Stayed at this place back in 2015 (solo) and again Aug 2019 (with thee little ones). The rooms are basic but clean. We arrived at 4pm and only one of the two rooms we had booked was ready for occupancy - no biggy so went out for dinner. We ended up with two rooms at the front of the hotel, they are HOT! The sun shines through the glass windows all day, both rooms had below par aircon but one was simply useless. We raised the issue with the front desk and to be fair they got it sorted while we went for dinner on the 2nd night (basically left the aircon running while we were out). Although we had paid for breakfast we elected to go into town so cannot comment on beakfast, the breakfast room was busy, busy when we were heading out. The reception staff were helpful and printed our boarding passes out for 1 MYR per page. The location is excellent, a short walk from Gaya Street and food/drink. We had a 3,30am departure from the hotel so elected to book a proper Taxi rather than gamble on a GRAB being available (taxi was 3 times the price of a GRAB). We had used GRAB for our entire 3 week trip so didnt feel too bad (strongly recommend GRAB for Sabah)....although at 3.30am I checked the GRAB drivers available and it would not have been a problem to get a GRAB, plenty of cars available. I think the hotel offers value for money and would say again but not in those road facing rooms, just too hot in a small room with kids and medicore aircon.

Room tip: Avoid the road facing rooms - sun shines in al day and makes them very hot. Difficult to cool.

Hotel is nice and clean. Breakfast was good. Staff was nice. Good value for money.

Hotel is close to many restaurants, and in walking distance to Signal hill and Jesselton point (ferry/boat). Nice cafes like Nook and October is very close (and worth a visit). Taxi and bus is right outside the hotel.

One day we left early to go for an activity, and staff prepared a packed breakfast for us as we left before serving started.

The only negative is that the noise from the street and the mosque gets very loud inside the room. We stayed in 8th floor, corner room with windows. One window was broken, so it was alway a bit open. This made noises from outside very loud all day/night.

We stayed for 2 nights upon arrival in Sabah and 1 night at the end of our tour. Friendly and helpful staff. Rooms clean and comfy. Breakfast ok - egg station is outside. Restaurant is rather on the small side for the size of the hotel and gets very busy - especially earlier on in the morning. We ate in the restaurant one evening and I have to say the food was very good and tasty which was a real pleasant surprise, so don’t dismiss the idea of eating there. It’s far more superior to the breakfast offered. Location good (although the first night we were there, there was some sort of festival going on which started at 5am and our room overlooked the park. It was so loud - nothing the hotel can do about it but after a hideously long flight it was rather a rude awakening!)

This is not a luxurious hotel, so don't have high expectation. However, the hotel is actually quite nice and attracted so many foreign tourists everyday. We stayed two nights in a triple bedroom (without window) which included free breakfast. The room was newly decorated and well-maintained and very clean. It came with full set of amenities, such as, toiletries, slippers, coffee making facilities, etc. The bed was comfortable and air conditioning system was cold and comfortable.

Breakfast served everyday in a very small and crowded dining area (given the number of guests staying there everyday). The choice was not plentiful, but enough to fill your stomach if you are not choosy. There were mostly Malaysian style breakfast with limited choice of bakery and bread. The taste was not the greatest, but I was OK with that.

The hotel is within walking distance to anywhere in the KK city centre. Next to it is the stop for mini buses to many places (including Kundasang) and bus services to KK airport. The hotel is quite pricey considering the standard in KK and a standard double room without window (with breakfast) will cost you over RM200 per night.

Stayed for 2 nights here with friends for holidays. GReat location, near to Atkinson clock tower, Australian place and signal hill viewing point. Walking distance to Kota Kinabalu waterfront too. Breakfast with multi choices.
