a bit far at the south side of patong beach but just infront of the beach, good wifi, no elevator but ok, clean, spacious, decent breakfast, 32" LCD, friendly staff, near 711 and 10min walk to Bangla road night life area. motor bike can be rented infornt of the hotel, good value for money. would recommend and wouldnt mind staying here again.

An "OK" for 3-star and price, but could be much better.
Stayed here for 3 days during October 12. Think I'll try a different hotel next time, though they weren't bad.

Pros: Well, the price. Nice pool. Friendly staff. Right next to a 7-11 shop. Right next to the beach. Good free Wi-Fi. Rooms are nicely set up.

Cons: Construction! The building right next to the hotel is being built, so the construction noise begins at about 8am. I can't say it's deafening, but unpleasant. No elevator. Located a bit far from the center; about 17-20 minutes walk to the big mall, not 10 as advertised. The sink is rather weird, barely enough room to get your hands in the water..

Still, I've had a nice stay here - so I'm rating this hotel as "very good" and not "average".

Baan Boa Resort
We found Baan Boa Resort to be an excellent hotel, although on arrival(11pm Saturday) were greeted by a miserable boy who found it hard to smile.The room was flawless.(deluxe sea-view room) with a great mini-bar.Awesome view of Patong Beach, huge bed. The next day new staff, who were very friendly and helpful, contsantly smiling. The breakfast was truly magnificent, providing an excellent start to anybody's day. Also at front of hotel you could book any tour you wish to try, some booking places are limited.The hotel is 10 seconds from Patong Beach, where you can experience many things including, jet-ski, parasailing, wake boarding, all kinds of things for sale too.Also 10 minute walk from Hard Rock Cafe and all the hustling nightlife of Phuket, although the hotel is in a quiet area. Small pool which had rooms by the side. We decided to extend our stay and were greeted by the miserable boy again, who didn't want to help us and we had to do it the next day. He is the reason i gave service 4 out of 5. Will surely use this hotel again.

We had a fantastic stay!!
We found Baan Boa to be a great place for our weekend stay! Location was perfect because you were right across from the beach, and a 5-10 minute stroll to the busiest streets! Breakfast was good and we really enjoyed our evening meals at the little restaurant down by the pool!

I told my dad about this place and he usually stays down the street but he checked out Baan Boa and loved it too!

I'll definitely be staying here again!

Just perfect.
We stayed for 10 nights at baan boa, and we will come back. Staff was very helpfull and kind, service 10 out of 10. The hotel is not that big but its very cosy and a good atmosphere, the rooms are clean and big, only minus is the beds are quite hard to sleep on. Location is perfect 10 minutes walk from bangala street and jungceylon shopping center, the hotel is located at thw quite end of the beach, no diskos or bars and drunk people at all. We will be back at baan boa for sure.

Our Stay was Fine
Nice small hotel in Southern part of Patong Beach. Breakfast, room and pool were nice.he boy at the reception was not accommodating though.
