happy you are well pleased with our hotel and we take great care in providing you with positive experience overall.

When we reached the place, we were warmly greeted by the staff and we felt very much welcome because of the very personalized touch that they made for us through the little but well thought-out details like personalizing our place mats and greeting our celebrators through the LCD display. Franchise One is a very welcoming, simply elegant and comfortable place. You can feel that the moment you step in.
The hotel also prepared a healthy and delicious dinner for us complete with two mouth-watering cakes: their signature blueberry cheesecake and custard cake. Again, the staff were attentive and friendly. They catered to all our requests graciously.
We also had very cozy rooms and we showered in clean and modern bathrooms and slept in comfy beds. For the price we paid, they were surely worth it! Their family rooms come with a mini fridge, cable TV, and DVD player. They also lend DVDs. Their rooms are definitely clean and devoid of any pest or other disturbances.
The next morning, we awoke to a sumptuous breakfast of our choice. The coffee shop even calls you to inform you that your breakfast is ready. Friendly people are again present to attend to your needs.
We also had the chance to peep into St. Illian's because we're considering it for our next bonding session.The place was equally charming. It has a rustic and homey feel to it. We are definitely considering it.
Our stay was simply wonderful. It was well worth what we paid for. We will definitely be back! I'm also recommending this to people who simply want to enjoy the company of friends in an unpretentious environment where you could talk, have fun, and have a good rest.

I find that your insistence on the customer's review as being untrue is definitely not the way to answer a complaint. though you thanked the reviewer for the positive comments, you also indirectly called him a liar. if all management responses were this way, what are the reviewers left to say? trip advisor thrives on the freedom given to the reviewers to air their complaints. this is a he-said, she-said matter. it is overall customer service. assuming that the reviewer lied about his reviews, a hotel manager to dismiss the complaint and call the complainant a liar will not do well for your business. it will drive them away, make others like me to be wary of ever setting foot. so you personally examined the place, that doesn't make the reviewer's complaint as untrue and baseless. it only calls that you improve your service/facilities in certain areas, because you will never see the place with the same eyes as the customer. feedback is the breakfast of champions, to dodge it would be unwise. as a customer support professional, your best answer would have been to just accept it, ensure that you will improve services and thank them for the business. also, the place does flood, every time it rains, the whole place floods. i live around that area (oriental garden), that's how i know.

Since Trip Advisor indeed an open forum, it is only befitting that all opinions be two sided. As with any personal experience, one’s own impressions are never 100% factual what with the richness of human experience and the infinite number of ways people may see the so-called facts. Each opinion is valid and the public is served by airing both sides.

That said; may I say that I too live on the penthouse of the property and have lived here for over 15 years. I have seen the flooding-- the worst of it to be sure-- in all my years living here and I already agreed that yes, it does flood. Moreover, I agreed that if the rain is a downpour it will be a problem getting around, not only here, but in practically all of the too-many-to-count low level areas of the metropolis.

Lastly, you give advice on how an owner should respond to a review—saying that we should just accept it and use it to improve our service. We have in fact acted upon many suggestions and complaints and have indeed made improvements when the complaints warrant it. But when one complains about the flooding of Makati City, then obviously, there is little we as owners can do to rectify the problem. It then becomes a matter of public opinion as to what someone can expect during the rainy months of August to October and what one can do about it—specifically—that it will flood if the rain is hard but not to the point that one cannot move around; that it is a minor inconvenience if the rain does pour. But if the rain is of a typhoon downpour, that is would be best to just wait indoors and not attempt to travel till the flood susides . It will not take more an two hours for it to subside if the flooding is bad. These statements are hardly any indirect affront to your interpretation of the facts of the matter.

Because of delayed flights, we only got to Franchise One hotel quite late. And could only spend a few hours there before we headed to the airport back again.

The location is a bit hard to find and there were a few calls between our taxi driver and the reception before we finally got there. The area the hotel is located in looked interesting and had many restaurants. Had we more time, we would've explored.

On checking in we had to wait for somebody to help with the bags but this took so long that at the end, we just decided to take our own luggage up the stairs rather than wait for help. The bellboy did arrive midway on the stairs, grabbing our luggage from us and showing us to our room, all the time engrossed in a mobile phone conversation. Brilliant multitasking.

The rooms looked just fine. And were comfortable enough for the price you pay. The bathroom was functional and clean. Overall though, the hotel has a spartan, disciplinarian vibe going for it with signs telling you to be quiet, entry buzzers etc. We didn't mind this as we had no intention of staying too long but it's not the most cheerful thing around.

We easily got a taxi outside the hotel and headed to the greenbelt mall for dinner which is quite close by. This convenience was a plus point for the hotel. Even when we checked out and left for the airport later that night, there were taxis available close by.

I would stay here again if it was just for a day or short period in between flights. I don't think I would stay here for longer.


To the combative manager who seems a tad paranoid in his responses to previous reviews - This is not a personal attack on you or your hotel, just an honest review of our stay. Good luck.

