Budget rooms in Hoi An are limited. This place is well prices and very centrally located right next to the market and just a few minutes walk from the best eating places in town. The staff is very friendly and helpful. The rooms are decent but not great. One window was broken and there were some ants. They will kindly help you get or do anything you want. They helped us purchase a motorbike but it turned out that we paid WAY too much for them. Over 300 USD, when it should've been closer to 200. They also failed to tell me that it was a 50cc engine, hardly what I needed for a cross country trip through the mountains. I'd stay there again, but wouldn't make any purchases through them or their friends.

Worst hotel in Vietnam we had so far. Water dripping from the ceiling of the room, walls are very moist.
Room was not clean at all. Dead cockroach behind the fridge, fridge smelled like durian.. Water was not avaible for a whole morning. Bed was absolutely not clean!!!!! Wifi is not working well, and also there is no signal in the rooms. Also everything in the bathroom was leaking (sink, toilet, shower) and the whole bathroom floor was totally wet/dirty all the time.
Rental bike broke down after 1km. Staff not helpfull and not very happy either.

The only positive thing we can say was the location (in the middle of the old town) and the laundry service (fast and clean)

For the price I paid it was fine, but the problems were many... To start, I had to kick them out of my room because they couldn't fathom that I was going to any tailor other than the one run by their family. They continuously tried to sell me things like airport transport etc. I lost my kindle on a flight and my skype want working, so I asked to make a quick local call... 3000 dong a minute was the answer as the guy handed me his cell. I asked why I couldn't use the land line and he said, "theyre the same thing." Not sure when land lines and cells became synonymous, but I didn't want to flip out over a dollar or two - it's just really frustrating getting nickel and dimed to death over everything, and even moreso when they think theyre smarter than you (cell is same as landline, although he couldn't track minutes on landline without a stopwatch and he seemed too busy to occupy his time with that - just pockets the money). Unless youre a super budget traveler, take advantage of the cheap prices here and get a nice place. If you are a budget traveler, there is no social atmosphere if youre looking for a hostel substitute.

On arrival to this hotel we were upgraded to an Executive Villa, couldnt asked for better as the pool was just a few steps from our patio, we also had a great view of the river. Our room was good size Japanese style and very clean. We found staff very friendly and were happy to please. Breakfast was a bit limited but what was ok. Great location just by river and just over bridge was plenty of shopping in markets and some very great eating places. Would certainly stay here again.

We arrived in Hoi An at 5.30am and were greeted by the usual gaggle of people trying to sell us their hotels etc. Being so disorientated (and having just woken up) we went with the guy who told us about his friend's guest house, which we were assured had wi-fi (we wouldn't have stayed there if he was HONEST!).
Arrived and it was OK at first, staff were fairly friendly, but as soon as we arrived the same guy who took us there started hassling us about going to his mum's tailors (typical!). The room my boyfriend and I stayed in had dry damp all over the walls, and with the flooding we had in Hoi An whilst we were there, by the time we left the walls/ceiling were soaking wet, the ceiling was dripping, the floors were wet from where the water was dripping down, and we had almost an infestation of tiny ants - everywhere! The owners were quite pushy about booking bikes, tours etc, which is irritating (there's a difference between offering and just hassling!) And after the first two days of being hassled by the guy who was their friend, we made it clear we didn't want to go to the tailors and were busy doing other things (not rudely) and he proceeded to be rude to my friend. What really bugged me is that we were absolutely point blank lied to about wi-fi, as the hotel did not have ANY wi-fi whatsoever, let alone in the rooms! Worst place I've stayed in the 1.5 months i've been traveling.. and on the card they have the audacity to say they're 3 stars!! DON'T STAY HERE! YOU CAN FIND BETTER!
There is no 'fitness center' or 'spa', either... ?

Nothing too fancy here. Decent enough rooms with air-con and hot shower. Best part is the great location in the heart of old town. Price was a little higher than some ($15 for a triple) but was ok since it was so close to everything.
