We found this place by accident after refusing to pay $200US per night for an extra night at the Eddesands Hotel (see my not very favourable comments for details) and were pleasantly surprised!! Such a great little place! Staff were unbelievably friendly - they drew maps for us and were very helpful with everything we needed. Rooms were large and very clean and comfortable. It is a fairly new sterile place (sort of like a motel) so if you are looking for a charming old-style Lebanese building then this is not for you, but it's a great place to stay if you are looking for simple, clean and good value accommodation. We were stunned when they told us the price (we paid $70US per night) compared to what we had paid elsewhere.
My tip - stay here for $70US per night and then if you are wanting resort facilities, then pay $20US for a day pass into the Eddesands Resort and get the use of the pools/private beach etc... - much better than paying $125-$200US per night to stay at the Eddesands Hotel which wasn't as nice as this hotel just so you can use the pools at the resort.
Location is about 3 minutes walk from the souk/downtown/restaurants area and about 5 minutes to the port, i.e. perfect.