Your response is very objective and in every single way-- even your opinion that the owner may be paranoid! That's a first and thank you for your candid observation on this. Perhaps you too are right about this! Given the unfairness of reviews in the past, can we be blamed? So long as one does not expect 5-star amenities when paying the 1-star price, then I believe we would have absolutely no complaints.

Anyway, the room boy on the cell phone is not on a personal call. All our staff are issued company cell phones which are much, much better than the antiquated walkie-talkies which blast out the conversations and add more noise to the task at hand. So he was probably being called by the front desk telling him to hurry up and fetch your bags.
Since you arrived late at night, perhaps the room boy was upstairs seeing to his night time duties and had to be called.

On everything else-- the proximity to night life and entertainment, the Spartan vibe, the fair price, the adequate facilities and cleanliness-- all these points are indeed the hallmark of what and who we endeavor to be-- A non assuming, good value for money, fair get-what-you -pay -for and WYSIWYG kinda deal. Satisfied customers who do not feel ripped off is the secret of our success. In this, and with your good self, I think we have again hit the target.

I have stayed here for two different trips in 2011 and here is my review of the hotel, the good and the bad........I will most likely stay here again as the good outweighs the bad.



The good----Great price, great overall service, clean rooms, close to shopping center and many food establishments, safe location, you get a big discount if you pay in cash.....

The bad----Food orders are slowly prepared and even if you go down to the cafe, it is hard to get service unless you hunt the attendent down.....

4 out of 7 nights my different rooms had roaches but never more than three sited at one time and usually one one spotted per time.......

The street in front of hotel does flood REALLY bad when it rains and you cannot get around walking around it as the very narrow sidewalk is only about 4 inches above the street level. In order to get around the flooded street u must flag down a taxi and off you go......

Bathroom walls have several open holes from moving of different plumbing lines for sink and toilet. I believe the roaches find their way in through these holes but not sure.......

Must go down to the lobby and get a password an id to use internet in the cafe only. If you would like wifi in your room you must pay about $6 extra per day.....

Windows to view outside are fogged over with a film and would make such a difference if someone would wipe them down from the outside.....


This is a great hotel to stay at if you are on a budget and need a safe, friendly hotel. There are two other hotels in this chain(Makati International Inn and St. Illian's) I strongly recommend makati International as the best of the three hotels and the price is the same too.

Room Tip: Ask for a room facing the main street not the back street for better view of outside life and moveme...

First of all thank you for saying the you would stay with us again because the good outweighs the bad regarding our hotel.

Let me address the Bad items you mentioned per item since the good should be and can be expected of us on a consistent basis.

1) You said that our Food orders are slowly prepared and even if you go down to the cafe, it is hard to get service unless you hunt the attendant down.

Response: Our food is made from scratch. Even our bread, our pasta like spaghetti is all home made, baked in our kitchen. Our cooking oil is virgin olive oil which is the most expensive and best, for example. Our cooks stringently follow a set recipe and complaints about our food quality is nil. I see you are not complaining about the quality which is good, but only the slowness of service. I trust this explains it.

On the attendant not being around, this is not true. If you call from you room, we will answer and serve. If you come down to the coffee shop area, the kitchen partition has glass windows so you simply have to wave to get her or his attention. She may have been delivering food at the time and a short wait would have sufficed for her to return to her station.

2) You said that our Bathroom walls have several open holes from moving of different plumbing lines for sink and toilet. I believe the roaches find their way in through these holes but not sure....... 4 out of 7 nights my different rooms had roaches but never more than three sited at one time and usually one one spotted per time.

Response: I have personally inspected the bathrooms to confirm your complaint about holes in the alls and this simply is not true in any case. If there are roaches, let me state for the record, we spray the inns twice a week for mosquitos and roaches. However, please note we are after all, in the tropics and if these hardy insects are impossible to eradicate—not just in our hotel; but in any other in the tropics.


3) You said that the street in front of hotel does flood REALLY bad when it rains and you cannot get around walking around it as the very narrow sidewalk is only about 4 inches above the street level. In order to get around the flooded street u must flag down a taxi and off you go.

Response: You make it sound as though this is a HUGE problem… rainy season is end of July to mid September in the Philippines. It we have a downpour then it may flood not only on our street, but in practically 60% of the whole metropolis. So it’s a blessing in disguise—an early warning sign if you will, to simply stay indoors for the meantime, an hour or two, since all of the metropolis will be difficult to get around in as well. You would be spared of the difficulty by simply waiting a few hours in the comfort of the hotel.

Then too, I have noted it will flood a grand total of not more than 5 times in the whole year. The highest it has ever flooded on our street was during typhoon Ondoy—a once in a 10 year occurrence. Please note, it usually gets a foot flood and by an hours time after the heavy deluge ends, the flood clears. So its not a major hassle, merely a minor inconvenience and as I said, perhaps at most 5 to 6 times in the whole year.

4) You said that Must go down to the lobby and get a password an id to use internet in the cafe only. If you would like wifi in your room you must pay about $6 extra per day.

Response: Yes, this is true, we hard line connect you in your room for maximum speed so you pay P200 or $5.00 per 24 hours (a good two day cycle if you start on night and end the second nights use within the 24 hours period) so it’s a reasonable charge for the privacy of surfing in your room.

