Seda Apartments were better than most 3 star Apartments we have stayed at. Seperate bedroom. A shower which worked, no leaky doors or overflowing drains which we have had at much more expensive establishments, as with most sun powered hot water systems, the hot water could be a bit iffy, on the whole we got hot enough water most days but on occasions we had a 'tepid' shower. Situated on a quiet road just off a main road, however the Chickens wake up at 4:00am and can be a real pain. The first week it was REALLY HOT and windows just had to stay open, (You can pay a local charge for air con. which was not too bad although I cannot remember the exact charge) second week was more bearable so I was tending to close the windows if I got up in the night and this cured the chicken noise in the early morning. Bedlinen changed every day including Sundays, clean towels every day. For once the food and drink prices were priced to attract you to use the place. We like to get out and experience 'the bigger picture' so I must admit we did not eat there as much as we could have done. Pint of Effes lager was 5 Lira (£2) and a coffee 2.5 Lira English breakfast 6 Lira, although Tea and Coffee not included, so you could get a better deal down town but it's not going to break the bank if you don't want to walk too far. Billy and Antonio are very good hosts in the bar/cafeteria, always greeting you with a smile and larking about keeping people amused. The hotel would change your sterling to Lira at a very competative rate, usually slightly better than you will get at home so you are as well to bring a wad of sterling and change to Lira when you get there. Hotel safe is reasonable at £10 per week. Excellent pool with water slide, not a massive pool but quite adequate. Always enough sunbeds when we were there. The walk straight down to the seafront is a good 15 minutes, turn left and you have nearly half a mile of bars and resteraunts some of which double up as clubs later on, these all give you free sunbed use as long as you partake of a drink from them during your stay. I must say we were there for 2 weeks and did not pay for a single sunbed anywhere we went and the drinks were all at reasonable rates. A further 20 minute walk at you are at Bar street where there are some brilliant clubs, all free to enter but obviousley the drinks are much dearer. Taxi back in the early hours from Bar Street is 20 lira (£8)

Room Tip: The chickens wake earlier than we do !

just returned home from this remarkable place. First time in Marmaris although not my first time in Turkey. I can only agree with what everyone seems to be stating on Trip Advisor about this place. Arrived the small hours in the morning and Mutasha (worker) met us on our arrival, carried the suitcases up to the first floor. Lovely pool view room, plenty big for 4 people. As with all self catering apartments in Turkey, it was basic, but had everything you needed. Woke to brilliant sunshine and smiling faces. With the apartments being quite a small complex it mean't that we got to know most of the guests there. The apartments are close enough to marmaris to walk to (infact it was a lovely walk, about 10 mins), but far enough out not to be bothered by noise. The owners seemed to be there 24 hours a day and made everyone feel more than welcome. They do not tolerate any nonense or partying in the very small hours. The "manager" of the bar 'Billy', well what can I say, he's just brilliant, there's not enough room to write all that Id like to say about Billy, but every hotel could do with the likes of him. Antonio works alongside Billy, took us a bit of time to figure him out, but after the first few days we realised that he was great too, just has a different personality to Billy. The Chefs made the most wonderful English breakfast each morning, any food we had at the Seda was always delicious. The pool was big enough for the amount of guests staying in the apartments and the slide added a bit of extra excitement for the children. Plenty of sunloungers and brolleys to enoy the sun. A free pool table.... several supermarkets, restaurants and shops in the immediate area. The centre of Armutalan was about a 5 minute walk, but I preferred where I was staying. Never was I hassled to eat at the hotel, or spend any money on things I didnt require. I know a lot of other people used our facilites as they had such a horrendous experience where they were staying. Air conditioning was £50 for the 2 weeks, safety deposit box about 25 or £30 (cant remember)... you can alse hire a fan for a tenner a week as the air conditioning only cooled down the bedroom. It is suitable for people with walking difficulties as the area is all flat. Enjoyed eating at the Apex across the road from the hotel, food was delicious and the staff very accomodating. Make sure you ask advice from Billy what supermarket to buy from as there is one (closest to apartments) whose prices are very high. The trips we organised ourselves as we had heard quite bad reviews about ones organised by the barmen... We went on a boat trip, all inclusive £8.00... great day out, lunch included, I would however say that if money is not an option then the Mega Diana boat is the way to go, again all inclusive but great service and proper branded drinks, think its about £18.00 each and only so many allowed on the boat, enough sunbeds for everyone. The turkish bath was ok, again you get what you pay for. Think I paid £6.00, they did sting me however by 'forcing' me to get the mud bath and to buy a drink (my fault)! Jeep safari, great day out, again they have to make their money somewhere and charge over the odds for water, coke, etc during some of the stops. Wish I had've booked another boat trip, really enjoyed the stop in Turunc and would've like to have visited it again. Would love to go back and visit the Seda apartments again, couldn't imagine a better location or nicer staff anywhere else. Beware your luggage allowance both going and coming back. The check in people seemed to enjoy handing people out bills for being slightly overweight, they even weighed my hand luggage. Its worth paying the extra 5kg allowance as when you get out there you will just want to buy and buy. Dalaman airport is also a rip off, so bring food for the plane on your way home. Found that the drink on the plane was cheaper than duty free prices in turkey, but thats only if they had what you needed in stock! Branded alcohol is very expensive in Turkey so buy at your local airport and bring it out with you!

