We chose Avantika hotel because it was small and cosy and because we would not be forced to take a compulsory New Year’s Eve dinner. Another priority was the sea view and a good balcony. The hotel looked great on the homepage and also received quite a few nice reviews on Tripadvisor. We booked a Grand Deluxe Room to have the sea view and also to have a balcony. The room was very pricey due to high season so even with a 30% prepay discount, the price came will above 6500 Baht per night (EUR 165).

We arrived around noon time and since the room was already paid for, we were taken to our room immediately. Were we disappointed!! There was a moldy smell in the room and everything looked battered and worn and the private balcony was very, very small – all space was taken up by a so-called “tatami” arrangement but that was indoor with windows that could only partially open. We went to the reception immediately to ask for an upgrade – we were prepared to pay of course. But the hotel was fully booked so we had to stay. Okay – we opened the doors to let some air through the room and assessed the damage. No possibility to sit 2 people on the balcony. Sea view – yes – partial – most view taken up by the trees.

The worst part thought was the cleaning – or lack of cleaning. There were black hairs in the bed, somebody had cut their nails on the floor in a nice little pile, the “tatami mats” were dirty, the floor in general was very dirty, black hair on the bathroom floor, something had been spilled under our bed and not cleaned, all furniture dusty. My goodness – we have seen many, many hotels but never this poor cleaning – not even in two star hotels. One might suggest that we should have contacted the hotel staff to have them clean the room but it would probably not have helped anything so we took the washcloth and the bathroom floor mat and used them to swipe everything over. After that, they were both black – we put them on the bathtub to dry and the next day, the cleaning had put the floor mat back on the floor. Dirty or not. We had to wash glasses and cups before using them as they were also dirty – after finding a cockroach in the drawer where cups and glasses were kept, it became even more necessary. Due to the smell, we kept our clothes in the suitcases all the time. When we came to bed on New Year’s eve, we also discovered that the duvet and pillows were wet – maybe they had washed and not dried them? That was what we chose to believe. We threw everything off the bed and slept under the sheet instead. One advice: If you want them to change your towels, throw them on the bathroom floor.

Grand Deluxe room means something else in our opinion.

What was not the hotel’s fault was that there was a concert on the water – electronic music pumping away all night with a sound level of many thousand watts so we did not sleep at all until it ended at 5 in the morning.

One positive thing was the breakfast where there was a small buffet with bread, cake and fruit. Eggs, bacon, sausage etc. was made to order and was really nice and fresh. The ambience in the restaurant was good and it was relaxing just to sit and watch the sea and enjoy the climate. There is a spa at the hotel but we did not try it as we had a suspicion that it might be cleaned by the same staff as cleaned the rooms.

We never felt well in the room and we felt cheated because the hotel was not what it looked like on their homepage. We felt sorry for the staff who must listen to a lot of complaints due to bad maintenance, poor cleaning and misleading marketing.

We asked for pricing for a transfer to the airport and they wanted twice the price of a normal taxi. We were leaving very early in the morning so we booked via the internet at Phuket Shuttle and it worked perfectly well. (Recommended for any transfer needs). Check out was quick and we will never come back.

Room tip: The top floor rooms have real balconies.

Nice boutique hotel on beach road, Great place to stay, far enough away from the noise of central Patong but close enough to walk to the restaurants and nightlife if you want.Very nice room with good sea view, breakfast was simple but nice. Visit a couple of other beaches nearby, Karon, Kata, the are all worth a look but Patong is the biggest with the most nightlife, shopping and restaurants.

we arrived late at night, 4 couples that reserved 4 rooms for 4 nights. what we recieved was not like we expected. the rooms smelled with mole, the floor was wet andcovered with a carpet that was soaked and they put a towel abovedthe carpet that by the mornning was soaked too.
the reception did not understand us and above all some of our group members were bitten by flees.
i, myself almost slided on the wet floor and only by miracle i did not break my leg.
when we decided to leave they wanted not only to charge us for the night we stayed but to add another night as penalty. not mentionning that the price was way above better places.
only after an urgument with the manager we ended up paying just for the night we stayed.
i would not recomend anyone to stay near this hotel

Great service from the hotel staff. Arrived at monday morning and the room is not ready. But the staff prepared a room for us to take a bath 1st. I also requested for flowers and cake for my wife birthday on the 3rd day. They charge me for the flowers but cake was given free by the hotel.

stayed for 7 nights.

Pros:
Large room

room with seaview is awesome

Patong beach is just a street across

Quiet ambience

Seven Eleven store nearby

Cons:

Located right at the extreme end of Patong Beach

Mosqitoes

Housekeeping did not do their job well. One of the day, my room was not clean properly although they had already done so. Another day, they did not replace toilet rolls.

The F&B staff cant speak simple English. As such, they are rather hesitant to take order during breakfast

Breakfast spread is limited. Room service ceases operation before 11 pm.

15 mins walk to heart of Patong ( Bangla rd). Its rather tiring after a day's of shopping at Bangla area and one has to walk back hotel.

Not ideal for Solo traveller especially for female as the road from hotel to the start of Patong shopping is abit dark.

The taxi operates on a fixed price. 200THB , regardless of the distance along the Patong Beach.

One of the day, the whole patong beach had power failure in the middle of the night. However, the guestrooms do not even have a torch light. Its really dangerous especially for children and elderly during emergency.

Room tip: Suggestion: it is highly recommened to bookj the seaview room otherwise it is really nothing fantastic about the property. As for the pool access room, one may experience more mosqitoes as bushes are planted just right outside the balcony which has a short direct access to pool.