In the coffee shop, the WIFI is free.

5) Finally you said that our Windows to view outside are fogged over with a film and would make such a difference if someone would wipe them down from the outside.


Response: Our windows are all double glazed so as to defeat city noise and give you a good nights sleep. The moisture you speak of and streaking caused by that are sadly INSIDE the double layer of glass. Therefore, we would have to open up the second panel to reach this. Yes it is true, it does not look clean as a whistle since we only open up the glass once a year to access. It is a major item to open to clean and we trade off the quiet nights sleep for the guest over the view outside which is a non-descript city street. If it were a white sand beach view, then this would require daily cleaning yes?

In closing, I again refer to your original positive statement about us—and let me state that for our class, category and price range— I challenge you to find another hotel that can consistently deliver the product promise for the price we offer—in Makati Business District. My family and I stayed here for a little under 2 weeks for vacation from the States during the rainy season. This hotel is cheap for its value! The room we stayed in was very clean, and the shower had hot water with great water pressure. Something that may be of issue to some though is that some of the rooms have a very strong ammonia smell due to their rigorous cleaning. I've been to hotels with similar prices and ratings but none compare to Franchise One in terms of cleanliness.

Now, you've heard all the pros that I and several other posters have stated. People searching for reviews tend to look at the negative comments so let me talk about the very few and minor gripes I had about the hotel:

The internet. Their "broadband" is pretty slow. They also have this stupid system where you have to ask for a new log-in and password for every hour of wireless internet you want to use (you can also access the internet in your room but there's a fee). Why not just have a dedicated log-in and password for everybody at the hotel? If you're worried about security issues, change it every week. This will remove such inconvenience.

The soap-dish. They have these soap dishes in the bathroom that is structured with metal bars, and their handsoap is tiny so as a result the soap is constantly falling out if you don't take the needless effort to position the soap correctly.

The food is ehhh, but is really cheap. You're paying what you get for. However, they take FOREVER to make you food. There were various days where it would only be 3 of us in the dining area and they would take half an hour to make the food. It's really not that hard to make scrambled eggs and toast.

The location. I'm not talking about where the hotel is located geographically, it's actually in the middle of everything in so is a perfect place to stay if you plan on going places! I'm talking about the street it's on. We stayed here during the rainy season and if it rains hard and it starts flooding, best believe that you will be stranded here until the flood goes away. This has happened two nights to us during our 2 week stay. So if you're here during the on-season, please disregard this issue.

But besides those minor issues which are easily fixed, this hotel is PERFECT if all you need is a clean and quiet hotel to sleep in! I am definitely staying here again when I come back to visit the Philippines!

Tip: If you rely on taxi's on transportation, bring one of the brochures at the front desk with you. It has a map on it. Some taxis, whether they actually know where the hotel is located or not, will get lost trying to get here. Bring a brochure map and you should be good.

Many thanks for your glowing praise for our inn. We would agree with you on almost all your comments—yes, we do keep the entire inn clean and bright; the rooms, halls and lobby coffee shop are indeed sparkling.

The internet password is required because of the high population density of our area. Right across us is a 75 room apartment that can easily pick up our wifi signal. All one needs to do is pay for a cup of coffee to pirate our password and thereby deteriorate further our internet signal reserved for in-house guests. So admittedly it’s a trivial thing to just ask for another FREE password when you want it.

Internet it the rooms are hard-wired and faster. The password for the rooms are like a prepaid card. They expire after 24 hours since you pay US$4 for 24 hours unlimited.

We have recently upgraded our internet provider and we believe on your next stay with us you will see how much faster it is now.

The wire soap dish is corrected now—there is a rubber mat on top of it to prevent soap from slipping through. Thank you for alerting us to this detail.

Perhaps you could be more specific on the food item you found not to your liking. It could be that it is your taste that differs from the rest. Our menu items are ALL prepared strictly from a recipe book. All our cooks are strictly instructed to prepare each order following the recipe and I personally have seen this book tattered and worn and in need of replacement every month or so due to the overuse by cooks and staff. So if there is a menu item you found distasteful, please email me directly and let me know which it was. Otherwise, its merely a matter of personal taste and a case of you can't please everyone.

On the slowness of food service, firstly, please know all items are prepared from scratch, down to our pasta for spaghetti which is also made in-house, for example. Then too, if you see only 3 tables occupied in our coffee shop, please remember that there are 25 more rooms that are probably having breakfast in bed—we may be fully stretched for the morning breakfast service. We have an Advance Order Slip whereby you can order your breakfast as early as the night before and specify what time and where you want the food served. Try using this on your next visit.

Admittedly, hard downpours will flood our street. Good to know that rains start July and end September. So it may flood 5 to 6 times in a year. But, the flood is not more than 7 inches deep so you’re never really stranded…. Cars and taxis still can access the street and, what’s more, as you yourself said, just wait an hour for the water to recede. If its flooded here, its possibly flooded elsewhere and you can expect the same of the rest of the metropolis.
