Although the hotel is in fact based in Kalamar Bay, which is a fair walk into Kalkan. Be prepared for lots of hills. We eventually found a few different modes of travel into Kalkan which were dolmus, walking and taxi. Lovely hotel and we had a fantastic view of the bay from our room. We stayed b & b and enjoyed the turkish breakfast every morning. Selchook (?) the manager was very attentive and very friendly. We were waiting for the dolmus one morning and the Hotel owner was going into Kalkan and gave us a lift which was a really nice touch. Our room was cleaned every morning. The pool area was fantastic, most mornings we had our very own private pool and plenty of sunbeds. Kalkan is a very calm, laid back place which I hope will not be spoilt if the numbers increase. Already looking to book for next year.

had a wonderful time here -service excellent -room quite spacious and very comfortable - with grand view. Pool area lovely and clean - comes highly recommended! Terrace bar very pleasant with superlative views across the sea- although away from main central area of Kalkan within easy reach of supermarkets and very serviceable restaurants , especially the Aqua and the Cafe Vita whose Wednesday Turkish evening was quite a ball and worth every penny.

The hotel is located in a quiet location in Kalkan, very good for a relaxation trip. The Terrace has a stunning view of the sea. The rooms are comfortable and the air condition works well. The staff are very friendly even if they speak little English. The sleepless Celsuk is the best English speaker in the hotel. He is always there ready to help the guests. The hotel is near the beach and is a bit far from the Town, but nothing that will affect your holiday. Just be aware that the beach is on the bottom of hill. It's easy go to it but it's a bit of a trek coming back. The breakfast is basic, but is enough to start your day. I would definitely go back to this hotel.
Cafe vita restaurant is a good place to eat and is located near the hotel. They other restaurants in the town center that are reasonably priced if you have a look around. Every Thursday, they have Kalkan Market near the town center. They sell good priced items if you haggle with the seller. If you rent a car, there are loads of archeological sites that are worth visiting. I would recommend visiting other beaches nearby as well like Patara Beach and Kaputas Beach.

Just returned from a two week stay at 3T in Kalkan. We had a very large bedroom with sea views, large sitting room area with sofa and armchair, a fridge and a tv with over 800 channels!!! Great if you're in to tv on holiday. The rooms was cleaned every day. Service was excellent and friendly. Nothing was too much trouble. Breakfast is served outside in the shade and was very pleasant. Beware if you like a good cup a coffe in the morning, you will be disappointed as there is only nescafe instant. The pool area is very clean and not at all busy. The roof terrace offers you great views over Kalamar Bay. If you wish to go to the town centre the best way is by taxi which in June/July 2013 cost 15 Turkish lira. You can walk to the centre but advisable in the heat. Kalkan is very hilly and 3T is also situated on a steep hill. For day trips I advise a trip to Patara beach and Kaputas beach. Both beaches are beautiful. Kaputas can be reached by about a hundred steps!!! Another tripo well worth doing is a day trip to the nearby town of Kas. You can take the dolus (mini bus) from the central bus terminal in town. Journey time 30 minutes. Price for a round trip 24 Lira. Kas is a beautiful town and a lot flater than Kalkan but has a more authentic feel to it. All in all, 3T is a very good hotel offering low prices and good quality. NB Transfer time from Dalaman Airport is approx. 1 hour 40 minutes by car.

I have stayed at this hotel several times and have found the staff very friendly and the accommodation excellent, the staff cannot do enough for you. It is a bit out of the way in Kalkan but the views from the hotel are superb. I now rent an apartment in Kalkan but still go back to the hotel to see the staff.

Stayed here in May half term break family of 4 with 2 teens 13 and 15 booked through Travel Republic. Had fairly spacious appartment with two bedrooms with separate air con controls. Seating area with two sofas and chair, decent fridge but very basic cooking facilities. Small balcony overlooking the pool with half decent sea view. The room as others have said was not boutique hotel standards but perfectly adequate and clean and was great value for money. Really quiet location, I am a very light sleeper and there was no noise at night. Perhaps if you were wanting to eat in the appt. during your stay the facilities would be a challenge for anything other than basic meal, we only used the kettle for making tea. The guest manager Selkuk (?) was lovely and very helpful and offered to order in a take away meal if we wanted it, I'm sure they would have been fine with eating it at their terraced dining area too !

Breakfast was basic but the usual Turkish fare, bread with jams/honey and melon, cheese, olives and yoghurt and a couple of hot options each day, omlette, borek or boiled egg and sausage, although perhaps after two weeks this might become repetitve.

Not sure how busy the complex was during our stay but the pool was mostly quiet which suited us perfectly, plenty of really comfy sun beds with lots of shade, the pool bar was not open but Selkuk always around reception area close by to serve drinks to the pool if we needed, no snacks available from the hotel but they didn't mind if you brought in your own water or food which is a bonus.

We ate in Cafe Vita and House both local restaurants that offered good value and nice food locally, which made a change from the more cosmopolitan and upmarket restaurants in the main town. Kalkan is about a 15 minute walk away and downhill most of the way but a definite taxi ride home, cost 15 TL (we walked one night and that was enough !)

We hired a car for a few days and visited Saklikent Gorge (fab but you do get very wet!) Tlos, Fethyie Market, Kayakoya (Ghost village with terribly sad history revolving around Greek/Turkish population exchange), Xanthos Lycian ruins and Patara beach and ruins, we tried Kalamar Beach club a 5 minute stroll down a very very steep hill but they offer a shuttle service back up to the hotel, facilities there included sea trampoline (the kids LOVED this), free pedalo and kayak to use for guests you just need to hire a sun bed and shade for the day around 10 TL pp. Also offered lots of watersports but very expensive so we didn't use. We also ate at the cafe at the beach club - OK food but great view and the coldest Efes of the whole week !!

All in all a great holiday and can highly recommend this excellent value for money appartment , we met lots of return visitors to the hotel which says it all really. If I had any negatives perhaps it would be the really hard pillows and slightly odd top sheet/bed cover which I found a bit scratchy, however we used the cushions from the sofa as pillows - the cleaners were obviously used to this as they covered these in a pillow case for us after the first night !! Also it was too hot anyway at night to need any bed covers.

Stayed August 2012 2 adults & 2 teenagers in a 2 bedroom self catering apartment for 2 weeks. While this wasn't an expensive apartment, we felt it was very tired inside, and in need of TLC. Broken tiles in the bathroom, noisy aircon (so loud we couldn't sleep with it on), very basic kitchen with a challenging lack of equipment. But probably the most irritating thing was there was no sea view, we were looking straight at the hotel part of the complex. So if you ate in you needed to accept a view of a 3 storey hotel and its car park outside your balcony. While the people were nice and the pool area good I wouldn't recommend the apartments, although the hotel may be better.
