If you only want a good location for a good price, you can stay here. If you want more, go somewhere else. We've paid 10 USD.

I have never encountered such malicious staff in a hotel. As soon as you agree to stay there the two women who work there change their attitude from smiley and welcoming to insolent and aggressive. Everything was too much trouble for them. They also lost several items in the laundry but refused to accept this and then refused to return our passports which they had taken hostage as soon as we arrived. Don't spoil your trip to a lovely town by encountering such unpleasant people.

Room/pool were great. Only problem with this hotel is the staff. I tried to be friendly to them and blow it off but never have I met ruder and arrogant people who belittled you and then laughed about it as you walked away. The main receptionist is really mean and the guy that works there was nice at first then changed his attitude also. They tried to overcharge us for bottled water that we didn't even drink and we saw numerous times people who left distressed. The only bonus was the security man (Hum) as he was really lovely as were most of the other cleaning staff. At one time we asked for a glass of ice to which they replied 'There kitchen is closed, come back at 5'. We asked Hum and he was happy to help us out. If you can handle rude and arrogant people (usually I can) stay here, but if you want a stress free hassle holiday - try elsewhere. Also the restaurant food is absolute rubbish.

Although I had read the many negative reviews about this place (and even made a note to myself to NOT stay here in our guidebook) when our bus dropped us off infront and we were quoted $10/night for a double we decided to try it out for ourselves.

This will be our 4th night staying and so far I have nothing to complain about, except the slightly damp smell on our pillows. (which, being a budget traveler, I can definitely live with).

Nothing has been stolen that I'm aware of, our sheets and towels and garbage have been changed daily by smiling staff, and the front desk has been competently helpful and provided a map of the town for us and directions to the travel agency of our choice.

However! Staying there I have witnessed a couple of backpackers who have been rude TO THE STAFF and perhaps this was the case with some of the above negative reviews. Maybe not, but this is what I have witnessed. I think that almost anywhere you go, if you make an effort to be polite and undemanding you will be rewarded (ok, not always the case but it helps to start out that way!)

ps. the restaurant there sucks though. don't eat there. coffee is ok.

We stayed here for five nights - our air-conditioner broke down on the first night and we were moved in to an even dirtier room that smelled of urine - for a cheaper rate - then eventually the air-conditioner was fixed and we were allowed back in our original room - but when the time came to check out - they charged us the full rate.
The staff were rude, Our room was NOT cleaned once the entire time we were there, the beds were hard. Absolutely not value for money. It was also very noisey.

We have been travelling for 3 months so far so know what to expect for our money and this certainley wasn't it. The room looked and smelt fine when we got into it and agreed to stay there. Turns out it only smelt ok because the doors and windows had been left open to air the room while people looked round. After leaving the room and coming back (once the door and windows had been shut) the smell of damp was horrendous. We went down to reception to complain only to be laughed at and told the rooms were all like that so we would not be moved.
When we went to check out we noticed the room rates on the wall behind reception which said 150,000d not the 214,000d we had been charged, When we asked about this we were ignored. Do not stay here, the staff are extremely rude and the other reviews speak for themselves!

We stayed here for 4 nights as we seemed to get the only 'OK' room in the place, all of the rooms along the back face another building only centre meters away and are very damp to the point where all of your clothes smell. We saw person after person leave straight away when they had a smell of the room. One person said the room was damp but the owner threw open the window, well to the full 6 centre meters that it would open and said it would be ok, the person said it was still too musty so tried to leave only to find that the owner had moved their bags into the room and because of this tried to charge them a half day rate even though they had not used the room.

I don't remember a single member of staff on reception being anything other than outright rude, i've been in Vietnam for a while now so i know that in general the people are very friendly. They insisted on keeping ours and everyone elses passports up until checkout as they know full well that the bus leaves early in the morning then when you 'discover' an unreasonable charge on your bill you have no time to argue or you miss the bus and they won't return your passport until you pay.

The owners are absolute scammers who are out to screw every penny out of you. We spoke to other guests and the feeling was pretty universal. They say rooms start at $12 but when you complain at the damp they offer $10 still too much in my opinion. The only good thing is the pool with a small spa in the corner but even that was ruined when i was sat in it at 5PM reading when the owner walked past looked at me and then turned it off with no explanation. I have thought long and hard and can't think of anything that we had done to offend the owner or staff and judging by other comments on here the problem is not the customers.

I'd give this place a wide birth. Also you can walk almost anywhere in central Hoi An so when the open ticket bus drops you at their hotel of choice don't listen to the touts that just want to take you here it's probably the only way they can get customers to come as if they looked it up online they certailnly wouldn't.
