This hotel cannot be better positioned for walking around the old town of Hoi An. It is all we could ask for - for the price. Sure you can stay at ritzy resorts and pay more if you want to wall yourself off from the locals. We prefer to meld into the culture and stay with the locals or home stays wherever possible. This is a small hotel with a load of character. Make sure you book the deluxe room with balcony. It costs a few dollars more but well worth it. Some of the rooms open out to a brick wall. We booked a rear (garden) facing room for more quiet since we heard the front facing rooms suffered from traffic noise. We didn't count on the hour long propaganda speeches through loudspeakers each afternoon - but hey - it's part of the character! The traffic noise from the front is not too bad either. In Vietnam you need to just accept the atmosphere. The rooftop pool was refreshing after a hot day out and very private. Basic but all you need. The staff are friendly and will bend over backwards to help. They didn't mind in the least if you picked your own tours/tailors etc. They had their recommendations but were not vindictive if you chose your own. We heard a lot about poor breakfasts. All I can say is that no where in SE Asia can they do Western breakfasts like back home and we travel all over SE Asia frequently. Go with the flow. You get cereals, coffee, toast, eggs anyway you like, and fresh fruits. What more do you want? Food in Hoi An is so cheap and fantastic. Why fill up on breakfast when out the door is some of the most fantastic food in the world. We couldn't cope with all the good food on offer. They do try their best.

I would return in a shot. Not a complaint. Internet is good and free. Our room was just perfect. Polished floors, big bathroom and cleaned daily. Air conditioning excellent. We stayed in room 24 on the first floor. No safe so locked our valuables in our suitcases. Heard a lot on Trip Adviser about hard beds. Yes they are hard - fantastic! Personal choice. I think travelers forget where they are sometimes. At least they were big, clean and don't have bed bugs like I've experienced in other places - so no complaints - we like hard beds.

Our only regret with our stay was not spending a day in Da Nang - it has much to offer.

We stayed on the top floor in a room facing the back with a nice view. Room was well maintained and the pool on the top of the hotel was very nice respite during the middle part of the day when the sun was fiercest. Service was excellent which we found to be the norm in Vietnam. Sadly this is not the case in the US. Hotel is located just a couple of blocks from Old Town. At $35 for a double, it is a real value.

the rooms were very nice. loved the engineered wood floor panel strips (felt like real wood). the mosquito nets were nice decorative additions. the staff were quite hospitable and helpful. the rooftop pool was refreshing (as we visited during the hot season). two of us found the bed to be a bit uncomfortable (not too hard, but just uncomfortable). great water pressure (for hot showers). basically... nothing wrong with the hotel per se, however this hotel is owned by the same parent company - rose travel service. and the transportation arrangements through rose travel service (for our transfer from hoi an to hue) was less than pleasant as the driver was probably the rudest we have experienced during our 5 weeks of travel. he did attempt to help a little bit but he never smiled or anything. although we saw him laughing and smiling while talking with someone else on his mobile phone. yet with us, it seemed that he resented our group. for whatever reason, especially that our group was not demanding or difficult. thus his attitude was uncalled for. and when he dropped us off in hue. he practically dumped our baggage out of the van, and rushed out without even a courteous "thank you" even though we tipped him $20 (for a ride that cost $75). do we want to return to this hotel (or any other hotel owned by rose travel service)? probably not.

This hotel has very friendly staff,well located,value for money & clean......the deluxe rooms at front are the best.....don't expect breakfast to be anything spectacular,for the money I would never complain though,the pool is lovely & clean.Hoian was a highlight of our trip !!!

Very nice hotel. Big rooms with modern bathrooms, free wi-fi, flat screen tv and computer.

Rooftop pool (I think the only one in Hoi An) was small but you would often have it to yourself and it was very welcome after a day walking, cycling etc.

Buffet breakfast was ok with a choice of bread, toast, cereal, eggs etc or Vietnamese dishes (the porridge was nice).

We stayed in 3 different rooms (we moved to one with a window and then decided to stay an extra night) and all 3 rooms were fantastic and would easily stay in the room without a window again.

The staff were all very friendly and the owner was lovely. They booked and collected our transfer and train tickets to Nha Trang for us.

The hotel cost more than our normal "backpacker" price but it was a nice hotel and enjoyed our time there!

This hotel is located slightly further away from the center of town but close to the tailors. Check-in was a breeze and we were shown to our deluxe room at the rear of the building almost immediately. The room was clean and comfortable, barring the funky smell from the alley behind (as long as you keep the window closed, it is fine).

The staff are friendly and helpful and always smiling. The rooftop pool was clean and very inviting, especially in the Hoi An heat. Breakfast is limited but sufficient. There are 4 floors and the walk up could be a challenge for some; you may wish to request a room on a lower floor.

The only con was that water leaked from the shower-stall out into the bathroom floor as there was a small gap at the bottom of the door.

This hotel is a short walk from everything great value for money and in a great location. The breakfast is enough and it has a pool. The rooms were great with computer and the bathroom newly refurbed is terrific would recommend