stayed here with the family, four adults and four kids, had a great time. arrived and was given rooms on the third floor, but asked to get moved and got rooms on the ground floor, due to the fact that my partner has bad legs.
antonio and billy were both brilliant, and allways put a lot of effort into keeping everyone happy.
the owners are also really friendly and helpful, the rooms are cleaned every day and the food was good.

met neil and nikki, and can absolutely confirm everything they say. a truly fantastic holiday,cannot give enough praise to all the staff, they were brilliant. but must mention that the walk to the beach is well worth it.

Arriving late at night we did wonder where we had booked in to as we were taken away from the main 'strip' into the quieter area of marmaris, however with the beach only a 15minute walk away we found that the hotel was in a very good place. The apartments were fantastic, very clean and well looked after and we had a cleaner in every day. We were on the top floor (room 401) and it was huge, the rooms on the lower floors (205) were smaller but still had enough space for what you need. The pool was again very clean and well looked after and even when the hotel was fully booked we didnt have to fight for a sunbed beside the pool (although as usual there were still those who got up stupidly early to put their towels out), the slide added something else to do instead of just floating on a lilo.
The family who run it were also lovely, as was Max (the dog).
The restaurant attached to the hotel was run by Billy and Antonio who were both very friendly and can near enough arrange anything for you, we arranged a full day boat trip with drinks and food included for £12 through Billy. The food was lovely, when we went there was a meal deal (similar to those in any of the restaurants around the hotel). However, if you want to try other places just go dont listen to Antonio who tells you anywhere else (including the Great Corner Steak House, number one on tripadvisor) is rubbish. We tried other places such as the Taj Mahal which just gave you some change.
The bazaar was a 45minute walk away but if you dont do it during the heat of the day (leave around 10) then it isnt too bad.
We will be going back in the future as we really enjoyed our stay.

first time in turkey and the staff at the seda were brilliant the room was spotless cleaned every day, we were made to feel welcome in every way. going back next year and going to stay in the seda apartments again. Billy and Antonio were so funny and entertaining they made our holiday the best ever. i recommend this apartments to anyone wishing a good time in turkey.. thanks to all at the SEDA love lorna&mark.xxxxx.

Room Tip: best rooma over look the pool.

The people in this hotel are amazing!! Billy and antonio are very friendly and are always willing to help no matter what, they keep you entertained all night with their great sense of humour! Hotel is cleaned daily and it is family run so everyone is very close and joins in! Owners are also very polite and kind and again are always willing to help and there is an adorable dog called max! Food is also amazing better than the majority of restaurants in marmaris and cheap too! deffo going back soon love this hotel,
